Sandton House is a superb newly renovated coastal house, conveniently located close to Wells quay with off-street parking for one car. The new owners have created a light and spacious contemporary holiday home with a beautifully presented open plan downstairs living area with a modern kitchen. Upstairs there are three good-sized bedrooms and two contemporary bath/shower rooms. Outside there's a private east facing enclosed garden at the back and the advantage of being able to park off the road in the front drive. It's ideally located just a stones throw from the bustling quay and within walking distance of the great range of amenities that Wells has to offer.

Ground Floor

Entrance hall with plenty of useful space for coats and boots storage.

Door leading to garage: with additional storage space for bicycles and water sports equipment.

Boiler room: is accessed via the garage and contains the boiler and fuse board.

Cloakroom: with hand basin and WC.

Open-plan sitting/dining/kitchen area: Wonderful light and spacious, sociable space with doors opening out onto the courtyard garden. It has wooden flooring and is decorated in a contemporary coastal style.

Kitchen area: modern fitted kitchen with wooden work tops, well-equipped with a Cuisine Master gas range cooker, integral fridge and freezer, integral dishwasher, washing machine and a microwave. There is a breakfast bar with two stools.

Sitting area: has a large comfy L-shaped sofa, footstool, armchair and a wall-mounted Smart TV.

Dining area: has a dining table with six chairs. French doors lead out to the garden.

The stairs from the hallway are not steep and there is a hand rail.

First Floor

Bedroom 1: Lovely room with a double bed (4'6"), bedside tables and lamps, built-in wardrobe, chest of drawers, armchair, hairdryer and a TV.

En-suite shower room: walk-in shower, hand basin and WC.

Bedroom 2: Good-sized room with twin beds, bedside table and lamp, chest of drawers and a large built-in wardrobe.

Bedroom 3: Another spacious room (over the garage) with twin beds, bedside table and lamp, chest of drawers, armchair, sky lights and a clothes rail.

Bathroom: bath with shower over, hand basin, heated towel rail and WC.

Outside

There is space in the front driveway to park one car.

At the back is an east facing walled garden with an outside table as well as a charcoal barbecue.

With such a great central location it is only minutes walk to Wells' varied selection of independent shops and places to eat, as well as the quay. The beach may easily be reached on foot, or via an electric classic "Charabanc Bus"

With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.

Village

It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.

The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.

The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.

History

The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.

Visit

Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

We had a wonderful stay at Sandton House. The welcome pack with local produce was a lovely touch. The property was in a great location, a minutes walk to the quay, with the advantage of parking. The interior was immaculate , very well presented and well designed. We loved the open plan living area.
The garage was excellent for storing our bikes.Overall we had a fantastic statin a lovely property.

My wife and daughter both wrote a review in the book provided Lovely house in a fantastic location. We loved not having to drive anywhere. Everything we wanted to do and see during our stay was easily accessible on foot. Great walks with lots of variety including birdwatching (sadly we forgot to pack our binoculars, future guests please don't!). A great place to spend Christmas with the family including my grandson. We will always have special memories of his first Christmas spent together at Sandton House.

This is simply the best holiday accommodation we have ever stayed at! Superbly decorated, contemporary styling and top notch, high quality fittings. A lot of thought had gone into providing everything you could possibly need for your stay from umbrellas to a wonderful selection of local produce. The location is perfect to explore the town with a large 24 hour car park nearby. The drive was long enough to fit both our cars though. I highly recommend this property and will hopefully return in the future as so special. Really appreciated the lovely selection of complimentary local produce. Beds were super comfy and everything was wonderfully clean and tidy.

We thoroughly enjoyed our stay at Sandton House. The house is of a high quality spec and was lovely and clean when we arrived. We loved the downstairs open plan living space and the amazing kitchen area….Stunning. Decor and blinds also a quality touch. Loved the open plan living space, outdoor area although not used, natural light. Beds very comfortable and bedding excellent. Perfect location and own parking space. The fully equipped stunning kitchen area. The blinds in the kitchen, stairs and bedrooms a great touch as well. The little touches, welcome gifts, info, tea coffee, apple juice, cake, crisps, biscuits and milk and having washing up liquid, cloths, toilet rolls everything has added to our stay.

Sandton House is a lovely property beautifully decorated and furnished. It has a well equipped modern kitchen with a large island in the middle. Great location in Wells with parking. Definitely having Fish and Chips! Walking on the beautiful beaches of Wells, Holkham and Brancaster. Would recommend using the coast hopper bus too.

Fantastic house! Had everything you could possibly need for a great holiday. Beautifully decorated, spotlessly clean and a great parking space on the driveway. Perfect. The highlight for me was being able to park the car up for the week and explore the local area by foot or by coast liner buses. After a day out it was great to have such a lovely house to return to for a quick shower, stroll to the pub (The Globe was good) and back to the lovely kitchen/lounge/diner for lazy, leisurely suppers.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
