Sea Lavender House is part of the exclusive Powell's Yard development, which has been imaginatively constructed in a barn style, using local chalk and flint. This is a beautifully presented luxurious holiday home which has been tastefully furnished to an extremely high standard to comfortably accommodate 6 people within its 3 lovely bedrooms. There is a wonderful feeling of space throughout with a stunning kitchen/breakfast room with a high vaulted ceiling with white-washed beams, and a wonderful light and airy spacious living room; both rooms with glazed doors opening onto the garden. The fully enclosed south-west facing garden is safe and perfect for children, or for enjoying a quiet meal alfresco on the terrace. It is quietly located off the coast road within a short walk from the gorgeous sandy Brancaster beach, the acclaimed Royal West Norfolk golf club and the excellent Ship Hotel. Just a few minutes drive away is the charming Georgian village of Burnham Market or for keen ornithologists there's the nearby RSPB reserve at Titchwell.

Ground Floor
Entrance into the wonderful full height open plan living area which leads through to the stunning kitchen. This whole area has oak flooring.
Kitchen/Breakfast room: a full height barn-like room with a vaulted ceiling with white-washed beams. Very light and spacious with full height windows and glazed doors which open onto the terrace, with a contemporary high specification kitchen and central island, with a dining area overlooking the garden. The high quality kitchen is extremely well-equipped and has a Bosch electric oven with a second built in oven/microwave, built-in fridge/freezer, built-in dishwasher, There are 2 cafetieres and ample cupboard and storage space. At the far end of this stunning kitchen is an oak dining table and chairs which may seat up to 8. (There is a high chair available if required.)
Utility Room: a useful room which houses the boiler and has a washing machine, tumble dryer and a sink. Just outside this room is space for coats and boots storage.
Cloakroom: with a WC and hand basin.
Living Room: wonderful light and spacious room with a full height window and glazed doors to the terrace. Tastefully furnished with a contemporary wood-burner (wood provided for your first evening), 2 sofas and 2 chairs, console table, rug, digital plasma TV with freeview and there is a DVD player.
There is the advantage of wifi provided throughout the house.
First Floor
The stairs are not steep and lead up from the entrance area.
Every effort has been made to ensure that guests have a comfortable nights sleep with each bedroom having high quality mattresses, pillows and bed linen.
Bedroom 1: at the front of the house and has a king-size bed (which may be unzipped to make twin beds if preferred, request on booking), large built-in oak wardrobe, bedside tables and lamps and a chest of drawers.
En-suite shower room: a contemporary walk-in shower, hand basin, WC and heated towel rail.
Bedroom 2: overlooks the rear garden and has a king-size bed, bedside tables and lamps, a built-in oak wardrobe and a chest of drawers.(Travel cot is stored in the wardrobe).
Bedroom 3: at the front of the house with twin beds, a bedside table and lamp, a wardrobe and a chest of drawers.
Bathroom: contemporary tiled bathroom with a walk-in shower, hand basin, bath, WC and heated towel rail.

Outside
Sea Lavender House is located in Powell's Yard which is a quiet development, situated off the coast road. There is off-street parking immediately in front of the house for 2 cars.
The rear garden faces south west and is fully enclosed and private. It has a terrace with outside furniture, a charcoal barbecue and a lawned area.
It is only a short walk to the gorgeous sandy Brancaster beach and also the Ship Hotel. For those not wishing to drive, there's the added advantage of the Coasthopper bus which stops nearby.
Beach
Brancaster has a beautiful far reaching golden sandy beach, ideal all year-round destination. Brilliant for sunny beach days with all the family, dogs too! There is a handy kiosk shop for refreshments and all-important beach games, kites and bucket and spades and a convenient large car-park just 50m from the beach. Brancaster Golf club is also beachside, if you walk left from the golf club there is an inlet where you can often see a seal or two basking in the sunshine. Be careful to check the tide tables for access to the beach as the beach road can get flooded at high tide.
Village
A superb Norfolk coastal village, if you are looking for a great beach holiday with activities such as scenic walking, sailing, wildlife and great sea food, Brancaster is the perfect place!
Set on the Norfolk Coastal Path and made up of two villages Brancaster and Brancaster Staithe. You can try the famous Brancaster Mussels and excellent sea food from many of the restaurants and kiosks: The Ship Inn is in the heart of the village and offers excellent dining. In neighbouring Brancaster Staithe The White Horse with spectacular views of the Staithe. The Fish Shed is well worth a visit, not only for fish but many other local delicacies too! For the young at heart Brancaster has a village playground, sports and playing fields for tennis netball and football, located behind The 71 Club Village Hall, bar and shop.
Visit
Neighbouring Brancaster Staithe with its harbour, a great sailing school, National Trust Activity Centre, The White Horse and The Jolly Sailors, awarded the nation’s best family pub and serve fantastic pizza! Brancaster Staithe Merges with Burnham Deepdale where you will find Dalegate market with a range of shops, excellent cafe, tourist information and bike hire. Burnham Market is just a short drive south a lovely leafy, trendy and quintessential Norfolk village, with boutique and independent shops, galleries and lovely range of eateries.
There are many wonderful beaches and villages to explore along the coastline, from Wells, iconic for the colourful beach huts to the unspoilt nature reserves of Titchwell, Holme and Snettisham.
History
A petrified forest can be seen at low tide (west of the golf club) remains of vegetation that looks a bit like black rubber. You may also spot an old shipwreck on the beach, the remains of SS Vina which was used by the RAF for target practice before the Normandy landing.
To the east of the village is the grass covered mounds of the National Trust Branodunum Roman settlement, which is an old Saxon Shore fort, first used to protect shipping and trade on the coast

A very comfortable house in a great location.The location - which gives you a lovely walk to the beach or through the reed beds,The bed in the master bedroom is super comfortable.The kitchen is excellent and very well equipped.The underfloor heating is very efficient.

Our second stay in this lovely house - luxurious quiet space. 2 visits to Holkham Hall - half term activity good but rather soggy. Excellent cafe which we would recommend. RSPB Titchwell is a favourite and thankfully we had a dry afternoon - curlew spotted.Semi-dry walk to Holkham Beach before heavy rain and sleet.Visited Norfolk Lavender for the first time in years - very good farm shop.Thankful for the log burner after a cold wet day!Enjoyed pizzas etc in the warm Yurt at Thornham. Also Eric's for fish and chips - Halloumi fries appreciated by our younger member!

Lovely space and good location. We very much enjoy visiting old haunts and discovering new ones. It’s a great location to use as a base. High waves a few nights running, making it extra special to have an evening swim.

The spacious downstairs, parking, multiple bathrooms/toilets, garden and patio space all worked well for us. Location was good. Walk to the sea was further than I'd imagined but the pub and village shop were both good. Good selection of books to read and Netflix subscription was useful for keeping the toddler entertained in the early mornings.
Very comfortable house , very well equipped and plenty of space! We will definitely return. The highlights of our stay was the amount of space on offer also the lovely sunny private garden.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
