The original Old School House, part of School Pastures, has undergone extensive renovations to create a luxurious coastal holiday home for up to four guests, available only during low season. Designed for private use, no expense has been spared, or detail overlooked, to create this stylish home which provides everything that you need for a fabulous holiday (and more!). Whilst inside enjoy super comfy beds, bespoke sofas, contemporary bathrooms and high spec. appliances; whilst outside there's an outdoor kitchen, top of the range barbecue, two outside showers. All the high quality furnishings, fittings and appliances are brand new, purchased in 2023. It's ideally located only steps away from the coastal path and within walking distance of the Deepdale shops, bike hire and cafe, close to the highly acclaimed White Horse restaurant with its stunning coastal views.

Ground Floor
Entrance via a courtyard garden into the cleverly designed "link" between The Old School House and School Pastures, which provides an entrance hall, with plenty of coats and boots storage. There is a locked door to School Pastures which is not available with this let.
Utility room: useful room with a door to the back garden, Miele washing machine, Miele tumble dryer, overhead clothes airer, Belfast sink, ironing board, hoovers and a specially designed area for a dog bed.
Shower room: large walk in shower with hand held head and drencher head, hand basin, WC, heated towel rail and under floor heating.
This original school building has been transformed into luxurious accommodation, with a fabulous open plan ground floor living space with high ceilings. All the ground floor here has underfloor heating.
Kitchen area: well-equipped with an electric combination oven and two induction hobs, slim-line dishwasher, two built in fridges both with ice-boxes, coffee machine. There's a kitchen table with four chairs, as well as a breakfast bar with two stools.
There is a travel cot and high chair stored in the under-stairs cupboard. Children's Ikea cutlery, plates and beakers are provided and stored here too.
Sitting area: wonderful spacious high-ceilinged area with a wood burning stove, three large bespoke velvet sofas and a massive 78" Smart TV.
First Floor
The stairs are not steep and there is a hand rail.
Bedroom 5: charming room with a sloped ceiling and velux windows (with electric black-out blinds). Beautifully furnished with a super king-size bed (with storage drawers), bedside tables and lamps, dressing table, door hooks and a Smart TV.
Bathroom: contemporary with a free-standing bath, hand basin, WC and heated towel rail.
Bedroom 6: another lovely room with a sloped ceiling and velux windows. Furnished with twin beds, bedside tables and lamps, two built-in storage cupboards with shelves and hanging space and a Smart TV.
Outside
Please note there are security cameras on the external walls but these are turned off during rentals.There is a tarmac parking area at the front of the house for at least three cars. Please note that parking on the green verges is not permissible. There is a lockable pedestrian gate which leads through to the front courtyard garden.
An EV charger is available for guests to use - please inform us if used and a surcharge for additional electricity will be added.
The courtyard garden is fully enclosed and has a bench seat, an outdoor shower perfect for sandy feet and dogs!
The rear garden has been fully landscaped and totally enclosed to create a wonderful space for outdoor living. There's an outdoor kitchen, top of the range gas barbecue with a pergola and an outside table and chairs for 12. There's a raised lawn and a variety of shrubs and plants.
Guests should be aware that although there is a hot tub in the garden it is for private use only and is not included in the rental.
This fabulous house is conveniently located within a short walk of Deepdale shops and cafe, The White Horse, the harbour and coastal path and also the Coast Hopper bus stop.
Floorplan
Village
Situated on the North Norfolk Coast set between the villages of Brancaster and Burnham Overy Staithe, merging into one with Brancaster Staithe. Most notable is the Dalegate Market in Burnham Deepdale which has a large convenience shop and garage and Deepdale Cafe, ideal for refreshments after a walk along the coastal path and renowned for it's fabulous breakfasts. There is also bicycle hire and a tourist information centre, a range of clothing and lifestyle shops and if you need some new binoculars the One Stop nature shop. It's home to the Deepdale backpacking and camping site and hosts some lovely events throughout the seasons, from live music to the brilliant Spring and Christmas markets.
The coastal path is on the doorstep and is ideal for spotting bird life and photography, across the salt marshes and Scolt Head Island. During the autumn and winter the skies fill with pink footed geese, tens of thousands of cackling flocks arrive in Norfolk and depart by the spring.
Visit
The quintessential village of Burnham Market, is south of Burnham Deepdale, where you can source most Norfolk delicacies like Brancaster mussels, Cromer Crab, samphire and the famous fish cakes from Gurneys. Sit on the pretty green with something delicious from the deli and watch the world go by. With wine merchants, a range of super independent lifestyle shops, galleries, restaurants and bars to visit, this is a popular destination which makes a lovely day out too!
The lovely estate house of Holkham Hall with the lake for boat hire, woodland walks, walled garden, ropes course and woodland play area, is a great day out for all ages. You also have the fabulous beach, so natural and idyllic it is often used as a backdrop to films and music videos.

Fantastic stay, far exceeded my expectations. Top quality renovation with no expense spared. Had everything we could have possibly wanted and more. Loved the beautiful sunny courtyard, we enjoyed lovely morning breakfasts and afternoon drinks in the sunny, private and peaceful sun trap. Also loved the amazing tv and surround sound set up, very impressive. Perfect for watching the England 🏴 football match.

Beautiful place to relax, high quality fixtures and fittings and located in village with pubs and cafe and shops within walking distance. Great find and we will return. Use of main garden next door with fabulous outdoor kitchen. Weather didn't allow usage and of hot tub but we will next time. All the design and fittings are high quality and kitchen really well kitted out. Having utility room and outdoor showers a real bonus.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
