The New Cottage is a really spacious detached Norfolk flint and brick cottage which comfortably sleeps four, with living space for at least six people. It is quietly located down a small lane in the heart of Stanhoe village, with lovely open field views at the front and the advantage of a large enclosed private garden at the back.

It is only minutes walk to the renowned Duck Inn which serves delicious food and good local ales, and also to the playing field with an excellent children's playground. The charming Georgian village of Burnham Market is only 5 minutes drive away, with the beautiful unspoilt sandy beach at Brancaster only 10 minutes drive.

GOOD TO KNOW

Ground Floor

Entrance hall: with wooden flooring, console table.

Cloakroom: hand basin and WC.

Sitting Room: well-presented spacious room with lovely open views across the field at the front. There is a wood-burning stove, 2 large sofas, an armchair, SMART TV, DVD player (with HDD) and a Sony music system.

Kitchen/Dining Room: another spacious room with a separate dining area and an archway leading into the kitchen area.

Dining area has an oak floor and a dining table with 6 chairs, with doors to the garden.

The kitchen has a tiled floor and is well-equipped with an electric oven and halogen hob, fridge/freezer, microwave, slim-line dishwasher and a washing machine. There is a breakfast bar with 2 high stools and another door opening out into the garden.

There is a high chair and a travel cot available for use in the cottage if required.

First Floor

The stairs are not steep and there is a hand rail.

Bedroom 1: Light and spacious room overlooking the back garden with oak bedroom furniture. There is a king-size bed, bedside tables and lamps, chest of drawers, long mirror and a built-in wardrobe.

Bedroom 2: Lovely views across the fields at the front. There are twin beds, bedside table and lamp, dressing table and a built-in wardobe.

Bathroom: Bath with shower mixer taps plus an electric shower over the bath, hand basin, heated towel rail and WC.

Outside

Please note there is a security camera on the garage which overlooks the driveway.

At the front of the cottage is a shingle drive with off-street parking space for at least 2 cars.

There is a large, well-maintained fully enclosed back garden which has a patio area nearest the house and then is laid to lawn with a variety of plants and shrubs. There is an outside table with 6 chairs and a gas barbecue. At the far end of the garden is a garden shed where the garden furniture is stored. There is also a further seating area to catch the sun throughout the day.

Village

An attractive Norfolk farming village which is defined by the large pretty duck pond in the heart of the village. Many of the properties in Stanhoe are constructed from traditional brick and flint with curvy pantiles on the roof, making for many pretty chocolate box homes.

There is a great award-winning gastropub in Stanhoe called The Duck Inn known for its use of local produce and delicious East Anglian Ales. A warm inviting feel greets you in this village eatery and a great menu, making it a good destination either for a nice evening meal or a relaxing drink - make sure you book ahead!

History

The village has been a farming village since the Romans, it was the Saxons that gave the village its name Stanhoe (Stony Hill).

In the 19th Century the parish priest was Philip Ward the husband of Lord Nelsons daughter Horatia.

Visit

Stanhoe is close to the popular Georgian village destination of Burnham Market, known for the great selection of independent shops that surround the picturesque village green. There's a butcher, baker, hardware store, popular fishmonger and also lovely cafes and many eateries,as well as boutiques and galleries to peruse. Just a short drive away is the vast Norfolk coastline with the sailing villages of Brancaster Staithe and Burnham Overy Staithe, open sandy beaches at Brancaster and Holme, with splendid coastal walks, ideal for all the family and your four-legged friend too!

The New Cottage is perfectly positioned to explore inland and the coastal region of North Norfolk. The village is lovely; the play park is always quiet and great for dogs (one of a few in the area that allows dogs on). The New Cottage is well appointed with everything you need for a perfect holiday. Second stay in this particular cottage and would highly recommend it to anyone. We enjoyed the weather! Beach days at Holkham and Holme are always great when the sun is shining. A visit to Wells is always great especially if you time your stay with the festival (which we did!) as so much goes on during that week. The residents in Stanhoe are warm and friendly, there’s a little market stall of home grown produce on Cross Lane and the open bar at the village hall was a nice touch.

Beautiful cottage - we couldn’t fault a thing. Comfortable, well equipped and decorated lovely. The garden was perfect, a good size, and loved by my two cockapoos. In a perfect location to reach all the local beaches and walking trails. Will definitely be back. New Cottage in Stanhoe was everything we hoped it would be. The weather during our stay was not sitting out beach weather so it was lovely to come back to such a lovely house. when there was sun the top of the garden in the afternoon was a good place to sit. The house was wonderfully equipped.However as always things like toilet rolls and washing up liquid were not really adequate. The highlights of our stay were really related to the lovely lunches we enjoyed at the eating places we knew from previous visits to Norfolk.

This is the first time we have rented this cottage and I can say both my wife and I enjoyed our stay and felt comfortable and relaxed in the cottage.The garden was secure and ideal for our dog and being close to the Duck we enjoyed a short walk to have a fabulous meal.We shall certainly return.Comfortable, quiet, and clean house. Allowed us both to unwind and enjoy the peacefulness of Stanhoe. Also within a short drive of Hunstanton beach and other places we like to visit when in Norfolk.

We had a lovely week staying in The New Cottage. This was our first time staying in Stanhoe but I certainly hope it won’t be the last. Beautiful beaches visited in the area included Holkham, Brancaster and Holme next the Sea. We will certainly return to this beautiful part of the country. : The cottage was in a lovely quiet location. It had a real home from home feel about it. The secure, enclosed rear garden was ideal for our small dog. We have stayed in several Sowerby holiday cottages and this was certainly one of our favourites.

We absolutely loved this cottage! Really spacious and with everything we needed. The garden is beautiful too and we enjoyed eating Al Fresco each day. Short drive to the beach and taking long walks along the sand at Brancaster. My mum and I had a wonderful stay and I’ve already booked for her to stay again next year!

We really enjoyed The New Cottage and got to see the Local Barn Owl of the field in front of the house three times!!!

The best bits were that the cottage was dog friendly, spacious, warm and in a great location. It was very clean and exceeded our expectations.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
