Hart's House is a beautifully presented contemporary 4 bedroom house. It is situated in a prime location down East Harbour Way in Burnham Overy Staithe with the harbour just a minute's walk away. There is a wonderful view of the sea from the sitting room and the kitchen, as well as 2 of the bedrooms. With an efficient central heating system and abundant supply of logs, this is a great place to stay for a winter break as well as during the summer months.

Ground Floor
With oak flooring throughout.
Kitchen/Breakfast Room: Lovely light and spacious room with the kitchen at one end and the wood burner and dining table at the other. The kitchen is well-equipped and has a Belfast sink, dishwasher, electric oven and hob, American style fridge/freezer and microwave. At the other end is the dining area with a dining table and chairs to seat 10, wood-burner, well-stocked bookcase, dresser, TV/DVD, stunning views to the harbour and sliding doors to patio.
Sitting Room: A spacious room with comfortable sofas and armchairs, wood-burner and stunning views from bay window to harbour. Opens into:
Snug/TV Room: This room has a freeview TV, DVD player and a video with a sofa bed (where an additional 2 people may sleep). It can be partitioned off from the sitting room. Please request at time of booking if you would like the sofa bed to be made up.
Shower/Wet Room: Spacious and contemporary with walk-in power shower, hand basin and WC.
Utility Room: Washing machine and tumble dryer.
First Floor
Bedroom 1: Lovely double aspect room with a king-size bed with bedside tables, lamps and chest. Stunning views of the harbour.
Bedroom 2: King-size bed, bedside tables, lamps and built-in wardrobe. Lovely harbour views.
En-suite Shower Room with hand basin.
Bedroom 3: Twin beds, bedside tables and lamps.
Bedroom 4: Twin beds, bedside tables and lamps.
Bathroom: Bath with power shower over & hand basin. Separate WC.
The bedding comprises of natural feather and down duvets and pillows.
Outside
There is an enclosed patio garden which runs down the side and around the back of the house, with outside furniture and a charcoal barbecue, providing a private place to sit out.
A car may be parked on the road adjacent to the house. Please note that there is no access to the garage.
It is literally steps to walk to the harbour with a lovely walk along the coastal path across the creeks and out to the glorious unspoilt sandy beach. There's a good local pub, The Hero, only minutes walk away.

Harbour/Beach
A picturesque fishing and sailing harbour with multiple winding tidal creeks and salt marshes stretching from the harbour side and leading to sand dunes: the biggest known as Gun Hill. From Burnham Overy Staithe you can take a scenic walk to Gun Hill which takes about half an hour. In the summer there is lovely wildlife to be spotted including wading birds and beautiful butterflies. A gap in the dunes, locally known as Burnham Harbour, opens up and there are miles of golden sandy beaches stretching out towards Holkham and Wells to be admired. During the summer there is a ferry out to the nature reserve of Scolt Head Island which is a lovely trip for bird watchers and seal spotters.
Village
An area of outstanding natural beauty, the village is a large hamlet and a great destination for your stay. The views across the harbour are lovely whatever time of year you decide to visit. There is a great little gastro pub in the centre of the village called The Hero (in honour of Admiral Lord Nelson) which has a great menu of tasty dishes. Also, in the centre of the village there is a large playing field with hard tennis courts and basketball area and a children’s playground. Just outside the village is the noticeable landmark of the stunning six-storey Burnham Overy Windmill and neighbouring watermill, although neither are open to the public, they stand proud on the edge of the village, a beautiful sight when the sun catches the sails against Norfolk's big blue skies. In June Burnham Overy Staithe hosts the popular Norfolk Superhero Challenge, a quadraphonic event where teams of 2 work together to swim, kayak, cycle and run across the beaches and through the creeks. A lovely charity event to spectate. To pop to one of the other coastal villages you can catch the Coasthopper Bus which runs along the coast through many of the delightful villages and seaside towns - a great green way to explore the coast and without the worry of where to park!
History
Part of Burnham Overy was the original port for The Burnhams and set on the river Burn. Trading ships once reached the village by the river until the end of the Middle Ages when the river silted up and along with it the commercial trade. Until the end of the First World War the trading ships used the Staithe. This made a distinction between the two villages Burnham Overy Town and Burnham Overy Staithe that exist a mile apart from one another today. The most notable resident of Burnham Overy Staithe is Richard Woodget who resided at one of our cottages Flagstaff East/West and was the captain of the Cutty Sark. Horatio, Admiral Lord Nelson according to letters learned to row and sail a dinghy at Burnham Overy Staithe at the age of 10 just two years before joining the Navy.
Visit
A great central location on the north Norfolk Coast right on the coastal path ideal for popping on your walking books and walking for about 30 minutes to reach the glorious wide open beach. If you are looking for family days out there are the beaches of Wells and Brancaster where you can park nearby and reach the beaches within a few steps.

The house has a lovely happy vibe of a place well loved and is very easy to function as a family in. It’s 10 years (Oct 14) since we have been going to Harts house and we have a lovely time every time we go & you can feel the spirit of it belonging to a family that grew up there and care about it.
Our second stay in Hart’s House and we loved it. Back again next year hopefully. Thank you!
Great location, very comfortable beds, duvet pillows etc. well equipped kitchen.
A perfect holiday house. We had such a lovely time. We enjoyed crabbing, kayaking, paddle boarding, swimming, and walking to the beach.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
