Heronsway is a luxurious Norfolk coastal cottage which has undergone complete refurbishment to create the ultimate holiday home that guests will wish to return to time and time again. Great care and attention have gone into transforming this traditional cottage into a beautifully presented holiday home, combining a wealth of original features with a contemporary twist, with the advantage of a fully enclosed newly landscaped private garden and off-street parking. Downstairs there's a stunning spacious kitchen/dining area, a handy boot room with shower (for sandy beach-goers!) and a lovely separate sitting room. Upstairs there are two fabulous bedrooms, each with their own bath/shower room. This is the perfect place for one or two couples or a family wishing to stay on the North Norfolk coast, ideally positioned within walking distance of the stunning coast, The Peddars Way and a good local pub.

Ground Floor
Has underfloor heating throughout and wooden flooring . There is a modern gas central heating system making Heronsway warm and cosy all year round.
Entrance: from the parking area through a wooden gate into the garden.
Boot/Laundry room: incredibly useful room with storage spaces for coats and boots, washing machine and tumble dryer, Belfast sink. There is also a WC and shower, perfect for returning from a lovely walk along the beach.
Shower room: with a walk-in shower cubicle ideal for sandy beach-goers, hand basin, WC and a heated towel rail.
Kitchen/Dining area: a fabulous light and spacious open plan room with an original chalk wall and original beamed ceiling. There are double doors leading out to the patio.
The superb newly fitted kitchen has a large central island with four high breakfast stools and is extremely well-equipped with an electric range cooker with induction hob, integral dishwasher, Air Fryer, microwave, Nespresso coffee machine, American style fridge/freezer with ice-dispenser, a double Belfast sink and a Smart TV.
The spacious dining area has a reclaimed dresser and a dining table comfortably seating six guests. There is a high chair available for use if required.
Sitting room: beautifully presented room with two sofas and an armchair, Smart TV, Bluetooth speaker and an attractive gas wood-burning effect stove.
First Floor
The stairs lead up from the kitchen/dining area and are gently turning with a wooden hand rail. Both bath/shower room have underfloor heating.
Both bedrooms have shutters on the windows and hypo-allergenic duvets and pillows. There is a travel cot available if required and there are electric fans in each bedroom
Bedroom 1: lovely room at the front of the house with a limed oak super king-size bed, bedside table and lamps, a chest of drawers with Smart TV, and the advantage of roomy built-in wardrobes with ample shelving and hanging space.
En-suite bathroom: newly created with a bath, separate power shower with a drencher head, hand basin, WC, shaver plug in the cupboard and a heated towel rail.
Bedroom 2: beautifully presented with zip-linked beds which may be configured as a king-size bed or two singles (2'6"), bedside table and lamps, dressing table and mirror. There are built-in wardrobes with shelving and hanging space.
Shower room: immediately next to bedroom 2 with side glimpses of the sea. Newly fitted with a walk-in power shower, hand basin, WC and a heated towel rail.
Outside
There is a spacious shingled parking area (shared with the neighbouring house) with two designated parking paces. A lockable gate leads through to the garden and access to the house.
From early 2024 there will be a Smart EV charger in the driveway which guests will be able to use.
The grounds have been fully landscaped and fenced to provide a safe secure place for dogs and children. A safe walk-way onto a quiet lane (Eastgate) for access to the coast, has been created at the rear of the cottage.
The garden has been lawned and planted with a variety of shrubs and wildflowers and includes a large patio with a teak outside table and eight chairs. There's a new shed which guests may use for the storage of bicycles and has a croquet set. There is also a Weber traditional bbq
Heronsway is conveniently located within a short walk of the Norfolk coastal path and the glorious sandy beach at Holme (within a 15 minute walk) and a good local pub, The White Horse. It is only a short drive to the NWT Holme Dunes nature reserve and the village of Thornham with a wide choice of excellent places to eat and drink as well as Drove Orchards farmshop.

Beach
A pretty village which is a hidden gem located on the North Norfolk Heritage Coast. Holme has an expansive flat sandy beach, ideal for beach games and sand castles during low tide.
In Autumn Holme Dunes is a great area to spot migrating birds from the NWT Nature reserve with a number of hides and trails.
Village
Holme is a designated Area of Outstanding Natural Beauty and is also where the 50-mile Roman Peddars Way walking route meets the North Norfolk Coastal Path. The village is also on the coastal hopper bus route for those of you that wish to travel the coast line. In the centre of the village is the traditional White Horse pub which has a splendid garden with play area to enjoy a bite to eat on a fine day.
History
As well as various military remains from the Second World War that can be glimpsed from the Nature Reserve, the beach is famous for the 1998 discovery of a hidden Bronze Age timber circle known as ‘Sea Henge’. Now on view at Kings Lynn Museum.
Visit
Old Hunstanton is the neighbouring village and the Golf club course boarders onto Holme. Old Hunstanton has some great eateries, lighthouse and fabulous walks along the unspoilt beaches. Hunstanton has its iconic striped cliffs, many amusements, Sea-life centre, leisure pool and traditional promenade. There is also a horse riding stables close by too!

