Sanderling is a superb, stylish detached house tucked away in the heart of Burnham Market in its most highly sought after lane. This beautifully presented house has been tastefully furnished by its new owners for use as their second home, with a lovely sitting/dining room reaching from the front to back of the house with doors out to the attractive enclosed garden. There's a well-equipped kitchen with a breakfast area that also looks over the garden and the added advantage of a downstairs shower room and a separate snug /TV room, perfect for cosy evenings or a separate space for children or young adults. Upstairs all bedrooms are beautifully presented with the two double bedrooms enjoying views over Herrings Lane; a large twin bedroom and single bedroom both with views to the garden and the fields beyond. The private garden is ideal for dining alfresco and there is a good sized parking area to the front of the house for 2 cars which has the benefit of an EV charger. The house is Ideally situated within walking distance of the picturesque village green and its fabulous selection of shops, galleries and restaurants. The gorgeous Norfolk coast is only 5 minutes drive away.

Ground Floor

Front entrance hall: with bench and mirror and staircase to the first floor.

Entrance is via the back door which leads into a handy space for boots and coats storage.

Sitting room/dining area: a light and airy space with glazed doors which open onto the enclosed terrace garden. Stylishly furnished with two large comfy sofas and two occasional chairs, large foot stool, Smart TV and a wood-burning stove. There is a contemporary oval dining table which seats up to eight people and a sideboard with vinyl record player. There is an archway leading through to the kitchen.

Kitchen/breakfast room: A good sized fitted kitchen which is well equipped and includes an electric double oven with electric hob, Grind coffee machine, built-in dishwasher, full sized fridge/freezer, a Dualit toaster and Sophie Conran crockery. There is a breakfast area with a round table and chairs seating four with glazed doors over looking the garden.
Double cupboard doors open up to a Utility area including washing machine, tumble drier and microwave.

Snug: with a large comfortable sofa, stylish lamps and a large Smart TV.

Shower room: with a walk-in shower, hand basin, WC and heated towel rail.

First Floor

The stairs are not steep and there is a hand rail.

Bedroom 1: Fabulous main bedroom with views to the front garden. There is a king-size bed with bedside chests of drawers and superb lamps, large built in double wardrobe and an occasional chair.

En-suite bathroom: bath with shower over, WC, hand basin, heated towel rail and wooden storage ladder.

Bedroom 2: a second lovely bedroom with a double bed, bedside table and lamps, large built in wardrobe and a chest of drawers.

Bedroom 3: with twin single beds with bedside table and lamp and a large built in wardrobe.

Bedroom 4: with single bed, bedside table and lamp and built in wardrobe.

Family Bathroom: has a bath with shower over, hand basin, WC and a heated towel rail.

Outside

There is plenty of off-street parking for up to 2 cars at the front of the house. There is also the benefit of an EV charger for electric vehicles.

At the rear of the house is a fully enclosed private garden which is part paved and part shingled. There is an outside dining table and chairs easily seating eight and a fabulous large gas barbecue grill. For relaxing there are two sun-lounging chairs. The sunny front garden has a seating area for two and a grass lawn.

It only takes a couple of minutes to walk to the village green and the beautiful coast may be easily reached within a 5-10 minute drive.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

What a great property and Burnham Market was lovely. Really close to the village and nice walks to keep our dogs happy - even better when you drive the 10 minutes to great beaches! Holkham Estate within 15 minutes for great walks and a lovely setting. We just needed some snow and the Christmas look would have been complete.
A very easy house to be in. Really well equipped and a lovely space for 6 adults, a toddler and 2 dogs. Go on, have a relax, you know you want to! Great walks close by. Holkham Estate is always delightful. Burnham Market is great for a look in nice shops followed by a drink in the warmth of The Hoste. it was very easy to visit Sanderling. A great measure of a holiday cottage.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
