Oak Tree Cottage is a charming period Norfolk cottage, packed full of character, with an exceptionally large private rear garden. Downstairs there's original pamment tiled flooring, attractive exposed flint walls, a lovely sitting room with a wood-burning stove, a well-equipped kitchen, small conservatory and bathroom. Upstairs there are three comfortable bedrooms. The cottage has an attractive fully enclosed back garden, which is safe for children and dogs, with the advantage of a pergola and outside furniture. It's conveniently located within walking distance of an good local pub, The Jolly Farmers, and within 10 minutes drive to the beautiful coast at Holkham or Burnham Overy Staithe.

Ground Floor

Entrance: into the hallway with exposed flint wall and original pamment tiled flooring. The hallway has an upholstered bench seat and plenty of hooks for coats.

The cottage has fast Wifi.

Sitting/dining room: characterful room with an exposed brick fireplace housing a wood burning stove. Comfortably furnished with a large sofa, armchair, chair and TV.

The dining area has a round dining table with four chairs and leads through to the conservatory.

Conservatory: with a metal table and chairs and doors to the lovely garden. There is a tumble dryer in here.

Kitchen: well-equipped fitted kitchen with an integral electric oven with halogen hob, integral fridge/freezer, integral washing machine, a microwave and a slim-line dishwasher.

Bathroom: has a bath with an overhead shower and a shower screen, hand basin, WC and a heated towel rail.

First Floor

The turning staircase has a hand rail and leads up to the landing with exposed brickwork and a chest of drawers.

Bedroom 1: lovely room at the front with a king-size bed, bedside table and lamp, chest of drawers, chair and a hanging rail.

Bedroom 2: has a double bed, bedside table and lamp, cupboard with rail and shelving.

Bedroom 3: cosy single room with a bedside table and lamp and a tall-boy.

Outside

Whilst there is no designated off-street parking, there are no restrictions and it is usually possible to park directly outside the front of the cottage.

The attractive back garden is exceptionally long and is fully fenced, making it safe for young children and dogs. It is divided into several different zones and appears to carry on for ever! There's a pergola with outside table and chairs, a long lawned area and at the far end is a newly planted orchard.

It's only a short walk to the local pub, The Jolly Farmers, as well as a large pond which is home to a huge family of ducks. There are also some fantastic country and coastal walks to enjoy nearby.

Floorplan

Village

North Creake village lies on the River Burn which flows through the centre of the village, just 3 miles south of Burnham Market and 7 miles from the North Norfolk Coast. The village has the advantage of The Jolly Farmers pub and a village hall which provides a post office service. There is also a large picturesque church called St Mary’s. To the north of the village you can find Creake Abbey which has a farm shop, food hall, and a variety of speciality shops. There is also an award winning farmers market at Creake Abbey which takes place on the last Saturday of each month.

Many of the houses and surrounding farmland belong to the Earl Spencer, who consequently has significant influence in the village. During World War II in 1944 a de Havilland Mosquito fighter bomber crashed in the village and in 2004 a plaque was unveiled by a Royal Air Force guard of honour in the approximate location of the crash.

The 40 acre site of the Creake Abbey ruins dates back to the reign of Henry II and was a hospital and priory which was created due to the popularity as a place for ‘many needy folk flock to the best refuge of those oppressed by great misery’.

Visit

In the centre of North Norfolk, you are just inland from many of coastal villages with Burnham Overy Staithe, Wells-next-the-Sea and Holkham just a short distance away. A trip to one of Norfolk's stately homes with Holkham Hall, Houghton Hall and Royal Sandringham you’ll be spoilt for choice. For something different for the family, why not visit Bircham Windmill and learn about bread making and pet the farm animals. There are also two fabulous deer safaris at Snettisham Park Farm or venture a little further for a full family day out Roar Dinosaur Adventure Park in Lenwade near Norwich.

We had a great stay at Oak Tree cottage and such a beautiful cottage. We loved the decor which felt extremely homely. Perfect location to explore the north coast. Loved the welcome brownies, they were delicious. Thank you for a great stay. Cosy cottage and lovely evenings by the fire. Our dog Monty loved the long garden, which is well kept considering all the wet weather we’ve had. beds super comfy and bedding a high quality.

Lovely cosy and comfortable cottage in a good location. Easy to get to the coast. Wine, snacks and home made brownies was a nice touch. Would stay again. Bed was comfortable- slept really well.Well stocked kitchen - everything that we needed. It was quite rainy during our stay so was good to dry coats in the hall above the radiator. Nice touch to have the plug in torches to use to go to the loo in the night.Lovely quality towels, bedding, etc. Didn’t really make use of the garden but would be lovely in warm weather.

The cottage was every thing we wished for and more. Super clean and with everything you would need (garden table and chairs and barbecue) the garden was well kept and very long and enclosed for our dog. They had a add on small conservatory with a dog gate into the kitchen which was great for a wet dog. There was a pub 5 door down with a blackboard advertising times for food service. So very central to alot of our haunts.We will be returning next year. Many thanks for a super week away we both needed. Very quiet and peaceful.

We had a lovely stay at Oak Tree Cottage. A beautiful house with all the home comforts you need.
Beds were really comfortable with high quality linen.
We had lovely weather so took advantage of sitting in the garden each morning.
Nice welcome pack on arrival with home made brownies, wine, milk and crisps.
House in a good location for exploring, lots of great places within 20 minutes.
It is one of the nicest houses I have stayed in on holiday.

This cottage is a real gem. Spotlessly clean, very comfortable and well equipped it's a great place for a relaxing break. Loved North Creake as good access to many Norfolk highlights. The garden of the cottage was so beautiful - a proper place to sit and enjoy the effort the owners have made with it. The decor inside was really tasteful.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
