Orchard House is an attractive detached Norfolk house situated in the heart of the thriving village of Docking. It has been extensively renovated and remodelled inside and out and is dressed in contemporary coastal style, resulting in a gorgeous and comfortable holiday home which feels like a new house. A fabulous light and airy open plan living space has been created with a sleek kitchen, cosy sitting area with wood burner and spacious dining area overlooking the secluded back garden. Also downstairs is a separate snug/playroom with second tv, ideal for the young to escape to! Upstairs there are three beautifully presented bedrooms, one with ensuite shower room, and a modern family bathroom. There is ample off street parking in the large gravel driveway at the front of the house. A side gate gives access to an electric vehicle charger and enclosed lawned garden. This rear garden enjoys distant rural views and has a terrace with French doors to the indoor dining area. There is a good selection of outdoor furniture. Cushions, sun shades and BBQ are kept in the garden shed, together with a rotary washing line. The excellent village shop is a moment away and the pub, chip shop and weekly pizza van are within walking distance. The stunning north Norfolk coast and charming village of Burnham Market are ten minutes away by car, and Sandringham, Holkham and Hunstanton all easily accessible.

Ground Floor
Light and airy open plan living area with oak flooring throughout.
Kitchen: a superb contemporary kitchen with integral appliances including: electric oven, ceramic hob, microwave, dishwasher, fridge with an ice-box, washer/dryer. It is well-equipped with crockery and cookware.
For dining, there's a new wooden dining table comfortably seating six.
Sitting area: has a wood burner, two comfortable sofas, wall-mounted Smart TV and a large dresser.
Cloakroom: WC and hand basin.
Snug/playroom: has a Smart TV and selection of beanbags.
A highchair and travel cot are provided.
First Floor
The staircase is straight and not steep.
All the bedrooms are beautifully presented with high quality bedding and lovely fabrics with a contemporary coastal theme. Hairdryers are provided.
Bedroom 1: with a king-size bed, bedside tables and rope lamps, chest of drawers and clothes hooks. There is an en-suite shower room: with walk-in shower, hand basin, heated towel rail and WC.
Bedroom 2: with a double bed, bedside tables and lamps, chest of drawers and clothes hooks.
Bedroom 3: with full-size twin beds, bedside tables and lamps, chest of drawers and clothes hooks.
Family bathroom: fitted with a bath, separate shower cubicle, hand basin, heated towel rail and WC.
Outside
Orchard House is conveniently situated in the heart of Docking, set back from the road, next to the excellent village shop. There is off-street parking in the front drive for up to three cars with access to an EV charging point (additional charges will apply)
There is a fully enclosed private rear garden which is mainly laid to lawn, with patio area and garden furniture. There is a good fish & chip shop, local pub, children's playground and village shop all within walking distance, whilst the beautiful coast is only 10 minutes drive away.
Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Lovely stay in this well equipped cottage. Very well positioned for the coastal villages, Burnham Market and Sandringham.

North Norfolk a favourite place to return to again, cottage good size comfortable beds good showers loved the back outlook over fields ,we had a resident rabbit who was in garden every day.

Thank you for a lovely stay. This was our second time at Orchard House. The house is very comfortable and Docking works well for visiting the beautiful coastline. Easy access to beautiful beaches and dog walks. Lovely to have the wood burner. The snug is excellent for teenagers. Easy access to the Spar is very welcome.
The house was really well equipped, clean and warm. The beds were really comfortable and the Welcome Pack was a nice touch, as was the coffee, tea etc in the cupboards. Going to the Jolly Sailors in Brancaster on Monday night to see the Shantymen performing, it was a really fun night for my birthday.
This was our second stay at Orchard House. Home from home everything you need. Great location to travel around. Enclosed garden for dogs and off street parking too. Spending time with family and visiting friends. Lovely Beach walks and pub lunches.

We enjoyed our stay very much. The layout of the property was perfect, and the grandchildren loved the snug. Being next door to the Spar shop was a big bonus too.

A very clean and fully equipped house in the centre of Docking. We have stayed in many cottages in the UK over the years, and this is the only one of a few that the owner has made it "home from home ". 10 out of 10. The upstairs smoke detector started alarming one evening, called the after hour number and the repair man was there within 15 minutes. Great service !

Stay Highlights: Great location for visiting the coast & other places in north Norfolk. We went to Sandringham estate country fair which was superb. Lovely enclosed garden was ideal for our dog too.
This property is one of the loveliest holiday cottages me and dog have stayed in - and we’ve stayed in a few. I felt like becoming a ‘squatter’ and just not leaving it. Everything about it is perfect. I (we as the dog adored it also) cannot find one negative. Thank you to the owner and Sowerbys, of course.

The location is fantastic and the enclosed garden means we can relax about letting the dog out for a mooch around the garden.

The best cottage in docking, very, very clean and high standard of cottage. Our favourite parts where the flowers in the garden , and that the welcome basket included the dogs to.
The garden was peaceful and totally enclosed, dog proof, so we could really relax when we let the dog out. The beds were very comfortable. The house was furnished with everything needed for a comfortable stay.

Did not expect the nice welcome pack. Had everything you would need. Plenty of kitchen plates, utensils etc. The garden seating and cushions good. Used the washing line which was useful. What we liked most about the house was, the location and being next to the shop. Really liked the open plan living and the fact that there was a snug for the children. Liked the enclosed garden for the dog and spacious parking. Liked the house alot. We had a wonderful stay and wished we had booked 2 weeks originally. The house is one of two favourites in Norfolk . Docking is a great village and the house was great too. We are hoping to book again in the next few months. Thank you and thank you to the new owners for continuing to let out this nice house.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
