Low Tide is a light and spacious contemporary coastal bungalow, quietly situated in the select Branodunum development, within walking distance of Brancaster's stunning sandy beach, golf club and The Ship Hotel. It comfortably sleeps up to four guests within its two beautifully presented bedrooms, each with their own bath or shower room. There's a modern fitted kitchen and a lovely high ceilinged sitting room with glazed doors opening into the attractive enclosed garden. This is a perfect place to stay to explore the beauty of the Norfolk Coast with the advantage of parking for two cars in the front driveway.

Entrance Hall: spacious hall with painted sideboard and ample storage space for coats.
Kitchen: a well-equipped kitchen with an electric oven with matching hob and extractor hood, integral dishwasher, washing machine, American style fridge/freezer, and a microwave. There is a dining table with four chairs.
Sitting Room: a light and airy room with a painted brick fireplace housing a wood-burning stove, two comfy sofas and an armchair, dining table and chairs, freeview digital TV, DVD player and a selection of games. There are large glazed doors opening out to the garden.
Bedroom 1: a beautifully presented light and airy room overlooking the garden with a king-size bed, bedside drawers and lamps, dressing table, stool and mirror, two built-in wardrobes and built-in chest of drawers.
En-suite shower room: a contemporary newly fitted walk-in shower, hand basin, WC and heated towel rail.
Bedroom 2: another beautifully presented room with oak twin beds, oak bedside table and lamp, built-in wardrobes and shelving.
Bathroom: bath with fixed shower over, hand basin, heated towel rail and WC.
Outside
There is a shingle driveway at the front of Low Tide giving plenty of off-street parking. The remainder of the front garden is well-maintained with a variety of shrubs and plants and mature trees.
There is a lovely garden with astroturf which is completely enclosed and completely dog-proof. It's well-maintained with a variety of shrubs and plants, and has a patio with wrought iron table and four chairs. There is a charcoal barbecue. Access to the garden is via a side gate from the front, or via the glazed doors from the sitting room.
The coastal path, Brancaster beach, The Ship Hotel and village shop may be easily reached on foot. For those wishing not to drive to venture further afield, there's the advantage of the nearby Coasthopper bus-stop.
Beach
Brancaster has a beautiful far reaching golden sandy beach, ideal all year-round destination. Brilliant for sunny beach days with all the family, dogs too! There is a handy kiosk shop for refreshments and all-important beach games, kites and bucket and spades and a convenient large car-park just 50m from the beach. Brancaster Golf club is also beachside, if you walk left from the golf club there is an inlet where you can often see a seal or two basking in the sunshine. Be careful to check the tide tables for access to the beach as the beach road can get flooded at high tide.
Village
A superb Norfolk coastal village, if you are looking for a great beach holiday with activities such as scenic walking, sailing, wildlife and great sea food, Brancaster is the perfect place!
Set on the Norfolk Coastal Path and made up of two villages Brancaster and Brancaster Staithe. You can try the famous Brancaster Mussels and excellent sea food from many of the restaurants and kiosks: The Ship Inn is in the heart of the village and offers excellent dining. In neighbouring Brancaster Staithe The White Horse with spectacular views of the Staithe. The Fish Shed is well worth a visit, not only for fish but many other local delicacies too! For the young at heart Brancaster has a village playground, sports and playing fields for tennis netball and football, located behind The 71 Club Village Hall, bar and shop.
Visit
Neighbouring Brancaster Staithe with its harbour, a great sailing school, National Trust Activity Centre, The White Horse and The Jolly Sailors, awarded the nation’s best family pub and serve fantastic pizza! Brancaster Staithe Merges with Burnham Deepdale where you will find Dalegate market with a range of shops, excellent cafe, tourist information and bike hire. Burnham Market is just a short drive south a lovely leafy, trendy and quintessential Norfolk village, with boutique and independent shops, galleries and lovely range of eateries.
There are many wonderful beaches and villages to explore along the coastline, from Wells, iconic for the colourful beach huts to the unspoilt nature reserves of Titchwell, Holme and Snettisham.
History
A petrified forest can be seen at low tide (west of the golf club) remains of vegetation that looks a bit like black rubber. You may also spot an old shipwreck on the beach, the remains of SS Vina which was used by the RAF for target practice before the Normandy landing.
To the east of the village is the grass covered mounds of the National Trust Branodunum Roman settlement, which is an old Saxon Shore fort, first used to protect shipping and trade on the coast

We have stayed at Low Tide several times over the years. The cottage is on a really nice estate with great access to the boardwalk for walk along the marshes and to Brancaster Staithe. It’’ great that this has now reopened after restoration as the walks and views are very special. The garden is enclosed and secure for the dogs which allows for relaxed times in the garden(weather permitting!) Lovely sunsets on the boardwalk. Found a great garden centre in South Creake (bought as many plants as would fit in the car with dogs). Great food at The Hero (Burnham Overy Staithe) and The Orange Tree (Thonham). Walks on Brancaster beach.
We had a lovely holiday at Low Tide. Great location and accommodation. Real home from home. Garden is great for our 3 labradors, fully enclosed. The walk to Brancaster beach is recommended, with a detour to the Ship Hotel for refreshments on the return walk. Definately recommend staying at Low Tide.
Highlights, Walk to Brancaster Beach.
Low Tide was situated in a quiet location within easy reach of the new boardwalk which takes you to Brancaster beach! A lovely walk! The bungalow was reasonably well equipped with a perfect enclosed garden for the dog. Good eateries nearby! Brancaster beach was stunning. The White Horse pub was exceptional located in the village.
Lovely cottage, well equipped. Our stay highlight was visiting Wells-next-the-sea.
Good accommodation in a very good location to explore North Norfolk. Particularly like that we could walk to Brancaster Beach. Very quiet cul de sac and good off road parking. Brancaster Beach being so accessible by foot or by car at anytime of day.

Very comfortable accommodation in a quiet cul de sac nicely located for easy access to local places of interest.Comfortable beds, well equipped kitchen, spacious entrance hall, parking for 3 cars on driveway and well heated for our winter stay. Going to Brancaster Beach, an easy walk from Low Tide. Exploring more of Holkham Estate. Visiting Sandringham. Having time away as a family. Having a good sized dining table in the living room was a real bonus especially with staying over Christmas. We were able to comfortably eat large meals and use it for family board games.
Lovely cottage in a good position. Very quiet area. Enclosed garden, so absolutely safe for dogs, however…our Spaniel didn’t take to the astroturf!

Loved Low Tide, Brancaster. We’re in between house buying so staying in holiday cottages and this is one I could have stayed permanently, frankly. Comfy, spacey, clean, everything worked, enclosed garden for dog. Nothing to fault. So handy for walking too with Brancaster and Deepdale stores just up the road for groceries. What’s to fault? All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
