Pinkleton was a traditional Norfolk farm cottage, built by the Holkham estate in 1875, which has been extensively refurbished by its new owners (who are professional interior designers) and transformed into a beautifully presented second home, with a French country style influence. Downstairs there's a charming sitting/dining room with an open working fireplace and a cottage style well-equipped kitchen. Upstairs are 3 lovely bedrooms: a wonderful master bedroom with open rural views, a pretty twin room and a bunk room ideal for children, plus a newly fitted family bathroom. Outside there is a safe enclosed garden, mainly lawned, with garden furniture and a barbecue. It is located in a rural hamlet, just over a mile from the renowned Walsingham Farm Shop and the Norfolk Riddle restaurant. The coastal seaside town of Wells-next-the-Sea is only 5 minutes drive away, with Holkham 10 minutes away and Burnham Market within 15 minutes.
Pinkleton is adjacent to Pink Cottage, so the 2 cottages may be rented together to accommodate up to 12.
Kitchen: farmhouse style kitchen with a double electric oven with halogen hob, microwave, fridge/freezer, dishwasher. There is a breakfast bar with 2 bar stools.
Sitting/Dining Room: beautifully presented room in French country style with stripped wooden floorboards. There's a working open fireplace, 2 sofas and an armchair, a dining table with 6 chairs, flat screen TV, DVD and the advantage of wireless broadband throughout the cottage.
There is a spiral wooden staircase with a hand rail.
Bedroom 1: Beautifully presented room with open rural views. There is a double bed, bedside tables and lamps, an ornamental fireplace, wardrobe, tallboy and a TV.
Bedroom 2: pretty room with iron twin beds, a chest of drawers and lamp, a wardrobe and chair.
Bedroom 3: Perfect for 2 children with full-size bunk beds and a chest of drawers, lamp and a wardrobe.
Bathroom: newly fitted bathroom with a bath with overhead shower (with drencher head), hand basin, heated towel rail and WC.
There is off-street parking for at least 3 cars in a shingle drive. There's a safe enclosed grassy garden with garden furniture and a barbecue. The coast at Wells is only 5 minutes drive away, and the Georgian village of Burnham Market approximately 7 miles away.

Lovely stay over the New Year - great weather for the time of year. Found the cottage comfortable for us all and proved to be a great base for exploring the area which was new to us. We loved the beach walk at Wells and even had a picnic in the Pinewoods one day as it was so mild. Kids and husband enjoyed the tree swings. Cafe there also great.

What a peaceful week we have had. We love the way the house is decorated.
We have had lazy afternoon BBQs and love the accessibility to Wells, Burnham, Blakeney etc. Quaint little house but big enough for our needs.

Thank you for providing a beautiful base for our first holiday in Norfolk. It has been an absolute treat. We loved Pinkleton Cottage and enjoyed visiting lots of local places of interest. The cream on the cake was the weather.

Egmere is a rural hamlet approximately 4 miles from Wells-next-the-Sea, which is a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.
The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the waters edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in medieval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as The Globe Inn owned by the Holkham estate.
The sandy beach flanked by pine forest is about a mile from the quay and can be reached by road, on foot along the causeway or via the miniature railway.Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park is only a couple of miles away along the coast road.
