Hillcrest Barn has been individually designed and recently completed to create a luxurious haven, with picturesque views over the surrounding countryside, whilst being located less than two miles from Burnham Market. Styled with a selection of Farrow & Ball neutral tones, Hillcrest Barn perfectly combines character features with a lavish finish, offering superb single-storey accommodation for up to eight guests (maximum six adults). This gorgeous light and spacious barn has a stunning open plan kitchen/dining/sitting area with high exposed beamed ceilings, with the advantage of a separate cosy snug. Three of the beautifully presented bedrooms have their own bath/shower room with the bedroom one offering an impressive suite. There are three lovely gardens to enjoy; a walled lawned garden, a manicured shingled area to the front and a wild-flower meadow at the rear of the barn.

Entrance Hall: A light and airy entrance hall with antique sideboard and built-in coat/shoe storage cupboard. This leads seamlessly into the wonderful open plan kitchen/dining/sitting area.

Kitchen/Dining area: a wonderful light and airy room with underfloor heating and exposed beams and rafters. There's a high specification hand-built kitchen with two integrated ovens, a dishwasher with a large American-style fridge/freezer and plenty of crockery and cookware. The large central island has an integrated wine-cooler. Guests may dine in comfort as there's a large dining table seating up to eight.

Sitting Area: The perfect area for a winter’s evening, with the dual-sided fire, two comfortable three-seater sofas and French doors leading to the walled garden and wild-flower meadow.

Snug: A second, spacious sitting area with the benefit of the dual-sided fireplace, a comfy blue velvet corner sofa and additional armchair, antique sideboard, large Smart TV with Sky TV and doors leading out to the walled garden.

Cloakroom: Hand basin & WC.

Utility Room: Washing machine, additional sink and traditional pulley clothes airer.

Bedroom 1: An impressive suite with a super-king Vispring bed, two bedside tables with lamps, chest of drawers and large built-in storage wardrobes. French doors leading to the front garden and a further door leading to the en-suite bathroom.

En-suite bathroom: A beautiful spacious suite with a claw-foot free-standing bath, large walk-in shower with rainfall shower head, vanity unit with twin sinks and WC.

Bedroom 2: A second substantial bedroom with super-king bed, two bedside tables with lamps, a chest of drawers and built in storage wardrobe. Doors leading to the walled garden and en-suite bathroom.

En-suite bathroom: fitted bath and large walk-in shower, hand basin and WC.

Bedroom 3: A twin room with two single beds, bedside tables and lamps with chest of drawers.

Outside

There is ample off-street parking in the private shingled drive at the front of the barn.

Hillcrest Barn has three lovely outside areas to enjoy: a landscaped west-facing shingled area to the front, a beautiful lawned walled south facing garden with a rattan sofa set, gas barbecue and a wildflower meadow at the rear of the property. The gardens are fully enclosed.

Burn Valley vineyard is within walking distance and a great place to go for a delicious tasting lunch. The charming village of Burnham Market is easily reached within a 5 minute drive and the beautiful Norfolk coast in only 10 minutes away.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
