Sunnyvale is a delightful converted period cottage which has been cleverly designed to combine a wealth of original features with a contemporary twist. This gorgeous cottage has been beautifully presented by its owners ready for holiday letting, carefully equipped with everything needed for a relaxing and comfortable stay. There's a sociable open plan lay-out downstairs with original beamed ceilings and reclaimed floorboards, including a lovely sitting area with a wood-burning stove and a contemporary kitchen. The striking exposed staircase leads upstairs to the three lovely bedrooms and the contemporary family bathroom. Outside is the advantage of a private fully enclosed garden and off-street parking for two cars.The cottage is conveniently located in the heart of Docking village within walking distance of a pub, village shop, fish & chip shop, playground and fishing lake. It is within 10 minutes drive of the beautiful coast at Brancaster or Thornham and also the popular Georgian village of Burnham Market.

Ground Floor
Stunning open-plan lay-out with an attractive original beamed ceiling and reclaimed wooden floorboards, with a feature central staircase.
Kitchen: contemporary kitchen with a door opening out to the back garden. Really well-equipped with an electric oven with ceramic hob, integral dishwasher, integral fridge, integral freezer, integral washing machine and a microwave.
Sitting/Dining Area: warm and comfortable with a wood-burning stove, comfy sofa and armchairs, HD TV, Denon sound system and a DVD player. Free wifi is provided throughout the cottage. There is a large dining table with bench seating down each side, comfortably seating six guests.
There's a central contemporary staircase leading upstairs and guests should be aware that whilst it is enclosed on either side, it has an open tread and may not be suitable for very young children.
First Floor
Bedroom 1: lovely room with a wrought iron double bed, bedside tables and lamps, digital clock radio, built-in cupboards with original wooden doors, dressing table shelf, hairdryer and large mirror.
Bedroom 2: another good-sized room with twin beds and feature wooden panelling, bedside table and lamps, built-in cupboard.
Bedroom 3: light and airy single room with a bedside table and lamp, built-in cupboard.
Bathroom: contemporary bathroom with a walk-in shower, bath, hand basin, heated towel rail and WC.
There is an iron and ironing board in the cupboard at the top of the stairs
Outside
There is a shingled driveway to the side of Sunnyvale where there is off-street parking space for two cars, with two pedestrian gates giving access to the fully enclosed back garden. The private garden has been landscaped with contemporary walling and has a patio area with outside furniture and a lawned area, making it safe and secure for children.
It is only a short walk to a well-stocked village shop, fish and chip shop, pub and a children's playground. The beautiful Norfolk coast at Brancaster and Thornham may easily be reached within a 10 minute drive.
Floorplan
Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Lovely cottage and good location for trips around and about Norfolk. Cottage is beautifully done and has all amenities required.
Cottage nicely presented on the whole , and equipment is good and works well. Seeing Some of Norfolk again , although my two young Grandsons wanted only the beach , but they did also enjoy the two English Heritage Sites we visited and the Glass Making .
We had a lovely holiday at Sunnyvale! Beautiful cottage and well equipped. The Norfolk countryside and beaches are stunning!
A lovely spacious clean cottage, did have a concern about road noise but it really wasn’t a problem, very well equipped. Private parking onsite ,good location for several nearby beaches,Holkham estate,Nature reserves
"We had a great stay at this lovely cottage. Although it is old and attractive on the outside, it is modern and well-designed on the inside making clever use of the available space. It feels roomy, light and airy, was clean and tidy and the beds were comfortable. The simple garden at the rear catches the sun in the afternoon and we made good use of the picnic table. Docking is a historic village with some interesting buildings and is ideally located for exploring the coast and countryside. We will definitely come back again soon."
We had an amazing stay at the cottage, it’s a beautiful space and we felt instantly at home as soon as we arrived. We particularly liked the open plan floorplan downstairs, that was perfect for our group to socialise throughout the evening and the bathroom which felt really luxurious.
We look forward to visiting again soon it was a great base for visiting Norfolk.’
Great practical kitchen with lots of workspace. Comfortable period bedrooms upstairs. Garden and cleanliness both 9/10.
Sunnyvale was in really good condition, thanks. The lawn was nicely tended, there were some beautiful roses growing. It was simple but comfortable. We really liked this home.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
