Lapwing is a luxurious contemporary detached bungalow, enviably located in a quiet lane in the picturesque coastal village of Brancaster, within walking distance of the beautiful sandy beach. This stylishly presented holiday home has been thoughtfully refurbished by its owners and used to date as their family second home. The sociable open plan layout is light and airy, having a superb kitchen/breakfast area and lovely sitting area with glazed doors opening out to the private fully enclosed garden, together with a separate snug/office to escape to. All three bedrooms are well-presented to comfortably sleep six guests with a super-king room, a king room, a twin room, a family bathroom and a newly installed shower room.

Being located so close to the coast and an excellent local pub (The Ship Inn), this is a perfect Norfolk holiday home for families or couples, having the advantage of being all on one level with a safe enclosed garden and plenty of private off-street parking.

Shower room: newly installed with a walk-in shower, hand basin and WC.

Open plan kitchen/dining/sitting area: Newly fitted and extremely well-equipped contemporary kitchen with a fridge/freezer, integral double electric oven with halogen hob. There's a breakfast bar with two bar stools.
There's plenty of space for dining with a large dining table and six chairs.

Sitting area: Tastefully decorated with original pictures, huge comfy L-shaped sofa, coffee table and a wall-mounted Smart TV.

Snug/office: cosy room with a big sofa, two bean bags, Smart TV and a desk and chair.

Bedroom 1: lovely room with a super king-size bed, bedside tables and lamps, dressing table/desk and chair and large built-in wardrobes.

Bedroom 2: well-presented room with a double bed, bedside tables and lamps, chest of drawers and built-in wardrobes.

Bedroom 3: attractive room with twin beds, bedside tables and lamps, chest of drawers and a built-in wardrobe.

Bathroom: contemporary bath with overhead shower, hand basin, heated towel rail and WC.

The bedding provided is all feather/down.

Outside

Lapwing is quietly located in a small close with off-street parking in the front drive.

The generously sized back garden is fully enclosed by a high fence, making it secure for dogs and children! This lovely garden has a new terrace with an outdoor sofa and chairs and a pergola over an outside table with six chairs. Most of the garden is lawned and even contains a bespoke Boules court!

There's a summer house providing another place to hide away (or work if necessary) and a large outdoor dog kennel which guests may use for their dogs if required. There is a hose in the Summer House (with nozzles) to wash your dogs.

It is only a short walk to the coastal path leading to Brancaster's glorious sandy beach and the Royal West Norfolk golf club. There is also an excellent gastro-pub (The Ship Inn) within a few minutes walk.

Beach

Brancaster has a beautiful far reaching golden sandy beach, ideal all year-round destination. Brilliant for sunny beach days with all the family, dogs too! There is a handy kiosk shop for refreshments and all-important beach games, kites and bucket and spades and a convenient large car-park just 50m from the beach. Brancaster Golf club is also beachside, if you walk left from the golf club there is an inlet where you can often see a seal or two basking in the sunshine. Be careful to check the tide tables for access to the beach as the beach road can get flooded at high tide.

Village

A superb Norfolk coastal village, if you are looking for a great beach holiday with activities such as scenic walking, sailing, wildlife and great sea food, Brancaster is the perfect place!

Set on the Norfolk Coastal Path and made up of two villages Brancaster and Brancaster Staithe. You can try the famous Brancaster Mussels and excellent sea food from many of the restaurants and kiosks: The Ship Inn is in the heart of the village and offers excellent dining. In neighbouring Brancaster Staithe The White Horse with spectacular views of the Staithe. The Fish Shed is well worth a visit, not only for fish but many other local delicacies too! For the young at heart Brancaster has a village playground, sports and playing fields for tennis netball and football, located behind The 71 Club Village Hall, bar and shop.

Visit

Neighbouring Brancaster Staithe with its harbour, a great sailing school, National Trust Activity Centre, The White Horse and The Jolly Sailors, awarded the nation’s best family pub and serve fantastic pizza! Brancaster Staithe Merges with Burnham Deepdale where you will find Dalegate market with a range of shops, excellent cafe, tourist information and bike hire. Burnham Market is just a short drive south a lovely leafy, trendy and quintessential Norfolk village, with boutique and independent shops, galleries and lovely range of eateries.

