Spring Cottage has to be the ultimate luxurious holiday cottage! This fabulous detached home is the result of creative design and outstanding attention to detail to create a stylish and comfortable light and airy retreat, with high-ceilings and a sociable open plan living area. It's quietly tucked away off a no-through lane only minutes walk from the heart of the highly sought after Georgian village of Burnham Market . The owners have spared no expense and taken great care to ensure that guests have a fabulous stay, with a stunning modern kitchen, contemporary bath/shower rooms and tasteful contemporary coastal decor throughout. Spring Cottage has two beautifully presented bedrooms, each with their own bath/shower room. The lovely master king-size bedroom is on the first floor with a Juliet balcony, with an attractive twin room on the ground floor, making this a perfect place to stay for less able guests . The distance between the bedrooms may not be suitable for very young children. Guests may enjoy the privacy of a landscaped garden with lawn and terrace, with outside furniture and a barbecue, easily accessed via glazed doors from both the sitting room and the kitchen. There's no worry about parking either, with a long driveway leading to private parking space for two cars. North Norfolk's spectacular wide open sandy beaches are less than 10 minutes drive away.

Ground Floor
Immaculately presented throughout with underfloor heating and a wood-burning stove. Each of the rooms has thermostatic controls, making it warm and inviting throughout the year for guests, with an air source heat pump providing the heat.
Cleverly designed for open-plan living with the superb kitchen/breakfast room leading through to the light and airy sitting room.
Spring Cottage is suitable for less mobile guests as the ground floor accommodation is all on one level, with no internal steps, and an easy access shower room adjacent to bedroom 2. There is a slope up to the front door.
Kitchen/Breakfast room: stunning high ceilinged room with a contemporary well-equipped kitchen with integral appliances which include: dishwasher, washing machine, electric fan oven with induction hob, microwave, fridge and freezer. There is plenty of space to dine around the white dining table with six chairs and double glazed doors opening out to the terrace. There's an attractive console table, mirror and bench seat leading into....
Sitting Room: fabulous light and spacious room decorated in a contemporary coastal style with glazed doors opening out to the terrace. Guests may relax in comfort with two sofas, an armchair, Freeview digital Smart TV with DVD player, a wood-burning stove with a supply of logs provided.
Bedroom 2: beautifully presented room with a nautical decor. Contains full-size twin beds, bedside table and lamp, wardrobe with shelving, full-length mirror and dressing table with chair.
Shower room: superb contemporary fittings with a walk-in shower (no step up), hand basin, shaver point, heated towel rail and WC.
First Floor
The stairs are not steep and lead up from the sitting room.

Bedroom 1: beautifully appointed room with a Juliet balcony overlooking the garden. Tastefully furnished with a king-size bed, bedside tables and lamps, dressing table and chair, tall-boy, full-length mirror and a built-in wardrobe.
The bedding comprises of synthetic duvets and pillows although 2 feather pillows are available on request.
Bathroom: high quality contemporary bathroom containing a bath with shower mixer taps, separate shower enclosure, hand basin, WC and two heated towel rails.
Outside
Spring Cottage is quietly positioned off Cambers Lane down a long shingled driveway (shared with one property) with off-street parking for two cars. There is easy access with a slope to the entrance door.
The private rear garden has been landscaped with a lawn and terrace with outside furniture and a charcoal barbecue. It is a real sun trap, enjoying sun throughout the day. Whilst it is fenced, please note that there are no side gates so it does open onto the front driveway.
There is pedestrian access onto Beacon Hill Road, where it is only a few minutes walk to Burnham Market's village green.

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.
Visit
With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

Really quiet and secluded but only a 10 minute walk from the centre and with a garage at the end of the road with a good convenience store. Spring Cottage is a modern, contemporary, and comfortable cottage ideal for two couples or a family. A great location from the centre of Burnham Market (10 minutes walk) but situated in a private/ quiet close away from any traffic noise. It is a warm and welcoming property that is perfect for autumn/winter stays.The property was exceptionally well-fitted regarding appliances/ furniture and general decor. The bedrooms were spacious with two en suites containing showers and high-standard fittings. The overall layout of the cottage is open-plan but benefits from underfloor heating throughout. The property was warm and welcoming during our autumn stay with personal touches including a hamper on arrival. Excellent holiday rental. Great value. Would highly recommend Spring Cottage.
Spring Cottage was fantastic, beautifully clean and had everything that we needed. It was decorated and finished to a high standard with a good sized garden and plenty of parking. We would definitely go back. Having absolutely nothing to complain about and also the location. We were in Norfolk for a wedding and this was perfect. Exceeded our expectations.

