Sandpiper Cottage is an immaculately presented spacious three-storey house with stunning uninterrupted coastal views.This is a lovely place for family and friends to stay throughout the year, with an open plan kitchen/dining/sitting area enjoying the fabulous views and a separate sitting room. There is a superb master bedroom suite, with king size bed, on the top floor with gorgeous views, with a further three bedrooms and two bathrooms on the first floor. The fully enclosed back lawned garden has a patio, providing the perfect spot to sit and enjoy the open views. It is conveniently situated only minutes' walk to the coastal path with access to the sandy beach and a short distance from the highly recommended Titchwell Manor and Briarfields hotel.

Ground Floor
Entrance hall: with plenty of space for coats and a seat to put on boots ready for a walk on the marsh.
Cloakroom: hand basin and WC.
Kitchen/dining/sitting area: superb uninterrupted views across the marshes and out to sea from this open plan area.
Kitchen: well-equipped with integral appliances which include a dishwasher, double electric oven, smeg halogen hob, fridge and freezer. There is a separate utility room: with a washing machine and a tumble dryer.
Dining/Sitting area: has a large dining table and chairs to comfortably seat up to eight guests. There are carefully positioned cane sofas to enjoy the lovely views and doors opening out to the fully enclosed garden
Sitting room: comfortably furnished room with an open working fireplace, a sofa, two armchairs, flatscreen TV with DVD player and occasional lamps.
There is the advantage of unlimited Wifi for guests to enjoy whilst staying.
First Floor
The stairs are not steep and there is a handrail. There is a landing, positioned to enjoy the lovely seaviews.
Bedroom 2: a lovely light and airy room with superb coastal views. Beautifully presented with a king-size bed, bedside tables and lamps, built-in wardrobe and chair. En-suite bathroom: bath with shower mixer taps, separate walk-in shower, hand basin, heated towel rail.
Bedroom 3: another well-presented room with full size twin beds, bedside tables and lamps, chest of drawers, dressing table and built-in wardrobe.
Bedroom 4: has bunk beds, bedside table and lamp and chest of drawers..
Family Bathroom: Bath with shower mixer taps, hand basin, heated towel rail and WC.
Second Floor
The gentle staircase leads up to the top floor containing a wonderful light and spacious master bedroom suite with stunning views.
Landing: with an extra single bed.
Bedroom 1: superb room with stunning coastal views. Contains a king-size bed, bedside tables and lamps, large chest of drawers and TV. En-suite shower room: with walk-in shower, hand basin, heated towel tail and WC.
Outside
There is parking for 2 to 3 cars in the shingled driveway at the front of the house. The rear garden is fully enclosed and backs on to the marshes which lead out to the sea. There is a paved area with garden furniture and a charcoal barbecue.
It is only minutes walk to the coastal path which leads across the marshes and out to the gorgeous sandy beach. Also within a short walk are two excellent places to eat and drink: Titchwell Manor and Briarfields.

We’ve had a lovely holiday here at Sandpiper cottage and have already recommended it to some friends. The place has been really well designed and thought through. My 84 year old mother who thought would never see the sea again has spent two mornings on the beach courtesy of the proximity of the dykes, the path and a recently purchased all terrain wheelchair!
Once again thank you and the owner for a lovely holiday. My usually Unimpressed elder son has already asked whether can return. It’s a very good place for a family.

From here there is direct access onto the coastal path with easy walking to Old Hunstanton in one direction and Brancaster in the other.
