The Garden House is a wonderful Georgian house ideally located just steps away from Burnham Market's picturesque village green, which has been stylishly refurbished throughout. It has a fabulous bespoke kitchen and wonderful beamed sitting room with large brick open fireplace. This is a sociable, spacious house with generously proportioned living areas, including a lovely garden room used for dining overlooking a private walled garden.Upstairs there are two beautifully presented spacious bedrooms, both with their own bathroom, making this a superb place to stay for families and friends throughout the year.

Ground Floor

Kitchen: fabulous bespoke kitchen with grey painted units, a two-oven electric Aga and integral appliances. This lovely kitchen has an original pamment tiled floor, a Butcher's block and a Belfast sink and is well equipped with an integral fridge/freezer and dishwasher. There is an "industrial style" round kitchen table with four stools.

Basement utility room: please note that this is a cellar which functions as a utility room with a washing machine, tumble dryer and a clothes airer.

Cloakroom: with hand basin and WC.

Sitting Room: Lovely spacious room with an oak floor, a large brick open fireplace and French doors opening out to the garden. There is a huge comfortable sofa, leather armchair and chaise longue. There's a Smart TV with Netflix subscription (extensive library of films), a DVD player and an i-pod docking station. This room leads through into..

Garden Room: Delightful light and spacious room with a large dining table comfortably seating eight people and doors opening out into the garden.

First Floor

There is a door from the sitting room to the staircase, which is not steep and has a rope hand rail.

Bedroom 1: Wonderful light and spacious bedroom with a lovely brick fireplace. There's a super king-size bed, bedside tables and lamps, and built-in wardrobes, digital TV (apps only).

En-suite shower room: newly fitted walk-in shower, hand basin, WC and heated towel rail.

Bedroom 2: Another good-sized room, with a super king-size bed, a dressing table with two bedside lamps, a built-in wardrobe and full-length mirror.

Bathroom: Bath with shower mixer taps, hand basin and WC.

There is a travel cot available at this property.

Outside

There is an attractive, private walled south facing garden which is fully enclosed.

There's a superb oak framed cart-shed providing a lovely covered outside dining area, containing a wrought iron table, chairs, barbecue and a bench. The private garden has a shingled area and a decked area with loungers, as well as a variety of shrubs and plants.

Whilst there is no designated off-street parking, there are no parking restrictions along Front Street and it's usually possible to park outside.

It is only steps away from the picturesque village green with its great selection of independent shops, galleries and fabulous places to eat.

Village

Possibly one of the prettiest villages in North Norfolk, this Georgian village is within easy access to the North Norfolk Coast, still with a quaint feel, with many trendy shops. The village retains a ‘step back in time’ feel with leafy green trees and picturesque village green. Burnham Market has a traditional post office, book shop and hardware shop as well as beautiful boutiques and lifestyle shops, from the butchers and baker to fine dining and deli’s. There’s a superb fishmonger Gurneys with locally caught seafood including Brancaster mussels and Cromer crab - be sure to try the amazing fresh fishcakes. It’s a lovely village to visit to peruse the shops or even for a bite to eat in one of the restaurants. There are a lot of eateries to choose from… The Hoste for fine dining or afternoon tea, No Twenty9, The Nelson, award-winning Socius, Burnham Tearoom, or Tilly’s Cafe, there’s something to suit every taste. There is also a children’s play park, hard tennis courts and two parish churches one at each end of the village. If in need of a little pampering why not book a treatment or two at The Hoste Beauty Spa.There is also a dog groomer so you can have the best pampered pooch in the village.

