Oystercatcher is an immaculately presented stylish detached house, built in 2016, used as a much-loved family holiday home by its current owners. From the moment you step inside the lovely welcoming entrance hall, you can't fail to be impressed! Downstairs has a superb light and airy kitchen/breakfast room with bifold doors leading to the private enclosed garden and a stunning sitting room with a contemporary wood burner. Upstairs there's a gorgeous en-suite king-sized bedroom and a further three beautifully presented double bedrooms sharing a family bathroom.

Outside there's a landscaped west facing garden with an oak framed garden studio providing a perfect place to escape to. It's located on the outskirts of a rural North Norfolk village only 7 miles from Burnham Market and 9 miles from the glorious unspoilt sandy coastline.

Ground Floor

Entrance hall: welcoming spacious hall with a stone floor and a cloaks cupboard.

There is underfloor heating throughout with thermostatic controls for each room.

Kitchen/Breakfast Room: This beautifully designed room really does have the "wow factor", with its contemporary well-equipped kitchen with a breakfast bar, opening into the lovely dining area with bi-fold doors to the garden.

The stylish contemporary kitchen is extremely well-equipped with a fully integrated double oven, four ring halogen hob with extractor over, fridge freezer, Nespresso coffee machine, dishwasher and wine fridge. There's a breakfast bar with three bar-stools.
The dining area has two armchairs and a large dining table comfortably seating six guests. There are bi-fold doors opening onto the terrace.

Utility Room: Extremely useful room with a washing machine, tumble dryer, sink and side door ro garden.

Cloakroom: hand basin and WC.

Sitting Room: Beautifully presented room with oak flooring, an L-shaped sofa, armchair, contemporary wood burner, Smart TV. There are bi-fold doors opening out to the terrace.

First Floor

The stairs are not steep and there is a hand rail.

Landing: at the top of the staircase is a desk and chair, providing the perfect place to work (if you need to!)

Bedroom 1: Stylish room with a king-size bed, bedside tables and lamps, walk-in wardrobe area and a dressing table. En-suite shower room: walk-in power shower, hand basin, heated towel rail and WC.

Bedroom 2: Double bed, bedside tables and lamps,built-in wardrobe, dressing table and chair.

Bedroom 3: Double bed, bedside table and lamp, wardrobe, dressing table and chair.

Bedroom 4: Double bed, bedside table and lamp.

Bathroom: contemporary with a bath, separate walk-in shower, hand basin and WC.

The duvets are all hypoallergenic and the pillows are down and feather.

Outside

Please note there is a security camera to the front (covering the drive and front door) and one at the rear of the property covering the rear doors and garden.

There is a large shingled driveway at the front of the house with parking for up to 3 cars.

The west facing rear garden is fully enclosed being part paved and part shingled. There is rattan outside furniture for six and a gas barbecue.

There is a fabulous oak framed garden studio: great space to escape to with two sofas and a spare fridge/freezer.

It takes about 15 minutes to drive to the Georgian village of Burnham Market and to the glorious sandy beaches at Holkham, Burnham Overy Staithe and Wells-next-the-Sea.

Full weeks only must be booked at Oystercatcher.

Village

Syderstone is a lovely rural village in the heart of North Norfolk, an ideal area to access the coast.

Home to Syderstone Common which is a wonderful area of grass heathland, surrounded by woodlands making it an ideal spot for walks with your family and your four- legged friend.  

History

Dating back over a thousand years the unspoilt village of Syderstone is the home of St Mary’s church, one of Norfolk’s round tower churches. The original Anglo-Saxon name was Sidsterne, which is thought to mean large estate from the Old English ‘sidï’ meaning broad or extensive and ‘sterne’ meaning property.

Visit

Only a short drive to explore the varied coastline: catch the sunset along the west coast, or go for a sail adn explore the beautiful sandy beaches to the east. Close to the Peddars Way walking and cycling route which connects to the scenic Norfolk Coastal Path. Within a short drive are the lovely stately homes of Houghton Hall and Sandringham House both make for a wonderful day out for all age groups.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
