The Stables is a beautifully presented, spacious contemporary Norfolk coastal holiday home, quietly located in Titchwell within walking distance of the glorious coast. To date this lovely house has been used exclusively as a family second home and will be available for holiday lets from 2021. There's plenty of living space with a new garden room overlooking the private south facing garden, a light and airy sitting room and sociable kitchen. Downstairs there's the added advantage of a spacious bedroom and a large shower room, making this a perfect place for less mobile guests to stay. Upstairs there are two lovely bedrooms including the master suite with a dressing room and and an en-suite bathroom. It is the perfect base for exploring the beautiful Norfolk Coastline; famous for its salt marshes, undulating golden sand dunes and beaches that go on forever.The gorgeous beach and highly regarded Titchwell Manor and Briarfields are only a short walk away.

Ground Floor
Entrance from the back garden into the garden room with wooden flooring.
Garden Room: lovely place to sit and look out over the south facing garden, with two new comfy sofas and coffee table. Leads directly through into:
Sitting Room: light and airy room with a wood burning stove, two large sofas, a smart TV. Leads through into:
Kitchen/breakfast room: well-equipped kitchen with an electric oven and halogen hob, microwave, Nespresso coffee machine, fridge/freezer and a second fridge. There's a wooden dining table and six chairs, which may be extended to seat eight.
Utility Room: with a washing machine, tumble dryer, Belfast sink, cupboard housing the boiler.
Bedroom 3: beautifully presented spacious room with full-size twin beds, bedside tables and lamps, chest of drawers, wardrobe.

Shower room: immediately next to the bedroom with a large walk-in shower, hand basin, WC and a heated towel rail.
There is a wide staircase (non-steep) which leads up to the first floor.
First Floor
Spacious landing area with a bedroom leading off from either side.
Bedroom 1: a lovely spacious room with a sloped ceiling, super king-size bed, bedside tables and lamps, dressing table and chair. Leads through to:
Dressing room: with ample built-in wardrobes with shelving and hanging space. Leads through to:
En-suite bathroom: with a free-standing ball and claw foot bath with shower mixer taps, large vanity sink unit, WC.
Bedroom 2: another lovely bedroom with full-size twin beds, bedside tables and lamps, dressing table, chest of drawers.
Outside
There is a five bar gate leading to the private parking area with space for 2 cars to the front of the garage.
The south facing rear garden is fully enclosed with a high wooden fence making it safe for small children and dogs. There's a patio area with an outside dining table and chairs and a charcoal barbecue, with the remainder of the garden lawned.
At the front of The Stables there's a lawned garden which is shared with the other Manor Court properties.
The beautiful coast at Titchwell, the RSPB reserve, Titchwell Manor and Briarfields are all within walking distance.

The Stables Manor Court is a much bigger property and beautiful location within the complex. We liked the layout and overall high standard of furniture fixtures and fittings.

From here there is direct access onto the coastal path with easy walking to Old Hunstanton in one direction and Brancaster in the other.

3/4/5 day short breaks are not usually available during school holiday periods.

Please note that where dogs are permitted the standard charge is £20.00 per week or part week; however some cottage owners request a higher amount and this will be specified in the individual property description.
