Sunnydene is a much-loved period Norfolk coastal cottage with a fabulous long garden overlooking the marshes with direct access onto the coastal path. It has been used exclusively as a private holiday home to date and offers comfortable accommodation for up to six guests. Downstairs there is a well-equipped kitchen, separate dining room, spacious sitting room, utility room and a shower room. Upstairs are three good-sized bedrooms and a bathroom. It is conveniently located in the heart of the highly sought after village of Brancaster Staithe with off-street parking in the front driveway. It's only a short walk to The White Horse Inn and the Jolly Sailors pub, the picturesque harbour, the village playing fields with tennis courts and a nearby Coastliner bus stop.

Ground Floor

Entrance via the front door into the hall with an inner porch and ample coats and boots storage. For safety there's a stair-gate from here to the rest of the house.

Kitchen: a well-equipped kitchen overlooking the garden with an electric oven, dishwasher, microwave and an abundance of kitchen equipment.

Utilty room: useful room with a washing machine and a full height fridge/freezer.

Shower room: with a walk-in shower, hand basin and WC.

Sitting room: has two seating areas and comfortably furnished with two sofas, a chair, a wood-burning stove, Smart TV.

Dining room: space to eat in or relax in with a dining table and six chairs, a sofa and a TV.

The stairs lead up from the hall and are not steep with a hand rail.

First Floor

Landing has lovely sea views.

Bedroom 1
: a lovely room at the front of the cottage with a double bed, bedside tables and lamps, chest of drawers and a clothes hanging rail.

Bedroom 2: a good-sized light and airy room at the front of the cottage with a double bed, bedside tables with lamps and a chest of drawers.

Bedroom 3: lovely bedroom with views across the garden with twin beds, bedside table and lamp and a chest of drawers.

Bathroom: with bath with an overhead shower, hand basin and WC.

Outside

At the front of the cottage is a large shingled driveway with parking for two cars.

There is a fully enclosed private garden at the back of the cottage which is extremely long and leads directly down to the coastal path. There is a patio area nearest the house with an outside table and chairs and a built-in brick barbecue. The remainder of the garden is laid to lawn with plant and shrub borders.
Towards the end of the garden is a fabulous seating area with outdoor sofas cleverly positioned to enjoy the stunning views across the staithe and out towards the sea. There's also an undercover outdoor table and chairs for alfresco dining.
At the bottom of the garden is a gate which leads onto the coastal path which leads to the harbour and then onwards to Brancaster beach.

Simply the perfect location within only minutes walk to the harbour, the Jolly Sailor pub, The White Horse restaurant and the Deepdale local shops. The Coasthopper bus stops nearby and provides an excellent service along the coastal road, so you can walk to another village and catch the bus back!

Village and Harbour

Brancaster Staithe is the coastal village nestled between Brancaster and Burnham Deepdale which flow into one almost continuous settlement. The village boasts a picturesque fishing harbour with sailing club with sailing school, two lovely pubs, The White Horse with outside dining that looks over the Staithe and has a great seasonal menu. The Jolly sailors which boasts a national family pub award, they have an outside eating area, play area and serve delicious pizza as well as putting on music events as well as an Ale festival. Near the harbour is the National Trust Activity Centre, just off the coastline is the Scolt Head Island National Nature reserve as off shore 4 mile long sand bar that extends from Brancaster to Wells-next-the-Sea. You can take a boat trip with Branta Cruises to visit the island, also great for bird watching so take your binoculars. Be sure to pop to The Fish Shed for some lovely sea food and the famous Brancaster Mussels.

On the Door Step

Burnham Deepdale merges with Brancaster Staithe and has the Dalgate Market shops, cafe, great for breakfast, tourist information and bike hire. Annual Spring Market, 1940’s weekend and The charming Christmas Market are some of the events you can visit at Dalgate market

With the Norfolk coastline being one of the most diverse in the country many of the beaches have something different to offer. The Coastal Path makes for beautiful scenic walks to take in the sea air. There is some great wildlife form the many Nature reserves, Titchwell, The Lookout in Holkham Nature Reserve and Cley Marshes Visitors Centre to name a few. Some more unusual animal encounters might be the Llamas in Wells or the beautiful seal trips from Blakeney or Morston.

What a stunning place Sunnydene is! Such a sweet, comfortable house and just the most incredible views and garden. We had a wonderful stay and really cherished getting to enjoy those beautiful marshside views. A truly wonderful property in our favourite location and ideal for coastal path walks and wandering around the staithe. Those views! Just incredible and such a treat. The garden is gorgeous and so great to have the top bit enclosed for dogs. The outdoor seating area is gorgeous and I can imagine lovely when the sun shines. Even on a cold and wet February morning, it was lovely to sit there and enjoy the view. House has all you need and was very comfortable. The views from the upstairs hallway so stunning and a lovely big bathroom too.

This was our first stay at Sunnydene but our 6th in Brancaster Staithe. Our usual cottage was unavailable but Sunnydene was even nicer! The location is perfect for walks, beaches, lunches, coffees, dinners, shopping A highlight this time was the sea shanty evening at The Jolly Sailor. All local restaurants and pubs are great. The house…beautifully clean and well equipped. Heaps of space ( both kids were revising at one stage at the dining table)and was great to not have bunk beds in the 3rd bedroom. The garden is wonderful and we even enjoyed a lunch al fresco (February!) We look forward to enjoying Sunnydene again. The weather was great for February Garden was wonderful Lots of space for 5 and a dog Warm, clean, comfortable house. Views from the house and garden were stunning. We loved the house and didn’t want to leave.

Great property and a fantastic location. The first week of February can be chilly but this property was set up to cope with the elements. Everything about it was first class. We will be back to enjoy the summer months very soon. The garden access to the coastal path which was ideal for our Black Lab. plus the Jolly Sailor never disappoints.

We had a fantastic stay over Christmas and loved the house and location. The house had all that we needed and was even decorated for Christmas which was a lovely touch. It was perfect for walks with the dog onto the coastal path, but we did need to watch out for both the deer and rabbits in the garden ! The local pubs were both great for eating out and the shop and Fish Shack in the village had everything we needed during our stay. We would definitely stay at the property again.

Great place to stay positioned a short walk to two nice pubs plus a short walk to deepdale cafe for a great breakfast and shops House is lovely with everything you need nice comfy beds .The seating area towards the bottom of the garden is a lovely place to sit and view the marshes. The garden has lots of rabbits and a deer which is lovely for children not so good if you have dogs.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
