1 King William Cottage is a beautifully presented end-terrace Norfolk flint and brick cottage, finished to a high specification and recently redecorated with a newly landscaped garden. Downstairs there is a lovely light and airy kitchen/breakfast room with French doors leading to an attractive enclosed garden with a summer-house. The sitting room has been furnished in a contemporary coastal style and has a wood burning stove and glazed doors leading to the garden. Upstairs there are three immaculately presented bedrooms and two contemporary bath/shower rooms. The cottage is conveniently located in the heart of Docking village within walking distance of a pub, village shop, fish & chip shop, playground and fishing lake. It is within 10 minutes drive of the beautiful Norfolk coast at Brancaster and other nearby beaches, as well as the popular Georgian village of Burnham Market. The royal Sandringham Estate is only 15 minutes away, with its renowned house, gardens, museum and woodland.

Ground Floor

Entrance Hall. Fully tiled hall and cloakroom. There is underfloor heating throughout the downstairs with thermostatic controls for each room. Doors to sitting room, kitchen/breakfast room and cloakroom. Cloakroom: hand basin & WC, built in cupboard.

Sitting Room: Superbly furnished with good quality furniture.There is a wood burning stove, two sofas, a recliner chair with footstool, freeview digital Smart TV and DVD player and Blutooth facility, a Padstow design coffee table with two matching lamp tables and a reading lamp. There is a Panasonic Ipod/Ipad/Iphone docking station which includes Bluetooth, stereo system and incorporates CD/USB and radio. There are French Doors to the garden. Stairs leading to upper floor.

Kitchen/Breakfast room: Well equipped with spacious double length room fully tiled. Shaker style kitchen units incorporating a built in electric oven, halogen hob, dishwasher, washer/dryer, fridge/freezer and a full size microwave. There is a Nespresso Citiz with milk frother (guests are advised to bring their own small size pods). Padstow design dining table with six chairs, matching console/sideboard, Smart TV. There are French doors leading out to the courtyard garden.

First floor

The stairs are not steep and there is a hand rail. The upstairs central heating is served by radiators.

Bedroom 1: Overlooks back garden. King size bed, bedside tables and lamps, built in wardrobe, Padstow design dressing table with mirror and stool and a lovely low comfortable chair. En-suite shower room: with walk in shower, hand basin, heated towel rail & WC.

Bedroom 2: Overlooks the back garden with zip-linked beds (both 2'6") which may be made up as twin beds or a king-size bed, bedside table and lamp, built in wardrobe.

Bedroom 3: Double bed, bedside table and lamp, wardrobe.

Bathroom: Bath with shower over, hand basin & WC.

All of the bedrooms are well-presented with good quality mattresses and are supplied with white Egyptian cotton bed linen and fluffy white towels. All duvets are Four Season non allergenic and the pillows are good quality soft and comfortable.

There is a hairdryer in each bedroom of the cottage. Duvets and pillows are all hypo-allergenic.

Outside

There is off-street parking for 2 cars in a shingled parking area to the side of the cottage.

At the back of the cottage there is a fully enclosed courtyard garden, landscaped with a paved patio area and artifical lawn. There's an outside dining table & chairs with a parasol, a charcoal barbecue and sun-loungers to enjoy the Norfolk sunshine!
There is also a wooden summer-house and a log store to store wood for the log burner.

Within walking distance there is a local pub, village shop, fish and chip shop, fishing lake and a children's playground.
