Marshview Cottage is the ultimate luxurious coastal holiday home cleverly designed to enjoy the stunning marsh and sea views with three gorgeous boutique style bedroom suites. Under new ownership the cottage has been has been extended and renovated to an exceptionally high standard from top to toe, with all new quality fixtures and fittings in 2024. The works included the creation of a wonderful second floor bedroom suite with lovely sea views and a superb first floor living area and kitchen, opening out to a fabulous roof terrace, all enjoying the outstanding sea views. On the ground floor there are a further two beautifully presented bedroom suites and access to the fully enclosed landscaped garden. It is conveniently located in the heart of the highly sought after village of Brancaster Staithe with off-street parking in the private front driveway and the convenience of an EV charger. It's only a short walk to The White Horse Inn and the Jolly Sailors pub, the picturesque harbour, the village playing fields with tennis courts and a nearby Coastliner bus stop.

Ground Floor
Entrance into a spacious entrance hall. Please note there is underfloor heating throughout the cottage.
Cloakroom: feature wallpaper, hand basin and WC.
Bedroom 2: beautifully presented room with glazed doors opening out to the garden. Tastefully furnished with a rattan king-size bed, bedside tables and lamps, armchair, chest of drawers, wall-mounted Smart TV, and a wooden clothes hanging rail.
En-suite bathroom: contemporary new bathroom containing a bath with shower over, hand basin, heated towel rail and WC. Lights and the fan will automatically come on when entering this room.
Bedroom 3: a lovely spacious room at the front of the cottage with blinds and curtains on the double-glazed windows for peaceful night's sleep. Beautifully furnished with a super king-size bed which may be split into twin beds (please request at time of booking), bedside tables and lamps, a dressing table, built-in wardrobe and a wall-mounted Smart TV.
En-suite shower room: contemporary large walk-in shower, hand basin, heated towel rail and WC.
First Floor
The staircase is not steep and has a hand rail. Half way up the staircase is the door leading to the fabulous open plan kitchen/living area which has stunning views across the marshes to the harbour.
The sociable kitchen/dining/living area is tastefully decorated in a contemporary coastal style with glazed doors leading out to the roof terrace.
Kitchen area: a superb new well-equipped kitchen with an electric oven, induction hob, microwave, integral dishwasher, integral washing machine, integral fridge/freezer and an original Nespresso coffee machine.
Living area: a huge comfy sofa and two armchairs carefully positioned to enjoy the stunning views, wall-mounted Smart TV. Occasional tables and lamps.
Dining area: has a large table with six chairs.
Roof Terrace: a fabulous space to sit out and enjoy lovely views across the marshes to the harbour. There's an outdoor sofa and a small table and chairs for alfresco drinks and dining.
The terrace has a clear safety balustrade which leads directly to a metal spiral staircase down to the garden and guests should be aware that this staircase may not be suitable for small children.
Second Floor
Bedroom 1: a fabulous bedroom with lovely sea views. An armchair, telescope and even bird books are provided to make the most of the stunning outlook!
Beautifully presented with a rattan super king-size bed, bedside tables and lamps, dressing table and chair, wall-mounted Smart TV and clothes rail.
En-suite shower room: contemporary large walk-in shower, hand basin, heated towel rail and WC.
Please note that all the bedding is non-feather, however the scatter cushions on the beds may contain feathers.
Outside
At the front of the cottage is a large shingled driveway with off-street parking for two cars.
An EV charger is available for guests to use and the cost of electricity used will be charged at the end of the stay.
There is a fully fenced private garden at the back of the cottage which has been landscaped and has outside furniture and a gas barbecue.
Please note that although there is no direct access onto the coastal path from the garden, it is only a short walk along the road to the pretty harbour and the coastal path.
Simply the perfect location within only minutes walk to the harbour, the Jolly Sailor pub, The White Horse restaurant and the Deepdale local shops. The Coastliner bus stops nearby and provides an excellent service along the coastal road, so you can walk to another village and catch the bus back!

