Prospero’s Barn is a superb light and spacious barn conversion which has recently been updated by new owners, with a high vaulted ceiling and contemporary fixtures and fittings. Downstairs is open plan with a full-height entrance hall leading into a large well-equipped kitchen dining area and a lovely sitting room with a wood-burner. Upstairs has two high-ceilinged bedrooms each with their own en-suite contemporary shower room.
Outside is a quiet patio area perfect for sitting back and relaxing, the views to the front are of fields and it is quietly located only a short walk to Burnham Market’s village green with its excellent selection of independent shops and places to eat. The beautiful unspoilt Norfolk coast is easily reached within 10 minutes drive.

Ground Floor
All open plan with double height hall with vaulted ceiling.
Kitchen: Light and spacious with fitted oak cupboards and granite work tops, range cooker, integral dishwasher, full height fridge/freezer and a dining table with six chairs.
Utility Room: contains a washer/dryer, sink and storage cupboards.
Cloakroom: hand basin and WC.
Sitting Room: large sitting area with large comfy sofa and two armchairs, a bookcase with books a selection of games a wood-burning stove with stainless steel flue, flat screen TV, DVD. There's a door leading out to the courtyard garden.
First Floor
The staircase is not steep and has a hand rail. Both bedrooms have high beamed ceilings with lovely far-reaching countryside views.

En-suite Shower room: walk-in shower, hand basin and WC.

Outside
There is a small private walled terrace with stone table and seats which is accessed from the sitting room. Dog owners should be aware that, although the courtyard is fully enclosed there is a gap under the gate that a small dog could get under. This is shown on the photo of the courtyard.
At the front of the barn there is off-road parking for one car. It is only a short walk to the village green with its fabulous selection of shops, galleries and places to eat and drink.
Village
Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.
Visit
With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

Lovely property in a quiet corner of Burnham Market, we loved it!
Excellent cottage.
Comfortable and well furnished house with a number of modern aspects that make the stay enjoyable.Bedrooms are spacious and plenty of storage.Good location for local amenities, for walking from the house or catching the Coastliner bus. Full folder of information that helps plan activities during ones stay.
We greatly enjoyed our week at Prospero’s Barn. With its high ceilings and large windows, it’s a wow property, bathed in natural light. The property is tastefully furnished and wonderfully uncluttered. Of the many holiday cottages we’ve stayed in, it’s the most spacious and impressive. And the situation is ideal, slightly removed from the bustle of Burnham Market. Long walks at Brancaster, Holme and Holkham beaches.

A beautiful converted barn on the outskirts of Burnham market, yet conveniently situated to walk into the village. Lovely views of countryside from the house. Well equipped and laid out. Comfortable and stylish and great for our stay.The barn was a lovely base to return to after a day out exploring the area. Always a fabulous village to stay in and great places to eat locally. Everyone always so friendly and welcoming to us. No 29 particularly exceptional as a place to eat. All the beaches are superb and Holt even on a rainy day, a great town to visit. A real gem.

Pleasant stay at this well located, well equipped property close to the centre of Burnham Market Great walking and nature direct from the house.
We really enjoyed our stay in the barn and we really appreciated the large sofa area in the evenings after long tiring days walking. The kitchen was well equipped and spotless as was the utility.
This is a perfect retreat with the most stunning views across the countryside and so close to the amenities. It felt like a home from home, and very cosy, and very well equipped.

Exactly as we had expected, as we have stayed at the property 3 times before. We love this property and will be booking it again soon. The property is so warm and cosy and has everything you could need.
Very well located, short walk into Burnham Market, character property with some lovely features that has been modernised and decorated to a high standard. It was our 2nd visit, liked it so much the first time we returned!

A lovely property. The barn was exceptionally and thoughtfully equipped. It was warm and inviting. A home to back to after a day out. Having stayed previously in the village centre, we really appreciated how quiet the barn was, but only a short step away from the heart of things.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
