It has been fully refurbished with exceptional attention to detail and a strong focus on quality of finish and contents. Combining style, function and luxurious comfort, the owners have created a beautiful haven for their guests who will want to return time and again.This has to be one of Burnham Market's most desirable holiday homes with a wonderful sociable "live-in" kitchen and a stunning double height barn conversion style first floor sitting room with double aspect windows and a new wood-burning stove. There is also the advantage of a mezzanine study/sitting area and all the latest technology with smart TVs, Sky Movies available, free Wifi and Bluetooth music system. It is situated in one of the most sought after lanes in Burnham Market, in a quiet location with a lovely private garden, within 2 minutes walk from the village green with its excellent selection of independent shops and the renowned Hoste Arms hotel, making it the perfect venue for a luxurious Norfolk break throughout the year.

Ground Floor
Spacious hallway with flagstone flooring, bureau, and coat and boots/utility cupboard.
Kitchen/Dining Area: Large, light and airy "live-in" farmhouse style kitchen with wooden floors and original beams. Well-equipped with twin Belfast sinks, built in electric cooker and gas hob, built in dishwasher, toaster, Nespresso Coffee machine (with one tube of complimentary capsules provided), Smart TV, ipod dock, dresser and table & chairs to seat 10. There are French doors leading to the decked terrace, barbecue and enclosed garden.
Utility Room: A useful room with a washing machine, tumble dryer, fridge/freezer, microwave, and a door door leading out to the drive.
Bedroom 3: Beautifully presented double room with views over the garden, bedside tables and lamps, chest of drawers and a built-in wardrobe.
Shower Room: Large high quality shower room with limestone floor and tiles, spacious walk-in power shower, hand basin and WC.
Bedroom 2: Beautifully presented double room with views over the garden, bedside tables and lamps, chest of drawers and built-in wardrobe.
Bedroom 4: Has full-size bunk beds, built-in wardrobe, lamp and chest of drawers.
The duvets and pillows are hypoallergenic. There is a cot and a highchair provided at the property and logs supplied for the wood-burner between mid October and March.
First Floor
Sitting Room: A stunning spacious living room with double height ceiling, dual aspect windows, original beams and a wood-burning stove. This room has been beautifully furnished with a bespoke large comfortable sofa, armchairs and occasional chairs, coffee table, flatscreen digital TV with Sky package which includes Sky Movies, DVD player, Bluetooth speakers and free wifi.
Bedroom 1: A luxurious boutique hotel style master bedroom overlooking the garden which has a has a king-sized bed, bedside tables and lamps, a chest of drawers and a built-in wardrobe.
En-suite bathroom: gorgeous bathroom with twin hand basins, roll-top bath with shower mixer taps and WC.
Mezzanine
Study/living area: mezzanine loft room accessed via a staircase leading from the sitting room. There is a large luxury sofa, desk, and lamp, making this an ideal space to relax or work (if you must!)
Outside
There is plenty of space for off-street parking for 3 cars in the large shingle driveway at the front of the house.
A lovely, spacious rear garden with decked terrace area and steps leading to the lawn is perfect for alfresco dining and has teak furniture seating 8, umbrella and a gas barbecue.
It is only a minute's walk to Burnham Market's village green with its excellent selection of shops and galleries, and the renowned Hoste Arms pub and hotel for a delicious meal or a spot of pampering in the Beauty Spa.
Please note that due to the exceptionally high standard that Lark House has been refurbished to, whilst the house will accommodate up to 8 guests, the new owners have requested that there's a maximum of 6 guests per stay.

Village
Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.
Visit
With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

The house was excellent and had everything we needed. Burnham Market is a lovely village and the house is in a perfect position, two minutes walk from the green and its shops. My wife and her two daughters loved the unusual shops.

A fantastically presented house which delivered everything expected of it and more! Knowing the area well this was a great opportunity to stay a bit closer to the local amenities in Burnham Market. It was a real treat to be able to walk a mere 150m and be in the heart of the village, whilst also venturing a bit further and making the trip on foot to the Sea (via the Coastal Path). Excellent stay, hope to be back again later in the year if time allows.

We loved Lark House! It suited our needs perfectly (three adults and three children) and although not huge, provided plenty of space for each of us to relax and chill out. The house is very comfortable, well located and has a calm and peaceful feeling about it.
The house was better than we expected, perfect setting close to the centre of Burnham Market, but still very peaceful. The house was very well designed, we are hoping to stay again next year.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
