Holland House is a gorgeous period Grade II listed house which has been used to date as a private home and has now been completely refurbished for luxury holiday lets from April 2018. This three-storey house is a comfortable and relaxed place to stay, furnished in a country house style, with great care and attention taken by the owners to ensure that guests have everything they need to enjoy their stay. Holland House offers flexible accommodation for families and friends throughout the year, with the main house sleeping 10 guests within its five bedrooms and 4 bathrooms and a detached single-storey barn conversion set in the grounds providing a wonderful spacious studio for two. Outside there is a lovely fully enclosed lawned garden and plenty of parking. It's ideally located being within a 10 minute drive of the beautiful coast at Brancaster or Thornham and also the Georgian village of Burnham Market.

Holland House
Ground Floor
The house is accessed via a side door from the shingle drive, leading into the dining room.
Kitchen: newly created kitchen which is extremely well-equipped to cater for groups of up to twelve. There is an electric double oven cooker, microwave, full height fridge/freezer, butcher's block, dishwasher and washing machine.
Cloakroom: with WC and hand basin.
Dining Room: a lovely period room perfect for large gatherings of family and friends, with a large brick fireplace housing a wood-burning stove. The enormous wooden dining table comfortably seats twelve guests. A high-chair is available if required.
Sitting Room: an inviting room furnished in country-house style with an ornamental fireplace, three big comfy sofas, well-stocked bookshelves, wall-mounted TV with integral DVD player.
Cellar: a wide non-steep staircase leads down to the fantastic newly converted games room perfect for teenagers to escape to! Well kitted out with a pool table, dart board, two exercise bikes, selection of games & DVDs, drinks fridge and a rocking horse
First Floor
Bedroom 1 - The Sandringham - lovely spacious room with a wooden king-size bed, bedside tables and lamps, big walk-in wardrobe, chest of drawers, TV with integral DVD and a comfy sofa. En-suite bathroom: gorgeous spacious room with a roll-top bath, walk-in shower, hand basin , WC and heated towel rail.
Bedroom 2 - The Burnham - attractive room with a wooden four-poster king-size bed, ornamental fireplace, bedside tables and lamps, dressing table with stool, walk-in wardrobe, TV with integral DVD player, chaise longue, full length mirror.
Bedroom 3 - The Wells - another spacious room containing twin beds, bedside tables and lamps, wardrobe, chest of drawers, TV with integral DVD player, hand basin, ornamental fireplace and two armchairs.
Shower room: contains a walk-in shower, hand basin, heated towel rail and a WC.
Bathroom: has a bath with shower mixer taps (which may be fixed overhead), hand basin and WC.
Second Floor
There is a door to the staircase leading up to the top floor. The turning staircase is fairly steep and has a rope hand-rail.
The landing has a large wardrobe.
Bedroom 4 - The Blakeney - a large room with a sloped beamed ceiling and a double wooden sleigh bed, bedside tables and lamps, chest of drawers, armchair, rocking chair, wardrobe, TV and DVD player.
Bedroom 5 - The Morston - is the smallest bedroom and has a beamed ceiling, a wrought iron double bed, bedside tables and lamps, chest of drawers and a full length mirror.
Bathroom: has a bath with shower mixer taps, hand basin, heated towel rail and WC.
Please note that bath robes and hair dryers are provided in each of the bedrooms. A travel cot and stair gate are available if required.
The Barn - all ground level
The barn is single-storey and all on ground level, with no internal steps, making it suitable for less able guests. (There is a ramp available for access over the threshold into the barn if required)
The fabulous studio has a high ceiling with exposed beams and consists of the main living/dining/sleeping area with a fully-equipped kitchen area leading off it. There is a door to the spacious wet room.
Studio: has a really comfortable king-size bed with Egyptian cotton bedding, bedside tables and lamps, a wardrobe, a wood/coal burning stove, a sofa, flat screen digital TV/DVD and a dining table & chairs. There's also the advantage of Wi-Fi provided. Two French doors lead out onto a walled patio area with furniture and barbecue, allowing guests a private and pleasant outdoor sitting space.
Kitchen area: is well-equipped and has a gas double oven, microwave, fridge and all the necessary pots and pans you may require.
Wet Room: a spacious fully tiled room with a walk-in shower, heated towel rail, hand basin and WC. Quality bath robes and towels are supplied, as well as shampoo, toiletries and a hair-dryer.
Outside
Holland House has a shingle drive leading to a large off-street parking area for 4 cars.
The barn has its own private patio which is west facing and captures the evening sun. It has a garden table & chairs, plus a barbecue.
The main house has a fully enclosed beautiful south-facing walled garden with well-established flower beds and a good-sized lawn - badminton and croquet sets are provided in a lock-up storage container, together with outdoor cushions. There is a gazebo, garden furniture and a charcoal barbecue.
There is a chicken shed and a private artist's studio at the end of the garden (you may see the owner feeding the chickens and painting!)
It is only a short walk to a village shop, children's playground, local pub and a fish & chip shop. There is a doctor's surgery in the village too.
Please note that the owners of Holland House live in an adjoining part of the house with their own separate entrance.
Short breaks are charged at a minimum of 80% of the weekly rate.
Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

We were a 3 generation group of 8. The accommodation suited us very well. We used the barn for my 85 year old dad, who doesn't like stairs. The kitchen was very well equipped and we enjoyed eating at the house, as well as out and about at the many local pubs. The village is very well connected to all the places we visited and the beach at Brancaster was a particular favourite - an amazing beach with all the amenities we needed. The lovely lady who owned the property was very welcoming and gave some excellent tips as to where we might enjoy visiting. We all really enjoyed out week in Docking. Thank you.

Thank you for letting us share a week in your lovely house. The welcome treats were much appreciated as were other little extras that are not always provided if self catering. Fantastic weather has helped us enjoy the large estates as well as the countryside and wonderful beaches. We all feel we understand the special nature of North Norfolk and would love to return.
We had a lovely long weekend staying here for my dad's 70th birthday. We had a full house of 11 and the house was plenty big enough for us all. We enjoyed the garden, playing croquet and badminton.

On St Patricks day (17th March 1939) I was born in a village ten miles from here.My father was headteacher at the village school. This weekend I have celebrated my 80th birthday in style in this beautiful house with my lovely family - 12 of us. A great house for hide and seek! Many thanks.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