There are many wonderful beaches and villages to explore along the coastline, from Wells, iconic for the colourful beach huts to the unspoilt nature reserves of Titchwell, Holme and Snettisham.

History

A petrified forest can be seen at low tide (west of the golf club) remains of vegetation that looks a bit like black rubber.  You may also spot an old shipwreck on the beach, the remains of SS Vina which was used by the RAF for target practice before the Normandy landing.

To the east of the village is the grass covered mounds of the National Trust Branodunum Roman settlement, which is an old Saxon Shore fort, first used to protect shipping and trade on the coast


Brancaster is conveniently located along the Coastliner bus route, and has a small village shop selling grocery basics and newspapers.

Once again we thoroughly enjoyed our stay at Lapwing such a well appointed bungalow, just a pity about the vermin !! but a big thank you to the housekeeper Gail who attended to the issue but I think further investigation is needed. The property is peacefully situated and gives easy access to the many fine gastro pubs in North Norfolk. Perfect for the two of us and our pooch.

We had a lovely stay in the cottage- it was comfortable and very well equipped in the kitchen-clean and for the 5 of us worked well. It was lovely to have a couple of Christmas touches in there for our stay.The cottage had ample parking and its location was perfect for the village which has a lovely pub, a great community shop and bar and its great being able to walk to the beach. The cottage was mainly chosen for its location and size which was perfect for us. We had booked the pub for New Year’s Eve so could walk down to it. It was good to have an extra sofa in the snug to chill in and read. The back garden was very secure for the dog and local walks perfect.

I’ve never felt so welcome in any property before. We all felt how proud the owner is of this house and how delighted he was to share it with us. There were such lovely touches, like the welcome cookies and juice, milk for a cup of tea after a long journey, soaps and shampoos to have a freshen up. So much appreciated. The house is thoughtfully equipped and furnished and we just felt welcome . We didn’t need anything while we were there and felt it was his joy for us to be there rather than the usual business arrangement and being met by what to do when we leave. Thank you. Super walks, cosy evenings and laughter with my family.

Lapwing is an exceptionally enjoyable and practical base. It is spacious and well-equipped with comfortable beds and bedding. The garden too has plenty of space, with a summerhouse, patio seating, outdoor dining and a boules pitch! There is ample private parking. The location is very quiet but convenient. We went as a couple, but it would suit a family or group given the amount of private space and the new (excellent) additional shower room. We have stayed in the Brancaster area three times and recommend it as a base. Local shopping is no problem, and the Fish Shed and the Crab Hut in Brancaster Staithe sell wonderful fresh fish. We did plenty of walking on the lovely beaches and round the marshes, had excellent days in Holkham Hall and Houghton Hall, and saw some fabulous Norfolk Churches.

We have been coming to North Norfolk for over 35 years and Lapwing has been a particularly good place to stay. Excellent position for beach walking. The layout of the house was very convenient and also very attractive. Very pretty interior. A lovely safe garden with good sitting out areas. Excellent equipment in the kitchen area. The bungalow was spacious and had all the kitchen equipment and facilities you needed. The utility room with sink, washing machine and tumble dryer was very useful - not that we used the tumble dryer as we were so lucky to have very hot weather.
The garden was fully enclosed and is perfect for a dog or young children.
Excellent location for walking to coast and salt marshes.
A really wonderful excellent holiday home and we would definitely return.

Wonderful location. Well stocked kitchen. Spacious lounge /diner. Fabulous garden space. Walks from the doorstep. Very comfortable overall. Highlights were watching the huge flocks of geese go directly over the garden. Walks to the beach and seeing the Barn Owls. Welcome at the ship at the end of a walk with a coffee for us and always a biscuit for Luna (the dog). Having a home from home base and somewhere so comfortable to relax.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
