Old Smithy is a luxurious conversion of a traditional blacksmiths, imaginatively refurbished to boutique hotel standards, with many original features and new contemporary features like a glass floor panel. This gorgeous quirky cottage is ideally situated in a peaceful location on the edge of Holme marshes and close to the Peddars Way with lovely views across the marshes towards the sea, with its own private bird hide in the garden, making it the perfect hideaway throughout the year for anyone interested in bird-watching, walking or simply wanting to escape. Outside there is a lovely covered front terrace and an attractive enclosed rear garden, within easy walking distance of an old smugglers pub, The White Horse and the coast.

Ground Floor

Entrance is via the front outside terrace and a stable door into the lovely open-plan living area with a kitchen, dining area and comfortable seating.

Living room: this is a gorgeous light and airy room which really does the "wow factor" with its original beams, stone tiled flooring, feature brick fireplace with a wood-burning stove (a wood start pack is supplied from October - March) and glass ceiling panel. It has been carefully furnished to ensure that guests have a comfortable stay, with all mod-cons provided. There is a leather sofa, two armchairs, large wall-mounted flat screen TV with BT vision, Blu-ray DVD player, Sonos music system and free wifi provided.
There's a wardrobe at the bottom of the stairs.

Kitchen: a carefully planned and extremely well-equipped quality bespoke kitchen with lovely views across the marshes from the kitchen sink. It has a built-in electric oven with halogen hob, integral dishwasher, integral washing machine, full-height integral fridge/freezer, microwave and a Tassimo coffee machine (pods not supplied). There is a contemporary breakfast bar with a copper work-top which separates the kitchen from the living area.

There is a rear door leading to the back garden.

Shower Room: with a shower cubicle, hand basin, WC, heated towel rail.

The wide staircase provides easy access to the first floor, with a hand rail. There is a wooden stair-gate at the bottom of the staircase.

First Floor

A stunning floor with a pitched beamed ceiling which runs the length of the cottage, with the sleeping area at one end and a sitting area with a sofa at the other end. In the centre of the room is an illuminated glass ceiling panel, providing additional light from downstairs, and perfectly safe to walk on!

Bedroom: Beautifully presented room with original beamed pitched ceiling and uninterrupted views across the marshes. At the far end, nestled between the beams is a king-size bed and bedside tables and lamps, with built-in chest of drawers and a digital TV with remote control and a DVD player. There is also a dressing table and stool and a hair-dryer.

The duvet and pillows provided are a mix of feather and hypo-allergenic - there is an electric fan for your use.

Outside

Please be aware that there is a security camera to the front of the property to cover the driveway, oil tank and parking area

There is an off-street parking space to the rear of the Old Smithy.

At the front is a solid wooden sliding gate, which opens to reveal an attractive alfresco terrace area with a wrought iron table and two chairs.

There is a solid side gate through to the fully enclosed side/rear garden which backs onto the marshes with panoramic views. There is a sunken paved area and a lawn, together with the advantage of a private bird hide which has been carefully designed for optimal bird-watching.There's an outside table and chairs, charcoal barbecue, as well as garden benches to sit and enjoy the peaceful location. There is a public footpath close to the cottage with access onto the coastal path.

Please note that if you do wish to bring a dog (subject to max 2 dogs) to The Old Smithy, the owners have requested a £50 (per week) dog supplement they have also stated that dogs should not be left unattended in the property and must stay downstairs.

There is a wheelchair available to hire on request.

Beach

A pretty village which is a hidden gem located on the North Norfolk Heritage Coast. Holme has an expansive flat sandy beach, ideal for beach games and sand castles during low tide.

In Autumn Holme Dunes is a great area to spot migrating birds from the NWT Nature reserve with a number of hides and trails.

Village

Holme is a designated Area of Outstanding Natural Beauty and is also where the 50-mile Roman Peddars Way walking route meets the North Norfolk Coastal Path. The village is also on the coastal hopper bus route for those of you that wish to travel the coast line. In the centre of the village is the traditional White Horse pub which has a splendid garden with play area to enjoy a bite to eat on a fine day.

History

As well as various military remains from the Second World War that can be glimpsed from the Nature Reserve, the beach is famous for the 1998 discovery of a hidden Bronze Age timber circle known as ‘Sea Henge’. Now on view at Kings Lynn Museum.

Visit

Old Hunstanton is the neighbouring village and the Golf club course boarders onto Holme. Old Hunstanton has some great eateries, lighthouse and fabulous walks along the unspoilt beaches. Hunstanton has its iconic striped cliffs, many amusements, Sea-life centre, leisure pool and traditional promenade. There is also a horse riding stables close by too!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
