Village

Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a  traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall

History

The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.

Visit

There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Guest reviews

Thank you for a lovely stay. This was our second time at Orchard House. The house is very comfortable and Docking works well for visiting the beautiful coastline. Easy access to beautiful beaches and dog walks. Lovely to have the wood burner. The snug is excellent for teenagers. Easy access to the Spar is very welcome.

The Watt's, 17th of April 2024

The house was really well equipped, clean and warm. The beds were really comfortable and the Welcome Pack was a nice touch, as was the coffee, tea etc in the cupboards. Going to the Jolly Sailors in Brancaster on Monday night to see the Shantymen performing, it was a really fun night for my birthday.

The Robin's, 11th of March 2024

The Allen's, 11th of January 2024

Very comfortable well appointed cottage. An ideal base for exploring North Norfolk. Extremely convenient having the shop next door. Docking a vibrant busy village. Very friendly. The snug was much enjoyed. Within easy reach of the sea. Excellent pubs nearby. Seeing the skeins of geese fly over the house morning and evening was very special. A lovely cottage. Plenty of off road parking. Thank you for allowing us to bring our 2 dogs, and providing so well for them. Fully recommend.

The Smith's, 21st of November 2023

We enjoyed our stay very much. The layout of the property was perfect, and the grandchildren loved the snug. Being next door to the Spar shop was a big bonus too.

The White's, 23rd of August 2023

A lovely comfortable and spacious cottage in a well placed location. The charger point for electric cars was really useful.

The Kewshaw's, 21st of June 2023

A very clean and fully equipped house in the centre of Docking. We have stayed in many cottages in the UK over the years, and this is the only one of a few that the owner has made it "home from home ". 10 out of 10. The upstairs smoke detector started alarming one evening, called the after hour number and the repair man was there within 15 minutes. Great service !

The Ward's, 19th of June 2023

Orchard house is a lovely cottage, very well equipped & all clean & modern. A very comfortable home from home. Beds were very comfortable & excellent showers in both bathrooms. Stay Highlights: Great location for visiting the coast & other places in north Norfolk. We went to Sandringham estate country fair which was superb. Lovely enclosed garden was ideal for our dog too.

The Waller's, 11th of May 2023

This property is one of the loveliest holiday cottages me and dog have stayed in - and we’ve stayed in a few. I felt like becoming a ‘squatter’ and just not leaving it. Everything about it is perfect. I (we as the dog adored it also) cannot find one negative. Thank you to the owner and Sowerbys, of course.

The Colman's, 13th of August 2021

Did not expect the nice welcome pack. Had everything you would need. Plenty of kitchen plates, utensils etc. The garden seating and cushions good. Used the washing line which was useful. What we liked most about the house was, the location and being next to the shop. Really liked the open plan living and the fact that there was a snug for the children. Liked the enclosed garden for the dog and spacious parking. Liked the house alot. We had a wonderful stay and wished we had booked 2 weeks originally. The house is one of two favourites in Norfolk . Docking is a great village and the house was great too. We are hoping to book again in the next few months. Thank you and thank you to the new owners for continuing to let out this nice house.