Visit

With a scenic ride to the coast, you can enjoy lazy days on the beaches of Brancaster or Wells. Alternatively pull on your walking boots and investigate diverse coastal path walks, taking in all the birds and wildlife. Leave the car behind and pop on the Coastal Hopper bus and do a tour from Wells and The Burnhams to Norfolk's west coast. Don't forget to visit Holkham which not only has a superb beach, but majestic Holkham Hall which is well worth a visit: hire a boat on the lake, hop on a bike to explore the woodlands, test your bravery on the rope course, play in the woodland play park, take in the breathtaking rooms and art in the main house or simply enjoy tea and cake in the courtyard cafe. If big houses are your thing there are many others to visit with Houghton Hall and its fantastic sculpture collection, the house and grounds of Royal Sandringham to name a few! Get on the water, there are many activities from kite and windsurfing in Hunstanton, sailing in Brancaster Staithe, seal and boat trips from Brancaster and Wells, or take a beautiful trip on The Coastal Exploration Company and learn about the wildlife, trading and smuggling in the salt marshes or along the coast.

Great holiday cottage in the centre of Burnham market. Perfect for exploring Burnham for the shops and within easy distance of the lovely North Norfolk coastline. House was very comfortable and warm. With Gurney's on our doorstep, we enjoyed plenty of fish and seafood all week. We explored all the beaches from Thornham round to Sheringham, with Holkham our favourite walk. Our 20month old lab loved the sand and sea.

The house not only met but exceeded all our expectations. The location was perfect. Great outdoor space and sun room and the furnishings were not only lovely and fun but extremely comfortable - we loved the huge sofa by the TV and the extremely comfortable beds in the large bedrooms. Great home for the week for us and our labrador. Great location and we were always able to park very nearby. Loved the local restaurants - favourite is Socious but also love taking the dog to Hoste. Also great meals with the dog at Sculthorpe Mill (our favourite with the dog, The Ship Hotel (wonderful Sunday roast), The Hero, No Twenty9. Love Brancaster Beach - never crowded, beautiful soft sand, dog friendly. Lots of other places too!

We've stayed here SIX (!!) times so we must love it! Our son and daughter-in-law have got the Norfolk bug and are staying here as a result too. Trying new places - the 3 mile Cley walk (from the Bird Centre) and our first visit to the Duck Inn which was wonderful.

A cosy place to stay in the heart of Burnham Market. Ideally located for Holkham, Brancaster and Wells. Plenty of local pubs and restaurants to enjoy. The house is well equipped and the beds are very comfy. Parking on a busy Easter weekend was tricky but after that parking was always available in the road outside. We usually stay in small villages on our visits to Norfolk but with our son and daughter in law staying too the ‘buzz’ of Burnham was great. We ate out locally and visited all the shops, enjoyed the Duck Race and took our dog everywhere too as the area is v dog friendly. Lovely to have basics like oil, salt and pepper, dishwasher tabs etc available.

Super stay in Burnham Market, Garden House is well located and parking not an issue the week we were there. The house is spacious and well equipped, the beds comfortable with good quality linen and towels. The house is warm and cosy with the log burner, and plenty of hot water.
We enjoyed the stay very much and will return. We stayed at the end of October, but a spring stay would be lovely so we could maybe take advantage of the outside space/ barbecue and pizza oven. Thank you.

This is a beautiful cottage in a fabulous location. So many lovely places to eat in Burnham Market and some fabulous places to visit nearby too. The house is so lovely, warm and comfortable. We loved it and would like to come back next time we visit Norfolk. Perfect for our little family.

We have stayed at this house on a number of occasions & have found it very comfortable. The addition of the covered outdoor dining area is a success. Also the addition of the downstairs toilet was an excellent idea. Changing the second bedroom to a double makes it more useful for our stay

The house is wonderful, lots of space and very comfortable. The shelter in the garden was perfect for hot weather. Outside eating. The staff at Soweberbys were extremely helpful. This is our second year of renting a Sowerby holiday home and we're already planning next year. The centrally based house allowed us to explore Norfolk, reach beaches and have our granddaughter to stay with us . There are lots of beaches, historical buildings and gardens to visit and we took advantage of some of the open gardens in local villages. Being so centrally based meant we could just walk out of the house for a meal or coffee or visit the local shops. It was a wonderful holiday, in a comfortable house in a stunning village.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
