The Lamp House is a luxurious detached house which has been refurbished throughout by its new owners for use as their second home, with exceptional attention to detail and a strong focus on quality of finish and contents. There's a stunning kitchen with a lovely adjoining garden room, plus a beautifully presented sitting room with a wood-burning stove. Downstairs the property also benefits from having a snug, a shower room and a utility room. Upstairs there are three luxuriously appointed stylish bedrooms each having their own contemporary bath/shower rooms, making this the perfect house for families or three couples. It is quietly located just a short walk from Burnham Market's highly renowned village green, with its excellent selection of independent shops and restaurants. Outside there's the advantage of a generously sized well-maintained rear garden, ample off-street parking at the front and an electric charging point. The beautiful North Norfolk coast may easily be reached with in a few minutes drive.

Ground Floor
Kitchen: This gorgeous well-equipped kitchen has an electric rangemaster cooker, dishwasher, fridge/freezer, a Nespresso Vertuo coffee machine (please bring your own pods) and a microwave. From the kitchen it leads through into the garden room.
Garden Room: This lovely glazed room is perfect for sitting and relaxing and has two sofas.
Sitting/Dining room: The beautiful presented sitting area has two sofas and three armchairs, an inglenook fireplace housing a wood burning stove, large wall-mounted Smart TV and doors opening out to the garden. There is a dining table with seating for six guests,the table is extendable to seat eight.
Snug: has a sofa, a armchair, desk top electric fan and a Smart TV.
Utility Room: contains a Belfast sink, additional cupboards, washing machine and a tumble dryer.
Shower Room: with shower cubicle, hand basin and WC.
All of the bathrooms have underfloor heating, each adjusted by neoStat smart thermostats.
Please note that there are retractable stair-gates fitted at the top and bottom of the staircase.
First Floor
Bedroom 1: attractive room which overlooks the back garden with a super king-size bed, bedside tables and lamps, dressing table,wardrobes with plenty of shelving and hanging space.
En-suite shower room: has a walk-in shower, hand basin, WC and a heated towel rail.
Bedroom 2: another superb room with a king-size bed, bedside tables and lamps and a built-in wardrobe.

Bedroom 3: twin bedroom overlooking the garden (with zip-linked beds which may be configured as a super king-size - the beds will be as twin by default so please request super king at time of booking if required), bedside tables and lamps, wardrobe, dressing table.
Bathroom: has a small roll top bath, hand basin, WC and heated towel rail.
Outside
There is off-street parking for three to four cars in the shingled parking area at the front of the house. The entrance to the driveway is shared with the neighbouring house. Entry to the house is via the side door. There is an electric car charging point.
There is a lovely, spacious rear garden which is mainly lawned with a patio area. Though the garden is enclosed, we cannot guarantee that it is dog proof! A lock has been fitted to the garden gate for safety and security.
There is a round garden table with 8 chairs and a charcoal Weber barbecue for guests to use.
It is only a few minute's walk to Burnham Market's village green with its excellent selection of shops, galleries and restaurants including the renowned Hoste Arms, Number 29 and Socius.

Village
Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.
Visit
With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

This house is fabulous. It is so well appointed. No matter what the weather was like it was just a joy to be in the house. Bizarre comment but the pantry was fantastic. Grand daughter and dog so enjoyed the garden and sitting out on the patio was sheer delight. The roll top bath was most relaxing and showers powerful. The snug was beautiful likewise the garden room for those wanting peace . Enjoying the beach at Brancaster and Wells no matter what the weather. Have always loved just being in Burnham Market. Loved Burnham Overy Staithe even in the rain.
A beautiful, well equipped property in an ideal location for exploring north Norfolk. Visits to Pensthorpe and crabbing at Wells next the Sea.
Very good property for dog owners. Stair gates are provided, but the configuration of the house makes their use unnecessary as it is easy to keep dog out of the hall. The house added to the enjoyment of our stay in Norfolk (along with the weather). We particularly liked that there were 4 bathrooms; that the water was always hot and at a good pressure for all showers; that the garden was suited to our dog. The highlight of our stay was the music festival, which we have attended in previous years.
Great location to explore the beautiful beaches and coastal towns. REally enjoyed lazy days on the beaches and seeing the seals at Brancaster. Wells-next-to-Sea is a lovely family holiday destination and great for crabbing over the harbour wall.
The Lamp House is an excellent and well-appointed holiday home. The number and arrangement of the bedrooms gives great flexibility. The four bathrooms/shower rooms mean that there is never any pressure on such facilities. The fully equipped utility room is a great asset. The spacious sitting room/dining room and modern kitchen make for easy living. The conservatory is another pleasant space. A house that was pleasant to be in. Facilities - shops and eating places - close by.Very central for the whole stretch of the North Norfolk Coast - beaches and countryside.
We had a lovely stay with friends at the Lamp House. The property was well appointed and the welcome card and selection of local food left in the kitchen basket was a really thoughtful touch.
The beds were very comfortable and there was ample room for all of us. Our dog Benson loved having his own room downstairs too as well as having a sniff around the beautiful garden.
The location could not be beaten with all the amenities of Burnham Market village on the doorstep. We ate out at the Hoste and Number 29, enjoyed some wine from Satchells and the most delicious morning coffee from the Tuscan Farm Shop. Days out included Norwich, the Broads, Blickling Hall, Brancaster beach and Wells-next-the-Sea.
We saw a young fawn appear briefly in the garden on a couple of occasions which was unexpected but an absolute joy. One evening we even had some sun, so made use of the BBQ, having sourced supplies from the local shops in the village.
We absolutely loved the Lamp House. Beautifully decorated, plenty of space and the beds were so comfortably I didn’t want to get up in the morning. It was so well equipped too. The garden was perfect for my grandson to run around and my pooch also enjoyed it. Location was great too, easy walk into Burnham Market. The Lamp House is a credit to its owners who seem to have thought of everything.
We have just returned home from a New Year break in Burnham Market and just wanted to take the time to thank you and to say how lovely the Lamp House was, we were really impressed. Rooms just keep coming! I loved the kitchen!

The house was amazing. Homely, tasteful and practical all in one go. We relaxed as soon as we walked in the door which is important when only staying for a short time. Couldn't fault it. Being with old friends in such a great place. A member of the party has already booked to come back next June with family!
A lovely holiday house. A home from home and having rented holiday homes over the past 15years on the Norfolk coast the general consensus was one if the best places we have stayed on so many levels. Beautiful house, convenient for Burnham Market shops and restaurants. Great attention to detail and very calm space to be in. Pretty garden over looking fields. Well decorated and calm house. Paddleboarding on the creeks and great food in the restaurants was our highlight. Renting a beach hut at Wells makes it a more pleasurable experience.
A very comfortable, warm,spacious and very well equipped house. Lovely to have the field with the hares at the end of the garden. We enjoyed everything!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
