Kitts Cottage is a lovely refurbished period Norfolk cottage, located in a quiet location within an easy stroll of Burnham Market's picturesque Georgian village green, with a lovely children's playground on the way!. This delightful cottage has been carefully renovated by its owners and now benefits from a super kitchen/breakfast room and a light and contemporary sitting room with a wood-burning stove. There is the added advantage of two private parking spaces and a walled courtyard garden, making this a perfect place to stay for a family or two couples, with two king-sized bedrooms and a third bedroom with twin beds more suitable for children. With the beautiful Norfolk coast only 2 miles away and an unrivalled selection of excellent local places to eat, Kitts Cottage provides the ideal base for exploring this idyllic part of Norfolk.

Please be aware this lovely cottage whilst sleeping 6 guests is more suited for 4 adults and 2 children.

Ground Floor

Entrance Hall with space for coats and boots. Small Cloakroom: hand basin & WC.

The cottage is heated via modern electric storage heaters making it warm and cosy throughout the year.

Sitting Room: a contemporary coastal style with a wood-burning stove, large sofa, armchair, cane chair, Smart TV, DVD player, well-stocked bookcase. Please note that this room will comfortably seat no more than 5 adults.

Kitchen/Breakfast Room: a lovely good-sized room with a cream kitchen leading into a dining area at the other end. The kitchen is extremely well-equipped with a Smeg double electric oven, halogen hob, microwave, full height fridge/freezer, integral dishwasher and integral washing machine. The dining area has a large wooden table comfortably seating six people, a console table and a door through to the sitting room.

FIrst floor

The gentle turning staircase with a hand rail leads up from the hallway.

Bedroom 1: with a king-size bed, bedside tables and lamps, built-in wardrobe and a chest of drawers.

Bedroom 2: with a king-size bed, bedside tables and lamps, a hanging railwardrobe and a chest of drawers.

Bedroom 3: with twin beds which are 2'6" wide, bedside table and lamp, chest of drawers and a hanging rail.

Bathroom: Bath with a fixed overhead shower and glass screen, hand basin & WC.

Pillows and duvets all synthetic fibre, no feathers. Highchair, Travel cot, no logs provided for wood burner. There will not ba a starter pack of logs at the cottage, these are available to purchase locally. A high chair is available for use if required.

Outside

There is off-street parking for two cars in a shingled parking area at the front of the cottage in Back Lane. A picket gate leads into the fully enclosed south-westerly aspect courtyard garden which is paved and has an outside table and chairs.

Within walking distance is Burnham Market's picturesque village green with its excellent selection of independent shops, galleries and restaurants.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

We found kitts cottage to be the perfect little holiday cottage. It was clean, tidy and well equipped and surprisingly roomy. Well positioned on a very peaceful lane a short walk away from the centre of burnham market.

Highlights were the lazy mornings in front of the cosy fire before heading out for a long walk enjoying lunches at both The Hero in burnham overy staithe and also in No 29 in burnham market centre.
The cottage is perfect for a peaceful hideaway break.

Lovely relaxing week spent in will decorated contemporary cottage. Weather was cold and cloudy until weekend but plenty of coastal walks to do. Would recommend Burnham Overy Staithe to Holkham along coastal path.

Kitts Cottage is the nicest cottage we have rented in the 4 years we have been coming here for a half term break. Beautiful décor, wonderful kitchen and lovely and cosy. We thought it might be too far for kids to walk into town but it was very easy. Great weather with lots of great walks and beach trips.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
