Saltmarshes is a spacious brick and chalk house, ideally located in a quiet lane, making it the perfect holiday home for families, bird-watchers and those keen to enjoy the peace and beauty of the north Norfolk coast. It is a 3 bedroom house which comfortably sleeps 6 people, with a large enclosed garden, quietly located in the popular holiday village of Holme-next-the-Sea. There's the added advantage of having off-road parking for up to 4 cars and being within walking distance of the beautiful coast and the family-friendly White Horse pub, which also has a large beer garden and children's playground.

Ground Floor
Entrance hall: with space for coats and boots storage.
Cloakroom: with hand basin and WC.
Kitchen: spacious well-equipped kitchen with a built-in electric double oven, fridge/freezer, microwave, washer/dryer and a dishwasher. There is a large dining table with 8 chairs, a wall-mounted 32" smart LCD TV and the back door to the garden.
Sitting Room: has a wood-burner and a large L-shaped sofa, armchair and 2-seater sofa, coffee table, side table with lamp, 50" LCD smart TV and DVD player. There are doors through to..
Conservatory: with a pine wooden floor and comfy sofas and an armchair, making this a lovely place to sit and look out over the garden.
There is the advantage of wifi provided throughout the house.
First Floor
The stairs are not steep and there is a handrail.
On the landing there is a chest of drawers (useful for storage for bedroom 3).
Bedroom 1: has open views overlooking the back garden and adjoining paddock. There is a super king-size bed, bedside tables and lamps, and a wardrobe with drawers. There is an en-suite shower room with a walk-in high pressure shower, hand basin, WC and towel rail.
Bedroom 2: has a king-size bed with bedside tables and lamps, wardrobe plus a chest of drawers. There are views over the marshes to the sea.
Bedroom 3: has twin beds, bedside table and lamp. There are views over the marshes to the sea.
Bathroom: has a bath, separate high pressure shower, hand basin and WC.
Outside
Saltmarshes is set well back from the road and there is plenty of space to park in the private driveway at the front accessed via electric gates.
The rear garden is completely enclosed and is mainly lawned with established shrub and flower beds. There is a brick weave terrace with outside furniture and a barbecue. There is also a secure kennel complex in the garage as well if owners wish to leave dogs there during day or night (please - no dogs left un unsupervised in the house). Dogs are only allowed in the kitchen and hard floored hall and not allowed in the carpeted lounge or upstairs.
It is only a short walk to join the Norfolk coastal path and the lovely walk across the marshes out to the gorgeous sandy beach and the NWT reserve at Holme-next-the-Sea.

Beach
A pretty village which is a hidden gem located on the North Norfolk Heritage Coast. Holme has an expansive flat sandy beach, ideal for beach games and sand castles during low tide.
In Autumn Holme Dunes is a great area to spot migrating birds from the NWT Nature reserve with a number of hides and trails.
Village
Holme is a designated Area of Outstanding Natural Beauty and is also where the 50-mile Roman Peddars Way walking route meets the North Norfolk Coastal Path. The village is also on the coastal hopper bus route for those of you that wish to travel the coast line. In the centre of the village is the traditional White Horse pub which has a splendid garden with play area to enjoy a bite to eat on a fine day.
History
As well as various military remains from the Second World War that can be glimpsed from the Nature Reserve, the beach is famous for the 1998 discovery of a hidden Bronze Age timber circle known as ‘Sea Henge’. Now on view at Kings Lynn Museum.
Visit
Old Hunstanton is the neighbouring village and the Golf club course boarders onto Holme. Old Hunstanton has some great eateries, lighthouse and fabulous walks along the unspoilt beaches. Hunstanton has its iconic striped cliffs, many amusements, Sea-life centre, leisure pool and traditional promenade. There is also a horse riding stables close by too!

At Saltmarshes the conservatory was lovely for relaxing and reading . Bed and lounge and conservatory furniture very comfortable. Lovely spacious property with lots of parking space and good sized garden too

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
