Mallards is a beautifully presented detached house which has been professionally styled and furnished to provide a luxurious holiday home, offered outside of school holiday periods at reduced rates with the use of two of its four bedrooms. It has a stunning kitchen with an Aga which is open to the sociable living area with relaxed TV area and spacious dining area overlooking the courtyard garden. Downstairs there is also an impressive garden room providing a lovely separate sitting room, plus the advantage of a ground floor bedroom with shower room, making this house perfect for less mobile guests. It is ideally situated in Burnham Market's highly sought after quiet Herrings Lane only a stone's throw from the village green and the great selection of independent shops, boutiques, art galleries and excellent places to eat.

Please note that during school holiday periods Mallards must be booked with the use of all 4 bedrooms - reduced rates for under occupancy are not available.

Ground Floor

Entrance hall: with a limestone tiled floor and console table.

There is a stunning L-shaped open plan kitchen, sitting and dining area which is beautifully presented and is the heart of this lovely house.

Kitchen: a high quality bespoke hand-fitted kitchen with an Aga which has been finished and equipped to a very high standard. There are cream painted units with granite work tops and a large central island. In addition to the Aga there is a brushed steel electric double oven with halogen hob, a microwave, built-in dishwasher, American style fridge/ freezer with ice-dispenser, Russell Hobbs filter coffee machine and separate drinks chiller. Opens directly into:

Living/Dining area: a light and airy space with two sets of doors opening out to the attractive courtyard garden. At one end is a relaxed sitting area with a large comfortable sofa, armchair and a dresser with a large plasma TV. At the other end is a dining table with 8 dining chairs.

Garden room: an impressive room with a large central canopy window and glazed double doors and windows opening out to the courtyard garden. Stylishly furnished with two sofas, coffee tables, occasional lamps, desk and tub chairs and a large wall-mounted Smart TV and DVD player .

Bedroom 3: well presented room at the front of the house with "library" wall-paper. It has a king-size bed, bedside tables and lamps, a wardrobe and dressing table.

Shower room: with a walk-in shower (with drencher head plus hand held shower) plus a row of wall-hooks .

Cloakroom: separate WC and hand basin.

Utility room: useful room with the boiler, a sink, washing machine and tumble dryer.

The travel cot and highchair are stored in the cupboard under the stairs. There is a tower fan stored in the cupboard in the twin bedroom.

First Floor

The stairs are not steep and there is a hand rail.

Guests have the choice of TWO bedrooms - please advise at time of booking.

The bedding comprises of some natural down/feather and some hypo-allergenic duvets and pillows.

Bedroom 1: beautifully presented room overlooking the garden. It has a super king-size bed ( which may be unlinked to provide twin beds if preferred), bedside tables and lamps, a chest of drawers, TV, bedroom armchair and a large walk-in wardrobe.
En-suite shower room: contemporary walk-in shower, hand basin, WC and heated towel rail.

Bedroom 2: a second lovely double bedroom with a super king-size bed ( which may be unlinked to provide twin beds if preferred), bedside table and lamps, chest of drawers and built -in wardrobes.

Bedroom 4: with cream painted full-size bunk beds, a wardrobe and a tallboy.

Family Shower Room: has a walk-in shower with drencher head, hand basin, WC and a heated towel rail.

Outside

There is plenty of off-street parking in the shingle driveway at the front of Mallards.

At the rear of the house is a fully enclosed walled garden with a cobbled terrace and wooden decked areas, with established shrub borders. There is an outside table and chairs seating 8 with a large parasol, plus a barbecue (charcoal).

It only takes a minute to walk to the village green and the beautiful coast may be easily reached within a 5-10 minute drive.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

This is our 4th visit to Mallards, we have just booked our next visit. We have been coming to Burnham Market for 30 years, Mallards is now always are first choice. Brilliant location, very comfortable and very well equipped. Wonderful fish from Gurneys, Uttings for vegetables and stuff you forgot ie batteries, torches etc, Humble Pie deli, and last but not least the brilliant village store for everything else you might need, evenings out at Socious and Number29 (restaurants we always book).

Exceptional property, exquisitely presented, a real home from home. Wonderful setting in the village with all local amenities close by. Very comfortable beds, quiet and relaxing holiday close to the beautiful north Norfolk beaches. The property itself is so welcoming, making you almost wish for bad weather so you can spend the day in the house. The stunning local walks from the doorstep and excellent food and drink at the The Hoste Arms and Number 29, well worth visiting. Lovely comfortable House in a great location. Very well equipped, easy parking and a very short distance to all the amenities of Burnham Market. Great place to stay. We stayed for two weeks. The mid stay clean was exceptional. A meal at Socius is a must and great beaches to walk the dog on.

Better than Expected. The Mallards is a beautiful place. Huge kitchen with Aga and a standard cooker. Bedrooms are spacious, plenty of storage. Bathrooms are all spacious and well decked out. Location is perfect, being right in the centre of Burnham Market couldn't be better plus getting to the beach is within 10 minutes away.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