We had a wonderful stay at Heronsway. The cottage is absolutely beautiful. It has been decorated and maintained to a very high standard. Spacious, plenty of bathrooms and was very well equipped. All the little things had been considered such as a torch for the garden, music sound system and a great patio set to enjoy the lovely garden which was also well enclosed for our dogs to explore securely. We enjoyed the beautiful garden, enjoyed seeing the bunnies every morning. Very close to The Orchards up the road for food and drink and to the gorgeous beaches which are very close by such as Brancaster.

We loved Heronsway and hope to book it again! Cannot think of ANYTHING negative. The cottage was spotless! Bathrooms are all perfect, great showers!!!! Beds are comfortable, very well done on providing king size beds. The kitchen has everything very well equipped! Garden is extremely well maintained and looks so nice. The decor is lovely. Well done!!! Keep the cleaner! Whoever designed this renovation is brilliant!
Parking is ideal. Honestly simply perfect! Unfortunately the Pub is currently closed for renovations but it simply means we need to come back! Loved it! It was the first visit to Norfolk for our Canadian friends (stayed with us) what a lovely introduction!

This was our third holiday at Heronsway. The cottage is so lovely, clean and comfortable, with everything needed to make a home from home experience. The location is good for walking and close to good places to eat and shop for essentials. Would highly recommend. Although the weather was cold and sometimes very windy going back to a warm and welcoming property was a delight.
What a fantastic place. We had a great stay in this beautiful cottage. Benji was especially happy (that's the dog!) The garden was securely fenced and walled and had extra gravel areas for him to explore. Kitchen was magnificent, showers great, beds comfortable and the lounge warm and snug. Oh and I must mention the laundry room which was excellent. Great interior design and up to date appliances. We hope to be back very soon. Janice, Steven, Molly, Marek and of course Benj.
Our third visit; lovely as always. Glorious walks - some from the door - and lunch in the garden on the sunny days. Coffee and scone at Norfolk Wildlife Trust cafe after a long walk also Old Hunstanton Beach Cafe.
Enjoyed our week at Heronsway as usual as this will be our 4th stay. Cosy and warm great location and secure for our dog. Cosy and warm in the winter months. Secure garden. Great location. Kitchen well equipped.

The location is good for beaches, places to eat and shop that sell good quality food.
The beds are so comfortable, we slept well every night.
It was good to have the garden furniture out so we could sit outside to have a drink or lunch some days as the weather was good for our holiday.

Our second stay here and it is an excellent cottage with everything we need and in very good order. Holme is a good centre to base yourself at. Being able to walk from the property to the local nature reserves and some beautiful countryside is a big plus. The village of Holme is a real gem.
We loved this cottage. The owners obviously love it too. Extremely well equipped and comfortable. I spent ages watching the bee's in the garden, which is beautiful. Taking the long walk to the beach every morning. The dogs were in heaven, as we were too Watching a Red Kite predate a Jackdaw nest - and the furore that followed. It was like an episode of Spring Watch.
Fantastic property - very well appointed, good set of kitchen utensils and pans and very comfortable to stay in. Hard to fault. The cottage is lovely - the nicest one we have stayed in, in Norfolk. For hosting especially. The location and village itself we know well and that speaks for itself.
As previous home owners in Norfolk this was a real home from home. Everything worked really well even for our 2 dogs. We couldn’t have asked for a more perfect place to stay and will certainly return Having owned a house in Norfolk for 7 years and actually living there for 9 months it was lovely just to revisit old haunts and relax.
This was our second stay at Heronsway. It was as good as the first. It was also the first time in over 40 years that we have returned to a holiday cottage. (We have 2,3 and sometimes 4 breaks a year.) I don’t think any further comment is needed.
We stayed in this delightful cottage 2 years ago and found it just as charming, clean and delightful as it was then. Comfortable, warm delightful. You'll love it and want to return.
Highlights were proximity to the beach; we walked back for lunch each day and even sat in the garden on two days as it was so warm. The home-from-home feeling of the cottage where we feel so comfortable. This was our second stay at Heronsway; the first was Christmas 2021 with 4 people. This time just the two of us. We have booked again for next March as we love it.

Excellent property. Holme is a wonderful place to stay. Cottage is big and beautifully furnished with a great garden. The side gate to the lane is great as the cottage is on the main road. Getting out of the driveway is a bit tricky.

It has everything. We have booked again for the end of August and will be planning to return on other occasions. All credit to the owners for creating such a beautiful home.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
