Hare Cottage is a 17th century character cottage with beamed ceilings, a log burner and exposed brickwork which has been sympathetically renovated. Downstairs has been opened up to create a lovely spacious kitchen/dining area with a sloped beamed ceiling which overlooks the back garden, as well as a spacious separate sitting room. An ideal place for up to four people, with two upstairs bedrooms and a bathroom and a good sized fully enclosed back garden. The cottage is conveniently situated within the heart of Docking village, within walking distance of a local pub, a well-stocked village shop, a fish & chip shop, children's playground and a fishing lake. The beautiful coast at Brancaster and Thornham is only 10 minutes away, with the charming Georgian village of Burnham Market approximately 7 miles drive.
This part of the world is a doggie paradise and dogs are very welcome to stay in this lovely cottage.

Ground Floor
Entrance via a split stable door from the secure back garden into the lovely kitchen/dining area.
Kitchen/Dining Area: lovely double length room with a sloped beamed ceiling and solid oak floor. There's a modern fitted kitchen at one end and an L-shaped built-in dining area conveniently situated at the other end, enjoying views overlooking the garden form a new large window. The kitchen is well-equipped with an integral dishwasher, under-the-counter fridge with icebox, washing machine, microwave, Bosch electric oven with halogen hob and extractor hood and a TASSIMO Bosch Vivy2 coffee machine.
Sitting Room: A spacious room with an exposed brick fireplace housing a log burner, with a basket of logs provided for stays from November through to March (there is a children's fireguard if required). There are two sofas and a door to the staircase. The cottage has a 43” SMART TV including access to regular terrestrial station as well NOW TV, Netflix, IPlayer, ITVx, 4,5, Amazon Prime, Disney, Apple TV and more.
The Wifi has recently been upgraded with faster speeds and a booster to ensure good coverage throughout the cottage.
Please note: Hare Cottage is a delightful 17th Century Cottage and some of the doorways may be lower than a standard door.
Stairs are not too steep and are straight. Under the stairs is a handy cupboard storing an iron, ironing board, fire-guard and clothes horse.
First Floor
Bedroom 1: Recently decorated with a king-size bed with Emma memory foam mattress and pillows, bedside tables and lamps, wall-mounted TV, dressing table and chair, spacious built-in wardrobe with ample shelving and hanging space.
Bedroom 2: Recently decorated twin room with single beds (with storage baskets under), bedside lamps and a chest of drawers.
Bathroom: Bath with shower mixer taps and overhead fixed shower-head, hand basin, WC.
The duvets are made from wool, with memory foam pillows in bedroom 1 and polyester ones in bedroom 2. There is a hairdryer in the cottage.
Outside
There is off-street parking for 2 cars in the shared shingle drive at the side of the cottage.
The south west facing back garden is fully enclosed and secure for small children and dogs. There is a sunken shingled area just outside the back door with a picnic bench seating four (additional garden chairs are in the understairs cupboard). There is also a good-sized lawn for guests to enjoy.
There is a small clothes line at the end of the garden.
Dogs are very welcome to stay at Hare Cottage and the owner kindly provides water bowls, feeding mat and a doggy welcome pack!

Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Our second stay here and just as good as we remembered. Kitchen and dining area very well equipped; lounge spacious and well appointed (smart TV and wi-fi excellent). Bordoli Pizza van worth a visit on Monday evenings at Village Hall as is the Docking History society display on Wednesday mornings. Also found a new (to us) dog walk along the farm track near the Four Miles estate. Great value for money.

I really enjoyed my stay at Hare Cottage, it is well cared for with a lovely welcoming feel.Any queries or issues I had were quickly taken care of, by either Katy the House Fairy, Su the Host, or the lovely ladies at Sowerbys.The cottage was spacious, spotlessly clean, very well equipped and has very comfy furniture and a sunny garden.
Parking and Wi-Fi are both excellent also. Frankly I would return just to use the bed again, so comfy!
I booked for 2 weeks and ended up staying a month because as well as being a lovely cottage Docking is central to many other locations to visit all along the coast and inland.There is a lot to do all within 10 miles plus I found lots of local food delights from local meat and fabulous quiches in the Docking weekly farmers market, to smoked fish along the coast, and Norfolk Lavender does a really nice coffee.I was unlucky with the weather but I still managed to walk the stunning beaches in Snettisham and Hunstanton and the glorious harbour in Brancaster Staithe.
We had an enjoyable week at Hare Cottage with good weather until the last day. The garden was lovely and enjoyed by Teddy, the Cockapoo and us for sitting out in the afternoon sunshine. Good location to visit beaches and villages in the local area and convenient to have a shop so close and parking too.
What a delightful property, the village is gorgeous, the cottage directions were excellent and it was easy to find. The interior is very well planned, the kitchen dinner is big, excellently equipped (loads of kitchen utensils) and easy to keep clean.
The lounge is huge, the log burner a delight and we loved the games box.
The beds are very comfortable, the whole house and garden were super, we had a most relaxing break, love the area for walks, easy to get to the beach. We will be back.

Brancaster beach and Old Hunstanton were a hit with our dog loved The Crab hut for fish crab sandwiches cockles and mussels.Wells by the sea always a great day out with the pines on the dunes.Spoilt for choice for pubs The Lord Nelson at Burnham Thorpe our favourite pub The Ship at Brancaster very good beach cafe at Old Hunstanton really good value.Holkham hall park and gardens beautiful place and can take dogs in walled garden it was the plant fair when we went bought lovely plants for my garden good prices too.

We had a great week in your comfortable, warm, well kitted out cottage. Lots of walks and NT properties and so good to know that your garden was completely secure for our cocker spaniel.

We arrived at the cottage after dark but it was toasty warm and there was a bottle of Cava and a small bag of chocolates and dog treats. The cottage was spotlessly clean and tidy. We have stayed before (approx 8 years ago) The location is great. There is a pub in the village where we had 1 meal, ok pub grub at a reasonable price We used the Spar shop too, very pricey. A mobile pizza van is in the village once a week, we had 2 pizzas ..they were excellent! Cookbooks to browse . The back garden is totally secure which was brill for our dogs safety. Useful file of local.attractions and info etc Some brochures but no menus etc of local eateries. Kitchen equipment was excellent quality. Amazing local beaches and seascapes...we visited Brancaster, Stiffkey marshes, Holkham beach, Wells next the sea and Blakeney. Loads of wildlife to see. We had wonderful weather, which helped. Great local food for snacks/lunches but quite expensive. Lovely gift and clothing, home ware shops to browse.Amazing sunsets across vast skies.
Second stay a Hare Cottage and are returning again next year, clean warm and very well equipped, Lovely cottage, everything we need.

A lovely place to come back to after a day at the beach. Ideally situated for all the beaches but ideal for Old Hunstanton the best beach in our opinion.
Having the shop across the road was extremely useful.
We would certainly return perhaps next time offseason and use the log burner! very cosy. The owner was very apologetic when there was an issue with the garden but this was soon sorted

Cottage was as expected. The property was well equipped, it was very comfortable expecially the beds. The garden was perfect for our dogs as it is very secure. We both felt that the cottage was very well placed to enjoy the whole area. We never had far to drive to get to the places we enjoy along the coast. We were very lucky with the beautifull weather but feel the cottage would be very nice at any time of year. Would stay again.

Better than expected. Very pleasantly surprised at how spacious Hare Cottage was and we felt it represented very good value for money. The kitchen dinning room was very spacious and well equipped. The lounge was most spacious with a lovely wood burning stove which we definitely made use of during our stay. We will definitely return to Hare Cottage in the future

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
