Tucwel is a much-loved detached Norfolk family holiday home, peacefully situated with far reaching open countryside views, within 2 miles of the beautiful North Norfolk coast. This spacious house is perfect for all generations with plenty of living space including a newly created open plan kitchen and dining room, a large living room and a second smaller sitting/games room. Upstairs there's a charming master bedroom with en-suite shower room and a further three newly decorated bedrooms and a family bathroom. The lovely well-established lawned gardens overlook open countryside, with the advantage of a safe enclosed garden for children and dogs. It is conveniently situated in the picturesque village of Warham, a short walk away from the highly acclaimed Three Horseshoes pub, and within 2 miles from Wells-next-the-Sea and the stunning walk at Warham marshes.

Ground Floor
Entrance porch: with bench seating and space for coats and boots.
Kitchen/Dining room: has lovely garden views. Farmhouse style kitchen with terracotta tiled floor, Belfast sink, butcher's block, Smeg range cooker with electric ovens and gas hobs, a microwave, a dishwasher and a full height fridge/freezer. There is a Magimix coffee machine which takes Nepresso capsules. This opens directly through into the large dining area. There is a big dining table which can easily seat up to ten guests, with two bench seats and chairs, a pine dresser and sideboard.
Utility room/Cloakroom: with a washing machine, tumble dryer, additional storage space, sink and WC.
Living room: lovely spacious room with three large sofas, gas fire, well-stocked bookcase, desk and chair, Freeview digital Smart TV and DVD player, with a selection of DVDs.
Sitting/Games room: has French doors opening out to the garden, a table with four chairs (ideal for board games), comfy sofa, armchair, electric wood-burner effect fire, TV and DVD player.
First Floor
The stairs are not steep and gently turn, with a wooden hand rail.
All the bedrooms have lovely uninterrupted far-reaching countryside views and are not overlooked.The beds are all extremely comfortable with hypo-allergenic four-seasons duvets.
Bedroom 1: Lovely room with a king-size bed, bedside tables and lamps, wardrobe, bedroom chair and a chest of drawers.
En-suite shower room: has a shower cubicle, hand basin, heated towel rail and WC.
Bedroom 2: Newly redecorated room with a double bed, bedside tables and lamps, chair, chest of drawers and coat hooks.
Bedroom 3: Spacious room at the front with twin beds, bedside chest and lamp, wardrobe, chest of drawers and coat hooks.
Bedroom 4: Small but sweet room with a single bed, bedside table and lamp, chest of drawers and coat hooks.
Family Bathroom: Bath with fixed overhead shower with glass screen, hand basin, heated towel rail, airing cupboard housing immersion heater and WC.
There is use of a high chair and a travel cot please request.
All duvets and pillows are hypo-allergenic, however there are also feather pillows.
Outside
There is ample parking and turning space for up to 4 cars in the private shingle drive at the front and side of Tucwel.
The grassed mature garden is fully enclosed and perfect for children to run and play in, or for adults to sit and enjoy the countryside views. There is an outside table with 8 chairs and a charcoal barbecue.
It is quietly located yet conveniently situated close to the highly acclaimed refurbished Three Horseshoes pub serving delicious food and a great selection of local ales. There are excellent walks from the cottage and it is only 5 minutes drive to the coast and Wells-next-the-Sea with its bustling harbour and a great selection of shops & places to eat.
Village
A pretty village on the North Norfolk Coast Warham is just inland of Wells-next-the-Sea. There is a great village pub The Three Horseshoes, a haven for people who love pubs with real character. Soak up the atmosphere in the unspoilt bar and dining rooms, or soak up the sunshine in the spacious walled garden. Enjoy simple, unfussy food, made with the best local produce, local ales and fine wines.
The small village also surprisingly has two churches St Mary Magdalene and All Saints. The narrow-gauge Walsingham to Wells light railway passes through the village and has a request stop at Warham railway station.
History
Warham Camp is south of the village, the interesting horseshoe shaped earthworks from an Iron Age ancient hill fort with an overall diameter of 212m.
Visit
From Warham you are close to Blakeney Point National Nature Reserve a beautiful area and ideal for seal watching in the winter. It is England's largest grey seal colony with over 3,000 pups born each year. You can take a seal trip from Morston Quay which takes you on a tour to visit the seals. If you are staying during the winter season book a ticket for the Thursford Christmas Spectacular an amazing and magical Christmas experience.

