1 King William Cottage is a beautifully presented end-terrace Norfolk flint and brick cottage, finished to a high specification and recently redecorated with a newly landscaped garden. Downstairs there is a lovely light and airy kitchen/breakfast room with French doors leading to an attractive enclosed garden with a summer-house. The sitting room has been furnished in a contemporary coastal style and has a wood burning stove and glazed doors leading to the garden. Upstairs there are three immaculately presented bedrooms and two contemporary bath/shower rooms. The cottage is conveniently located in the heart of Docking village within walking distance of a pub, village shop, fish & chip shop, playground and fishing lake. It is within 10 minutes drive of the beautiful Norfolk coast at Brancaster and other nearby beaches, as well as the popular Georgian village of Burnham Market. The royal Sandringham Estate is only 15 minutes away, with its renowned house, gardens, museum and woodland.

Ground Floor
Entrance Hall. Fully tiled hall and cloakroom. There is underfloor heating throughout the downstairs with thermostatic controls for each room. Doors to sitting room, kitchen/breakfast room and cloakroom. Cloakroom: hand basin & WC, built in cupboard.
Sitting Room: Superbly furnished with good quality furniture.There is a wood burning stove, two sofas, a recliner chair with footstool, freeview digital Smart TV and DVD player and Blutooth facility, a Padstow design coffee table with two matching lamp tables and a reading lamp. There is a Panasonic Ipod/Ipad/Iphone docking station which includes Bluetooth, stereo system and incorporates CD/USB and radio. There are French Doors to the garden. Stairs leading to upper floor.
Kitchen/Breakfast room: Well equipped with spacious double length room fully tiled. Shaker style kitchen units incorporating a built in electric oven, halogen hob, dishwasher, washer/dryer, fridge/freezer and a full size microwave. There is a Nespresso Citiz with milk frother (guests are advised to bring their own small size pods). Padstow design dining table with six chairs, matching console/sideboard, Smart TV. There are French doors leading out to the courtyard garden.
First floor
The stairs are not steep and there is a hand rail. The upstairs central heating is served by radiators.
Bedroom 1: Overlooks back garden. King size bed, bedside tables and lamps, built in wardrobe, Padstow design dressing table with mirror and stool and a lovely low comfortable chair. En-suite shower room: with walk in shower, hand basin, heated towel rail & WC.
Bedroom 2: Overlooks the back garden with zip-linked beds (both 2'6") which may be made up as twin beds or a king-size bed, bedside table and lamp, built in wardrobe.There is an electric fan stored in the wardrobe.
Bedroom 3: Double bed, bedside table and lamp, wardrobe.
Bathroom: Bath with shower over, hand basin & WC.
All of the bedrooms are well-presented with good quality mattresses and are supplied with white Egyptian cotton bed linen and fluffy white towels. All duvets are Four Season non allergenic and the pillows are good quality soft and comfortable.
There is a hairdryer in each bedroom of the cottage. Duvets and pillows are all hypo-allergenic.
Outside
There is off-street parking for 2 cars in a shingled parking area to the side of the cottage.
At the back of the cottage there is a fully enclosed courtyard garden, landscaped with a paved patio area and artifical lawn. There's an outside dining table & chairs with a parasol, a charcoal barbecue and sun-loungers to enjoy the Norfolk sunshine!
There is also a wooden summer-house and a log store to store wood for the log burner.

Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

A lovely stay at your cottage, it was very homely clean and comfortable. We found the location in docking very useful for visiting other areas Nearby. It was a lovely place for our family to get together. We had a lovely day at the Sandringham estate where we enjoyed the tour of the house Gardens and afternoon tea. We also enjoyed a lovely walk From Holkham to Wells next the Sea and then back again.
A clean & comfortable house within easy reach of the North Norfolk coast. The weather was kind so we spent several days on Brancaster beach. We shopped at Creake Abbey and Wells next the sea. We ate seafood platters at Ollie's in Wells & met friends at Sculthorpe Mill.
We saw lots of wildlife - seals, hares, rabbits & muntjac deer. We rescued a downed swift, saw lots of buzzards & disturbed a red kite having it's tea!
A brilliant cottage in a good location. Everything about the property was excellent. Thank you for such a wonderful stay. We will be back
The cottage was excellent as usual. We have lost count of how many times we have stayed in this cottage but it indicates how perfect we find the cottage. Docking is central for visiting all the beaches & attractions.

This is our fifth visit to this beautiful cottage, our first time was in 2013. We have had a lovely time despite the extreme weather and managed to vist out favourite places, Bewilderwood and Pensthorpe as well as the beach.

It was so good to be able to finally visit again. We find that this cottage meets all our requirements and it will always be our first choice when visiting Norfolk.

The Jigsaw fitted perfectly! Much better weather than anticipated. Holme Dunes, a wonderful beach discovery, great food at the William IV, Sedgeford, most acceptable fish and chips just down the road, and a base that could not be bettered - Compact, comfortable and beautifully appointed, it had all we wanted and we enjoyed every minute at 1 King William!

Thank you, we have enjoyed our stay in your lovely cottage. We were blessed with good weather too, so enjoyed time in the garden.
We enjoyed meals at the Jolly Sailors in Brancaster Staithe and the local 'chippy' was good too.
All in all we have had a wonderful time - recommend Snettisham Deer Park and the Sea Life Centre in Hunstanton for little folk. Our four year old grand daughter enjoyed both. Plus the Seal Trip and beach at Wells/Morston

Enjoyed another week in Norfolk at this ideal location. The cottage has everything you could ask for. We particularly liked Norwich and Cambridge and highly recommend a boat trip from Morston Quay to see the seals at Blakeney Point.

This is our first visit to your cottage and we have enjoyed staying here. Clean, well organised and comfortable - just what we wanted for a relaxing post Christmas/NYE.
The welcome gifts were much appreciated and delicious. we loved the wood burning stove and enjoyed cosy nights in when the temperature dropped.
Holkham beach and woods were great for shifting some Xmas pounds - though the delicious fish and chips from French's in Wells cancelled it out!

Docking is a delightful village and several roads seem to meet here which makes it easy to visit the may places of interest in the area.

Our second visit to this wonderful cottage! We've had a super holiday with exceptional weather. We made our annual trips to Bewilderwood and Dino World. The children had a brilliant tme at both venues ... highly recommended for both children and adults!

A very welcoming, clean, tidy and well located cottage. Pensthorpe was a wonderful place and excellent play area for kids too. Great trip to Blakeney, Cley and Salthouse. Nice food at the Dun Cow, The Jolly Sailor at Brancaster Staithe and a superb meal at the Rose & Crown in Snettisham. Also, further afield, the gardens at East Ruston were amazing. Great stay had by all.
Our second visit to King William Cottages! Another super trip which has confirmed our view that Docking is the ideal base for our holidays up here. Great weather meant days on the beaches at Wells, Holkham and Brancaster! Fantastic meal at The Duck Inn at Stanhoe and obviously French's fish & chips in Wells. The girls loved the excellent playground at Pensthorpe. We'll be back again next year!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
