Lavender House is a beautiful 18th Century Norfolk detached cottage boasting an open plan conservatory/sitting room and kitchen/dining area which is perfect for entertaining with families and friends but also has the traditional separate family sitting rooms for the quieter moments. The house has a large private garden with open views across the adjacent field. The property is situated within walking distance of the coast at Burnham Overy Staithe and the Georgian village of Burnham Market, with its excellent selection of shops and great restaurants.

Garden room: Lovely light room with French doors to the attractive garden. Family seating area with sofas and armchairs.

Kitchen/diner area: is well-equipped with double oven, fridge/freezer plus small separate fridge, dishwasher and Nespresso coffee machine (guests are advised to bring their own capsules). Dining table with seating for 12 with additional seating area making the most of the lovely field views.

Utility Room: with washing machine and tumble dryer, microwave and victorian style ceiling clothes airer.

Bedroom 1: small step into double bedroom with bedside lamps, wardrobe and chest of drawers.

En-suite shower room: with walk in shower, sink and pedestal.

Bedroom 2: super king size bed, small TV, bedside tables and lamps, chest of drawers, wardrobe and French doors leading to garden area.

Stairs lead up from the snug.

Bedroom 4: two single beds (that can be zip linked together to made a double), chest of drawers, wardrobe and garden view.

Bathroom: Recently refurbished with shower over the bath, hand basin and WC.

Bedroom 5: single bed, bedside table and lamp, wardrobe with integral drawers and garden view.

There is a travel cot and 2 highchairs for guests use. Unlimited logs for wood burner between end of October to the end of March.


Private driveway to attractive large enclosed garden which is mainly laid to lawn with open views across adjacent fields. There is a patio area with a dining area with dining table and chairs, garden furniture and a charcoal barbecue. A small dog kennel can be found in the front garden next to the garage.

The driveway can accommodate up to 4 cars near the garage area.

Garage: has a second fridge/freezer for additional cold storage and also a table tennis table and a dart-board.



Burnham Overy Town is an attractive unspoilt small hamlet, situated next to its sister village Burnham Overy Staithe, only a mile from the largest of The Burnham’s, Burnham Market. The main feature of the village is not just the great location on the stunning North Norfolk Coast, but also the lovely St Clement's Church with its unusual central tower, one of only 14 mediaeval churches in the country with this layout. The church sits proudly on the hill overlooking the river Burn.


The original village of all the seven sisters known as The Burnhams. The village name means 'over the water', meaning it was across the river from the other Burnhams. The church was begun in the Norman period and was granted to the canons of Walsingham Priory in the early 12th century. Burnham Overy was mentioned in the Domesday Book of 1086.


The nearby larger village of Burnham Market is the stylish go to destination with many small independent and boutique shops from lifestyle and clothing to traditional butcher and bakers to delis and galleries. There are also some great eateries and bars to cater for all tastes.

For family fun the beaches of Brancaster and Wells are superb. The North Norfolk Coast has a lot of wildlife and nature reserves including Cley, Holme, Titchwell and Snetttisham. The grand estates of Holkham, Houghton and Sandringham make wonderful days out for all to enjoy. The Norfolk Coast and country has many local farm shops and farmers markets. Creake Abbey in North Creake is just 3 miles from Burnham Market and has a range of homemade produce, meats and vegetables in two barns along with a farmers market held on the first Saturday of each month. There are nearby farm shops in Thornham, Walsingham, Wiveton and Heacham.

Stayed for New Year. Lovely spacious house for a family get together. Plenty of relaxing seating areas and large kitchen with everything you need. The kitchen, dining and 2 lounge areas was amazing. Large enclosed garden and smaller enclosed garden suitable for dogs. Would love to stay in spring/summer..

Wow what a fabulous cottage. The cottage is homely but modern, comfortable and sociable. The kitchen is well equipped, beds comfortable and lovely and clean. There are lots of walks directly from the cottage.
The views from the big window opposite the kitchen are fabulous. We saw red deer, kites, barn owls, buzzards and lots of hares - great place to relax and just gaze. We loved the conservatory too. We will definitely be back and hopefully for a week next time.

We booked Lavender House for 4 nights, as a big family holiday with our daughter, son-in-law & 3 teenage granddaughters. We loved the house, living area was huge! We saw a beautiful stoat one morning just outside the huge window with seat. We watched it for some minutes! The location otherwise was fab, so quiet. The Games room in the garage was good fun too.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
