Langham House is a stylish, detached holiday home, quietly located off Peddars Way in the heart of the picturesque coastal village of Holme-next-the-Sea, within walking distance of the beautiful coast and the NWT Holme Dunes Nature Reserve. The current owners have refurbished the property throughout to create a contemporary and extremely practical holiday home with a superb full height sitting room with an open fire. It's perfect for less mobile guests as there's a spacious downstairs bedroom with en-suite shower room. Upstairs there's a further three lovely bedrooms and a family bathroom. Guests can enjoy a large enclosed rear garden, safe for children and dogs, with plenty of outdoor seating.

Ground Floor

Entrance area with Cloakroom: hand basin and WC.

Sitting Room: Light and airy room with full-height ceilings, an open fire, luxurious L-shaped corner sofa and large TV.

Dining Area: Leading directly off the sitting area, the dining area has a large table with two benches and two additional chairs with French doors leading to the rear garden.

Kitchen: A stylish, pastel-blue, fitted kitchen with an electric oven, integral slim-line dishwasher, washing machine and freestanding fridge/freezer, microwave and DeLonghi Dolce Gusto coffee machine (please bring your own pods). Doors leading to the pantry and side door.

Bedroom 1: King-size bed, bedside tables and lamps, chest of drawers and clothes hanging hooks.

En-suite shower room: Shower cubicle with wash hand basin, WC and heated towel rail.

First Floor

The stairs are not steep and there is a hand rail.

Bedroom 2: King-size bed with bedside tables, lamps and fitted wardrobes with dressing table and TV.

Bedroom 3: King-size bed, bedside table and lamp. Built-In wardrobes and low-level chest of drawers.

Bedroom 4: Double bed with bedside table and lamp and built-in storage wardrobe.

Bathroom: Has a P-Shape bath with shower overhead, hand basin and WC.

Please note that there is a travel cot and a high chair available if required.

Outside

There is off-street parking for approximately 4 cars in the front drive.

The back garden is fully enclosed and is mainly lawned with a good variety of shrubs and plants. There is a paved area outside the French doors with a large outdoor table seating eight, garden sofas and a barbecue.

It is only a short walk to the coastal path leading to the unspoilt sandy beach. There is also a local pub (The White Horse) within a few minutes walk.

Beach

A pretty village which is a hidden gem located on the North Norfolk Heritage Coast. Holme has an expansive flat sandy beach, ideal for beach games and sand castles during low tide.

In Autumn Holme Dunes is a great area to spot migrating birds from the NWT Nature reserve with a number of hides and trails.

Village

Holme is a designated Area of Outstanding Natural Beauty and is also where the 50-mile Roman Peddars Way walking route meets the North Norfolk Coastal Path. The village is also on the coastal hopper bus route for those of you that wish to travel the coast line. In the centre of the village is the traditional White Horse pub which has a splendid garden with play area to enjoy a bite to eat on a fine day.

History

As well as various military remains from the Second World War that can be glimpsed from the Nature Reserve, the beach is famous for the 1998 discovery of a hidden Bronze Age timber circle known as ‘Sea Henge’. Now on view at Kings Lynn Museum.

Visit

Old Hunstanton is the neighbouring village and the Golf club course boarders onto Holme. Old Hunstanton has some great eateries, lighthouse and fabulous walks along the unspoilt beaches. Hunstanton has its iconic striped cliffs, many amusements, Sea-life centre, leisure pool and traditional promenade. There is also a horse riding stables close by too!

Fabulous house for a family or large party. Open plan lounge and dining room is very spacious. A couple of armchairs would be a benefit rather than the stools. Very comfy beds. Excellent equipped kitchen. Perfect safe garden for dogs. Plenty of off road parking for up to 5 cars. Lovely decorated Xmas tree was a nice touch.

Langham House was a lovely property,very well equipped with everything you need for a stay away . The garden was a lovely quiet space to relax and unwind. The furnishings were of a high quality and the beds were extremely comfortable. Would highly recommend a stay here as everywhere was in close proximity.A thoroughly enjoyable week . The highlight was the quietness of the Village, walking to the Beach every morning with my dog who loved it,it takes about 20 mins to walk to the Beach. The White Horse pub is well worth a visit ,good food and friendly staff and its dog friendly . Crabbing with our Grandson at Wells -Next- The Sea which is a 30 minute drive. A visit to Drove Orchard in Thornham ,excellent ice cream at Mims.

Lovely house very comfortable and well equipped. Plenty of beaches within easy reach, Ed’s fish and chips very tasty. The only thing I would change is I’d have two settees rather than the corner unit. Great garden for the children, really nice garden furniture plus we were blessed with perfect weather.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
