Tarnside is a luxurious contemporary holiday home, one of the prestigious new properties on the exclusive Heartwood development, quietly located overlooking an attractive planted pond. This beautifully presented home has a sociable open plan kitchen/dining/living area downstairs, with the first floor accommodating two lovely bedrooms each with their own bath/shower room. No expense has been spared by its owners in furnishing and equipping the house for their own family use and comfort, with a wonderful selection of wall art. Outside there's a fully enclosed private lawned garden, peacefully positioned in the heart of Docking village only four miles from the stunning coast at Brancaster and Thornham and 10 minutes drive to the picturesque Georgian village of Burnham Market.

Ground Floor
A modern air-source heat pump ensures the cottage is warm and comfortable throughout the year with underfloor heating and thermostatic controls.
Entrance into the hallway with console table and coat hooks.
Cloakroom: with hand basin and WC.
There's a light and airy open plan kitchen/dining/sitting area with a great selection of wall art. Lovely views from the bay window at the front overlooking the picturesque pond and access via the kitchen door to the enclosed rear garden.
Kitchen: contemporary high specification kitchen which is well-equipped with new appliances including an integral electric oven and microwave, induction hob, integral full-height fridge/freezer, integral dishwasher, integral washer/dryer and a Nespresso vertuo coffee machine (some pods will be provided).
There's a back door from here leading out to the fully enclosed garden with terrace and lawn.
There's plenty of room for six guests to dine in comfort with a wooden dining table and six chairs. (The table has 2 extra leaves and may be extended to seat up to eight if needed, using the bedroom chairs).
The sitting area has two comfy new sofas, side tables with Sonos speakers disguised as table lamps, coffee table and a Smart TV. There's a desk in the bay window with USB and wireless charging ports - the wifi is fast fibre so ideal if needing to work whilst away.
First Floor
The stairs are not steep and there is a hand rail.
Bedroom 1: beautifully presented room overlooking the pond, furnished with a super king-size bed, bedside tables with Sonos speaker lamps, built-in wardrobe with shelving, a wall-mounted Smart TV and a dressing table.
En-suite shower room: with underfloor heating, modern shower, hand basin, heated towel rail and WC.
Bedroom 2: with views over the back garden and playing field. Newly furnished with twin beds, bedside tables and lamps, chest of drawers, wall-mounted Smart TV and a dressing table.
Bathroom: high quality tiled bathroom with a bath with overhead shower, hand basin, heated towel rail and WC.
Outside
The house has off-street parking for up to three cars in the drive in front of the garage.
This is a lovely peaceful location away from any main roads and any passing vehicles are for access to neighbouring properties only.
The private rear garden is fully enclosed by a high fence, making it dog-proof and safe for young children. There's a large patio area with outside sofas and an outside dining table and four chairs, as well as a good-sized lawn. There's access to part of the garage where the outdoor cushions are stored.
Please note that there is no barbecue provided. The garden backs onto the large playing field in the centre of Docking village.
Unspoilt sandy Norfolk beaches at Brancaster and Thornham may easily be reached with a 10 minute drive. The picturesque Georgian village of Burnham Market is only 5 miles too.

Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
