Mill View is a beautifully presented upside-down cottage having the advantage of field views from the large windows in the gorgeous first floor sitting room. The cottage is a much loved holiday home which has been extended and renovated to a high standard by the owner. Downstairs you enter the cottage and see the bespoke built-in storage including a dog sleeping area, a spacious king sized bedroom with en-suite bathroom and a second twin bedroom with an en-suite shower room. Take the oak stair case up to the first floor which opens to a light and bright kitchen and dining area, neatly designed with integrated appliances. The kitchen opens up to a really superb sitting area, with modern style wood burning stove, oak flooring and stylish furnishings. The large doors at the end not only make this room full of light but allow you to see the with field views over the apple trees and is perfect for catching a breeze on a hot day,

Set in a peacefully location in Burnham Norton and just a short walk of the marshes and coastal path, which are rich in bird and wild life and designated an Area of Outstanding Natural Beauty. The Georgian village of Burnham Market with its lovely independent shops and galleries and choice of excellent restaurants, may be reached within a 5 minute drive.

Ground Floor

Enter through the front door to entrance porch with storage for shoes and coats in the hallway with bespoke built-in unit housing a washer/dryer and including a dog bed, oak flooring leading to both bedrooms and an oak staircase to the first floor living areas.

Bedroom 1: lovely room overlooking the garden with a king-size bed, bedside chest of drawers, lamps, double wardrobe and chair.

?En-suite bathroom: bath with shower over over, hand basin, WC and towel rail.

Bedroom 2: Large twin room also over looking the garden with two full size single beds, double wardrobe with sliding door, a bedside table and lamp.

En-suite shower room: large walk-in shower, hand basin, electric radiator and WC.

First Floor

Kitchen: shaker-style kitchen which is well equipped with integral appliances which includes dishwasher, an electric oven and hob, freestanding fridge with freezer-box over, microwave and a Tassimo Myway2 coffee machine. Farmhouse style dining table and seating for six which leads through to..

Sitting/dining area: A stunning room with exposed flint feature walls, a large comfortable grey fabric sofa and stylish Ercol sofa seating, smart TV with Sky stream and a radio.There is a modern wood-burner. There's a double door with field views and perfect for catching a breath of the nearby sea air on a warm day.

Outside

Ample parking space is available in the large shingled off-road parking area which is shared by the row of cottages.

There's a large attractive fully enclosed south facing garden complete with shrubs and lawn area there ia also an attractive seating area with garden furniture, perfect for dining alfresco. There is no barbecue at the cottage.

This is a perfect location for keen walkers and bird-watchers as literally steps from the cottage leads you to a superb circular walk across Burnham Norton marsh and onto the Norfolk coastal path

Floorplan

Village

A small village hamlet which is one of seven Burnham villages named after the river Burn. This pretty little village is a walkers' paradise, placed on the edge of Norton Marsh which has a plethora of birds and wildlife making it an ideal quiet spot for bird watchers and those looking for a retreat. There are no shops, but there is a pretty round tower church and a little car park in Burnham Norton. Go on a superb 40 minute walk through the fields and marshes to the deserted Norton Beach.  During low tide the keen adventurers amongst you may wish to make your way across the waters to Scolt Head Island. The village is on many great little walking routes through The Burnhams, Wells, and Brancaster Coastal Path Walks. You can even leave the car and pop onto the Coastal Hopper bus that passes through the village.

Visit

The nearby larger village of Burnham Market is the stylish go to destination with a great selection of independent shops and boutiques ranging from lifestyle and clothing, as well as traditional butcher, hardware store and bakers to delis and galleries. There are also some great eateries and bars to cater for all tastes.

For family fun the beaches of Brancaster and Wells are superb. The North Norfolk Coast has a lot of wildlife and nature reserves including Cley, Holme, Titchwell and Snetttisham. The grand estates of Holkham, Houghton and Sandringham make wonderful days out for all to enjoy. The Norfolk Coast and country has many local farm shops and farmers markets. Creake Abbey in North Creake is just 3 miles from Burnham Market and has a range of homemade produce, meats and vegetables in two barns along with a farmers market held on the first Saturday of each month. Nearby the village of Docking holds a farmers market on a Wednesday morning, supporting local food producers in the Village Hall. On the 4th Sunday of each month you can pick up supplies from the royal residence of Sandringham Hall as well as many local homemade produce and crafts at the Sandringham Visitors Centre. There are also farm shops in Thornham, Walsingham, Wiveton and Heacham.

We had a brilliant holiday at Mill View, thank you. It is in a perfect location for exploring our favourite areas. The house is beautiful, well equipped, quiet and has amazing views. It worked as a great base for our family and dog! We particularly love Holkham beach and parklands. We enjoyed meals at Eric’s pizza and fish and chips. The white horse in Brancaster staithe was a great find. The house was a perfect, comfortable relaxing base. Such a lovely home! Would love to stay again.

Absolutely beautiful cottage with stunning views so peaceful and beautiful decorated. A real gem and personally one of my favourite cottages we have stayed in. Hope to return soon. Unfortunately I wasn’t well so just enjoyed the peaceful location and views from the sitting room. Dog friendly and secure garden. Thinking of booking again later in the year.

A nicely appointed cottage well situated in the quiet coastal village adjacent to the salt marshes. Walking on the coastal path and enjoying the seclusion of the cottage. A great cottage, we loved the location and views, standard of everything in the house and easy parking.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