Village and Harbour
Brancaster Staithe is the coastal village nestled between Brancaster and Burnham Deepdale which flow into one almost continuous settlement. The village boasts a picturesque fishing harbour with sailing club with sailing school, two lovely pubs, The White Horse with outside dining that looks over the Staithe and has a great seasonal menu. The Jolly sailors which boasts a national family pub award, they have an outside eating area, play area and serve delicious pizza as well as putting on music events as well as an Ale festival. Near the harbour is the National Trust Activity Centre, just off the coastline is the Scolt Head Island National Nature reserve as off shore 4 mile long sand bar that extends from Brancaster to Wells-next-the-Sea. You can take a boat trip with Branta Cruises to visit the island, also great for bird watching so take your binoculars. Be sure to pop to The Fish Shed for some lovely sea food and the famous Brancaster Mussels.
On the Door Step
Burnham Deepdale merges with Brancaster Staithe and has the Dalgate Market shops, cafe, great for breakfast, tourist information and bike hire. Annual Spring Market, 1940’s weekend and The charming Christmas Market are some of the events you can visit at Dalgate market
With the Norfolk coastline being one of the most diverse in the country many of the beaches have something different to offer. The Coastal Path makes for beautiful scenic walks to take in the sea air. There is some great wildlife form the many Nature reserves, Titchwell, The Lookout in Holkham Nature Reserve and Cley Marshes Visitors Centre to name a few. Some more unusual animal encounters might be the Llamas in Wells or the beautiful seal trips from Blakeney or Morston.

A very comfortable and well equipped property, situated in a picturesque part of the Norfolk coastline.
The ever changing views from the windows overlooking the Marshlands were mesmerising.
We spent a fabulous week walking from the front door , or a short drive to nearby places such as Titchwell and Cley. The walks were breathtaking.

Fantastic cottage, everything we needed and some! Loved the top floor bedroom with viewing area over the marshes. One of the best houses we've ever stayed in. Very close to the Norfolk Coast Path - the walk to Brancaster beach was enjoyable and the beach there is amazing. Walking in the other direction, just a few minutes to Dalegate shopping centre and cafe. Lovely church to explore there too. We ate at the Jolly Sailers pub which was just up the road from the cottage; good varied menu. On a trip down to the harbour we saw a couple of Avocets plus lots of other birds.
Very comfortable, clean and spacious property. Car parking excellent, right outside the house. Lovely views and excellent local facilities. Good base for bird watching. We chose it because it doesn’t allow pets.
We had a wonderful stay in the beautiful and very comfortable Marsh view Cottage. It's obvious that the owner has given a lot of thought to the decoration and fittings and it was appreciated. The open plan 1st floor area opening on to the balcony with that stunning view was delightful. It's probably the best holiday rental we have stayed in and we's love to return. Well from the moment we pulled up on to the drive and started our tour of the cottage it was all so beautiful. Being able to enjoy that amazing view from the balcony and the upstairs bedroom and watch the changing view whilst sitting on comfortable furniture. It was good to have en-suite bathrooms and all the bedrooms were lovely rooms to be in.

Marshview Cottage was absolutely delightful. Newly refurbished to a very high standard, it is extremely well equipped, welcoming and really comfortable. Ideal location in Brancaster Staithe with a wonderful raised terrace overlooking the marshes.
Amazing views and meticulous attention to every luxury one can think off the best so far! It seemed to have everything we could imagine.
What a lovely cottage! Beautiful views from the back of the house, and at garden level a stylish and contemporary garden to sit and enjoy a BBQ in. The rooms were spacious, the beds comfy, and the bathrooms were very nicely fitted out. We had a lovely holiday in Marshview Cottage, all three generations of us, and hope to make a return visit one day. We enjoyed Crabbing at Wells harbour. Sitting on the sand at Brancaster beach while the grandchildren pottered away with a bucket and spade. Fish and chips from Eric's. Lunch at Briarfield with a lovely new play area to keep the little ones happy.Many thanks to the owners of the property for providing such a lovely holiday home and for putting so much thought into all the extras that were provided. The "Welcome Book" was exceptional, and we used many of the tips from there.
The property was furnished and decorated to a high standard, very clean and everything we needed. The views were stunning. Chocolates and Prosecco were a very welcomed treat! Thank you!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
