Holly Cottage is a comfortable family second home quietly located on a small side road in the heart of Docking, within walking distance of a good village shop, pub, church and children's playground. This lovely cottage has a modern well-equipped kitchen and a spacious sitting/dining room, with three good-sized bedrooms and a family bathroom upstairs. Outside there's a superb large fully enclosed garden and the advantage of off-street parking.

Ground Floor
Entrance into hallway.
Kitchen: with cream fitted units and well-equipped with double electric oven and ceramic hob, built-in dishwasher, built-in fridge, microwave and kitchen table and 4 chairs.
Cloakroom/Utility Room: washing machine, freezer, WC and hand basin.
Sitting/Dining Room: sitting area has comfortable sofa and armchairs, TV and dVD, brick fireplace with electric wood-burning effect stove. The dining area has a dining table and chairs comfortably seating six. There are French doors to the patio of the enlcosed garden.
First Floor
Bedroom 1: Double bed, bedside table with lamp, chest of drawers and a wardrobe. On top of the wardrobe is an electric fan
Bedroom 2: Twin beds, bedside table and lamp, chest of drawers and a wardrobe

Bathroom: with bath and electric overhead shower, WC and hand basin.

Outside
Holly Cottage has the advantage of fully enclosed front and rear gardens.
At the rear is a paved patio area with barbecue, outside table and chairs, leading to a large lawned area, safe for children and dogs. There's a gate at the bottom of the garden giving access to the garage and off-street parking.

Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

The cottage is in a lovely location and is very well equipped . The garden is fabulous , safe and secure . The area is beautiful . Parking was easy . The cottage is in a great location for visiting local towns and coastal villages. We enjoyed the ease of parking , the homely feel and fabulous garden . We had a super stay in Docking which is an excellent hub for the surrounding area with easy access to loads of different places. The house was warm and cosy with everything we needed.

Lovely cottage, well equipped , clean and child + dog friendly garden. The cottage has everything you need. Didn’t have to keep going out for things that you suddenly found you needed.

We thoroughly enjoyed our stay at Holly Cottage it was very comfortable and handy for access to local beaches. As usual we spent a lot of time on the local beaches with our dog.
We have visited Holly Cottage from time to time with our children in previous years. It was fun to return with a grandson and his parents this time! Thanks for another stay and this was ideal for four adults and a young child, plenty of space and the back garden was great for the child to safely run around in. As ever the North Norfolk coast is stunning and coming outside of school holidays meant it was easier to get around to see things and also park the car. Thanks again, we had a great time.
Holly Cottage is in a location & lovely big garden very dog friendly. The property information was very useful. Lovely peaceful location with all the amenities close by & only 5 miles from Brancaster beach.
Holly Cottage Was well equipped. Exceptional supply of cleaning materials. Good off-road parking. Beautiful garden, especially for children and dogs. Lovely to relax in. WE liked the size and it was so spacious and comfortable. One of the nicest cottages we have stayed.
Holly cottage was excellent and thank you for the lovely welcome basket. The mid-term clean was very good indeed. With 3 teenagers we were not sure before going but everyone agreed it was wonderful.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
