Samphire Barn is a stylish recently renovated barn less than 10 minutes drive to the coast and Wells-next-the-Sea, originally one of the Priory cattle sheds, located overlooking the picturesque Binham Priory, Norfolk's most complete and impressive monastic ruins dating back to 1091. This luxurious single-storey barn has been carefully refurbished and feels light and spacious, with the advantage of high ceilings throughout. The lovely sitting room has exposed brickwork and a wood-burning stove, and the new high spec kitchen is perfect for guests who enjoy cooking. A beautifully presented master king-size bedroom and a second twin room, make this perfect for one or two couples or a family to stay.
Guests may enjoy the shared landscaped garden with outside furniture, with the advantage of a private off-road covered parking with additional guest parking also available.
It's only minutes walk to The Parlour Cafe serving breakfast, lunch and afternoon tea and a short walk to the local dairy shop selling fresh milk, coffee and the locally produced Mrs Temples cheese, a well-stocked village shop and a good local pub. with North Norfolk's spectacular wide open sandy beaches less than 10 minutes drive away at Wells-next-the-Sea and Holkham.

Immaculately presented throughout. There are modern electric thermostatically controlled radiators, making it warm and inviting throughout the year for guests.
Free wi-fi is available for guests.
Entrance: with coat hooks and stone tiled floor.
Kitchen/Breakfast room: lovely high ceilinged room with views across to Binham Priory. It has been renovated to a high spec with granite worktops and appliances including a Rangemaster electric stove, integral dishwasher, fridge/freezer and a built-in bean to cup coffee machine AEG PE4561 - no beans provided – the machine takes any form of coffee beans.
There is a kitchen table and four chairs.
Sitting Room: beautifully presented high ceilinged room with exposed brickwork and lovely countryside views, a wood-burning stove with an initial supply of logs provided, ( more wood is available at the village shop ) sofa and two easy chairs, Sony flat screen freeview TV with a DVD player.
There is a washing machine in the hallway cupboard leading to the bedrooms.
Bedroom 1: beautifully appointed high-ceilinged room with a king size bed, bedside tables and lamps, desk and chair, mirror, hair-dryer and built-in wardrobes with plenty of shelving and hanging space.
Bedroom 2: another lovely light and airy room with twin beds and a chest of drawers.
Bathroom: fitted with a high quality contemporary shower, bath, hand basin, WC and heated towel rail.
All the bedroom furniture is new with high quality hypoallergenic bedding.
Outside
Samphire Barn is situated in Buttlands Close which is quietly positioned in the charming village of Binham overlooking the picturesque ruins of Binham Priory. There is a shared shingled driveway with allocated off-street covered parking for one car. There is additional off street visitor parking available.
The shared garden has been landscaped with a paved seating area with table and chairs.
It is a short walk to the local village shop and pub and also Abbey Farm Dairy where you can call in and help yourself to delicious truly fresh raw milk straight from their Friesian herd, coffee and locally produced cheeses. It’s only 10 minutes drive to the popular coastal town of Wells-next-the-Sea and the glorious sandy beaches along the North Norfolk coast.
Travel cots and High Chairs are available for weekly rental at an additional cost. Please ask at the time of booking.
Village
A tranquil and picturesque village making a great destination for those wishing for a relaxing escape. Binham is renowned for the ruins of Binham Priory once a great Benedictine Monastery, parts of which still survive today as the atmospheric Saint Mary's Parish Church. The village has the benefit of a village store, The Chequers Inn a splendid and welcoming traditional pub serving good food and ales and The Parlour cafe that serves breakfast, lunches and afternoon teas. In the centre of the village is a green where you can admire the traditional Norfolk brick and flint buildings. You can step out of your door and enjoy roaming the countryside for a peaceful walk through the village.
History
Binham has an entry in the Domesday Book of 1085 as Benincham, and Bin(n)eham. The entry mentions there were two mills in the area and the landowner was Peter De Valognes. The Binham Priory remains and the Church of Saint Mary which is the remaining nave of the once much bigger priory are in the care of English Heritage and are Grade 1 listed buildings.
Visit
Binham is the inland village of the coastal village of Stiffkey which is a great place to explore the salt marshes and muddy creaks of this area of outstanding natural beauty. An ideal place for walks taking in the scenery and expansive skies, your salty sea dog will love a walk navigating the landscape. The coastal town of Wells-next-the-Sea is close to Binham. with lots of local independent shops in Staithe Street and along the quay to visit. There is also the fabulous sandy beach with iconic colourful beach huts which makes not only for beautiful walks but a superb family day out.

Samphire Barn is a delightful cottage with just about everything you might need. The decor is modern and everything worked. We look forward to another stay next year. The cottage is within easy driving distance of the coast and many interesting inland towns and villages.

We had a lovely stay at the cottage over Christmas and would would recommend a stay at Samphire Barn. The location is excellent with a very friendly pub 150 Yards walk down the lane with plenty of local walks and access to the beach within a 10 minute drive.

Lovely cottage and location, perfect view!
It is in a lovely position overlooking Binham Priory with good local walks. It is very well appointed - very pleasant lounge, nice kitchen and comfortable beds. Having stayed last year, we were happy to return this year. We know the area well so always visit Cley, Wiveton cafe etc. This year Wiveton had their open gardens so we spent a happy afternoon visiting some beautiful gardens. As the weather was so good we spent most of the week nearer the coast.
Very happy to return to North Norfolk after too many years away. Perfect week at Samphire Barn.

We've had a great week staying at Samphire Barn, exploring the local area. Old Hunstanton beach, Hunstanton promenade, Burnham Market, the huge beach at Brancaster, where we didn't even see the sea! Fish and chips in Wells in the rain and a gorgeous sandy beach in the sunshine in Sheringham, which was nice and safe for children as lifeguards were present. Nice curry at the Taste of India in Holt (worth booking) and pub lunch at the Nelson in Burnham Market. Children also enjoyed nearby play area and footie pitch along with hide and seek around the ruins opposite!
We had a wonderful stay at Samphire Barn in Binham. Beautiful, comfortable accommodation and the location is perfect for exploring the North Norfolk coast. Sowerby's were exceptional in their customer service and could not be any more helpful. A fabulous experience altogether and we will definitely return.

Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