Beautiful cottage, so well equipped. Home from home. Could not ask for better. We enjoyed Diva Opera at Holkham Hall. 2 fabulous performances, Dinner at twenty 9, Sandringham Flower Show, Beach walks galore Sun shine all week!
I think this was our sixth stay in this cottage. It’s a comfortable and clean cottage. Well maintained with the plus of a secluded garden and located close to the centre of Burnham Market. The weather, the best we’ve experienced over our six visits. Eating at Socius was also worth a mention. So good that we have no intention of looking for anywhere else to stay when in North Norfolk.

Simply the best self catering cottage we have stayed in, and we have stayed there many times.
Lovely house, a few minutes walk into the village. There is a general store just round the corner. The house was finished to a very high standard. The bedding was nice and the beds very comfortable. It had two nice bathrooms and everything was cleaned to an extremely high standard. What’s not to like? I can see why some visitors have returned two or three times. Oh and a very generous welcome pack. Hope to return.

We have just returned from a week at Spring Cottage, Burnham Market. It’s a really nice property and has been decorated and furnished to a very high standard, the owners have made it very homely and has everything you could want for a perfect holiday.Taking a boat across to Scolt Head Island from Burnham Overy Staithe for a couple of hours. It really is a beautiful place to visit! We love Spring Cottage and would like to thank the owners for being so accommodating in allowing us to go into the property early!

This house was probably the very best we have stayed in, we have stayed in quite a few, over the years!
Spring Cottage was perfect for taking my 95 year old mother away. The downstairs bedroom and bathroom made it accessible for her. The location was great - within a few minutes’ walk of Burnham Market centre. The house was very comfortable and warm and well equipped.
For marks out of ten we score the cottage eleven. It’s is just such an ideal location with a vast choice of places to walk,eat and drink,and visit.The highlights have to be the views,sunsets and the natural environments.

4th visit! Spring Cottage is home from home and is immaculate and welcoming as always. The cottage is so comfortable and well equipped with everything you need. Outstanding meals at Socius and The White Horse once again. The owner always leaves a welcoming card and a lovely basket of treats which is appreciated.
Wonderful cottage, beautifully decorated and spotlessly clean. Also well located. We felt so at home and were sorry to leave at the end of our stay. Thanks to the suggestion in the house guidebook we booked a seal trip from Morston Quay. This was certainly the highlight. The sun was shining and the water so clear we could see to the bottom of the bay. The seals were sunbathing and seemed just as curious about us as we were about them. We’d also recommend Wells next the sea beach and Brancaster Beach. (In peak summer, Try and arrive before about 11 am or the car parks get full) National Trust Blickley Estate was a good day out. Lovely walks and a very interesting RAF museum. Holkham Hall was great (don’t miss the tractor trailer ride).
Stayed for the Easter Break, lovely cottage quiet but close enough to the centre. Bright and airy all details had been thought about.

A lovely memorable half term at Spring Cottage which started on Day one when we found ourselves browsing the Burnham Market bookshop with the Duchess of Cambridge, Prince George and Princess Charlotte! Great days out at Brancaster beach, Holkham Hall, Snettisham Park and Cley. Spring Cottage has been a wonderful bolthole - thanks!

Better than Expected 10 out of 10 for cleanliness and garden space The cottage looked as though it had hardly been occupied. However reading the visitors book this was not the case. This is a commendation for not only the owners by keeping the property, fixtures and fittings in a well maintained order but also for the cleaning staff who prepare the property to this high standard after every visit. There was not anything not to like.

We loved stating in Spring Cottage, Its a beautifully decorated house and the garden is lovely too. We have rented about five or six different properties in Burnham Market, all great, but this is the BEST!
It was made extra special for us because of the generosity of the owners providing "the basics" such as cleaning materials, toiletries etc. and a welcome pint of milk in the fridge. We have rented "luxury" properties before which were empty of basics such as loo rolls, washing-up liquid etc.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