Lovely homely feeling property that was perfect for 4 adults and 2 children. 3 minute walk to a proper pub. Surrounded by countryside, you do feel to have got away from it all! How quiet the property was. Blissful.
A great home-from-home. Our 2nd stay in 2 years and we all (7 of us) enjoyed it again. Peaceful area, a pub around the corner and plenty of chances to watch birds of prey and hares in the fields nearby. Well equipped for a family holiday with two lovely lounges and plenty of books and games just in case it rains (which it did for 10 mins or so). We enjoyed Blakeney village dog-show (we missed the Carnival this year sadly), seal trip from Blakeney area, visit to Binham Priory, watching the House-Martins, hares and Marsh Harriers. Girls enjoyed another surfing experience in Cromer whilst we took a trip to the massive Brancaster beach. Loved the walks and also meeting friendly locals with their dogs on the walks.
Very nice property overlooking fields. Wonderfully quiet at night with minimal passing traffic. Ideal for a family. Plenty of useful touches - beach rugs, cool bags, etc that are very useful to save bringing from home.We enjoyed Brancaster beach,outdoor theatre at Holkham, Holkham adventure playground with the high rope course, Gurneys for oodles of fish, Discovering Jarrolds in Norwich!
Lovely cottage situated in a rural location but close to Wells and North Norfolk coast. The cottage has lots of space and was more than adequate for our family break. It’s an old house so there a few things that could do with replacing but all in all it was great and we would return again. Location, lists of space, close to pub, close to coast.

Would stay here again
This was our second stay at Tucwel and it was perfect for our three generation family. We appreciated the generous provisions left for us as well as plentiful basic resources. Our twin granddaughters didn’t want to leave and neither did we. They particularly liked playing with the toys and games provided.
We really enjoyed our 3rd stay at Tucwel as the house is in a great place for access to all of North Norfolk and also only a short distance to Wells which has great beaches, shops, food and twopeemers (our grandchildrens term for 2p arcades) The house itself is well equipped and even has picnic, towels and games for guests use. The weather was perfect this time and we were beach bound almost every day.The fun dog show at Holkham was a big hit with everyone
Tucwel is a great holiday home, extremely spacious and very clean & tidy. The location is perfect for days out across the coastline, and the sunsets from the back garden were a real treat.
A really lovely, comfortable house to stay in - the views alone were enough to make you feel relaxed. Plenty of places to visit and the local pub served exceptional food. Arrived to find a welcome pack of wine and a delicious homemade cake which got us off to a good start! Walking along the quay at Wells and walking out to the beach at RSPB Titchwell Marsh. Hope it's not too long before we can visit again.
Such a lovely place to stay! Great location in the countryside with a nice pub easily walkable to, plus sites like Warham Camp and Binham Priory. The busy town and amazing beach at Wells are near too. The house itself was really comfortable, spacious, nicely decorated, clean and well-equipped. Would love to return.

We loved staying here so much we have booked for next year. We were a party of 4 adults and two young children and valued having so much space both inside and outside. The house is very privately situated with a big drive for parking. The little ones loved finding the basket of toys and there was a good selection of games for us adults. Warham is well situated for Wells next the sea, and we all enjoyed a day out at Pensthorpe nature reserve just 20 minutes away. We can’t wait to return!

The photos really don’t do this property justice. It is much larger than it appears and beautifully done. It’s spacious, and we really like the quality of the furnishings, it’s quiet location and it’s lovely relaxed and calming atmosphere. Lovely home away from home - will definitely visit again. Indeed would probably buy it if it was on the market!

Really enjoyed the cottage, a lot of thought and attention to detail went into the decor and furnishings. Lots of space and we loved the second sitting room for the kids. Plenty of board games and books etc and the cake and wine was a thoughtful touch. Hopefully we'll be back soon
A delightful property, beautifully presented and well equipped, that provided all we could have wanted and more. Perfectly positioned with a secure garden for the young twins to play and to watch the tractor in the lied at the end of the garden. We liked the spacious accommodation and efficient and modern equipment in the kitchen.
This was a last minute booking and we were very pleased with the spacious house and garden. Tucwel was spacious, quiet location, very well equipped with many nice touches eg towels, cool bags, children's toys and games etc. Perfect holiday experience for our family. Will be returning.

Everything was catered for. Tucwel is a beautiful property, tastefully furnished and very spacious. The secure rear garden was excellent for our dog. The welcome gifts (cake and wine) were a lovely touch. We would love to stay again - it was a real pleasure experiencing such a lovely home.

Tucwel is a lovely,warm and welcoming cottage. Decor is very attractive with lots of extras to make your stay enjoyable. Dogs had plenty of space downstairs and the secure garden was great for them. Warham is close to Wells and Stiffkey where you can enjoy lovely walks along the beach or marshes. Local pub is dog friendly and serves good food and beer. We thoroughly enjoyed our stay and will hopefully return to Tucwel in the summer.

Warham is a lovely tiny village to stay in. There is a small play park, a lovely pub (excellent pies and Adnams beer) and a river you can wade in with a tyre swing. Idyllic!

We had an absolutely amazing week in Norfolk all down to the location & comfort of staying at Tucwel- plus a little bit of help from the weather! Warham is a quiet village but in a very convenient location for the loveliest parts of Norfolk. Couldn't fault the accommodation- very sizeable and comfortable for a grown up family of 6. Interior design and facilities at the property were gorgeous. Definitely plan to return.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
