Fleece House is a spacious renovated period cottage which has been cleverly reconfigured throughout to make a stylish contemporary holiday home. It has a fabulous large sitting/dining room with a wood-burning stove, as well as a superb kitchen and downstairs bathroom and separate cloakroom. Upstairs there are three beautifully presented good-sized bedrooms. It's conveniently located within walking distance of a good local pub, childrens' playground and tennis court and has the advantage of a private enclosed walled courtyard garden. The beautiful coast at Holkham or Burnham Overy Staithe is only 10 minutes drive away.

GOOD TO KNOW
- Parking is on the road directly outside the front of the house with extra spaces around the green. Parking is not permitted at the rear of the house even to unload. Guests are politely requested to respect the property neighbours in this regard

- There is a wooden pedestrian gate leading through to the private fully enclosed walled courtyard cottage garden
Ground Floor
Entrance (via back door): back hall leading to the utility room, bathroom and separate loo.
Cloakroom: with WC.
Utility room: with plenty of coats and boot storage space plus a washer dryer and a clothes airer
Bathroom: contemporary bathroom which has a bath with fixed overhead shower, hand basin and a heated towel rail.
Kitchen: A lovely fitted kitchen with an integral electric oven, ceramic hob and extractor hood, full height fridge/freezer, built-in shelves, Bosch dishwasher and a microwave.
Sitting/Dining room: a fabulous "double-length" room with a fireplace, with original beam, housing wood-burning stove. All furnished in a contemporary coastal style. The sitting area has the wood-burning stove, large comfortable L-shaped leather sofa, chair, well-stocked bookcase, Smart TV, DVD player, selection of games and DVDs. The dining area has an extendable wooden dining table with eight matching chairs, a desk with task lamp and chair. The staircase leads up from the dining area.
There is a high chair available.
First Floor
The staircase is straight and not steep with a hand rail.
Bedroom 1: Beautifully presented room with a king-size bed, bedside tables and lamps, chest of drawers, bedroom chair and a wardrobe.
Bedroom 2: Attractive room with a double bed, bedside tables and lamps, chest of drawers and an open wardrobe.
Bedroom 3: overlooks the garden and has twin beds, exposed brick fireplace (non-working), shelves with books and games, lamp and chest of drawers.
Outside
Parking is on the road directly outside the front of the house with extra spaces around the green. Parking is not permitted at the rear of the house even to unload. Guests are politely requested to respect the property neighbours in this regard
There is a wooden pedestrian gate leading through to the private fully enclosed walled courtyard cottage garden. The outside area is paved and has a lovely table and chairs, parasol and stand, together with a barbeque.
It's only a short walk to the village playing fields with a childrens' playground and a tennis court, as well as a stream which is home to a huge family of ducks. There are also some fantastic country and coastal walks to enjoy nearby.

Village
The attractive village of South Creake (twinned with North Creake) has a lovely village green at its heart with the river Burn that runs through. When visiting the village, you will see the much-loved resident ducks crossing the road from the houses for a swim on the river. There is a lovely leafy recreation ground, park and village hall making it the hub of the village. You will often see local produce such as cakes and homegrown vegetables for sale from the small way-side stalls in the village and there is a thriving plant nursery and cafe. There is a welcoming community spirt in the village, making it a perfect place to unwind and take in the Norfolk air.
The Ostrich Inn, dating from the 1800s, has been refurbished to a high standard and now serves delicious locally sourced food in attractive surroundings.
History
On the hill above the village can be found the remnants of Bloodgate Hill fort, an Iron Age fortification that is the largest hill fort in Norfolk. It probably dates back around 300 years before the Romans. Roman coins and pottery have been found in the surrounding farmlands of the village.
Visit
Well worth a visit is Creake Abbey just outside of the village of North Creake with a lovely speciality shops. There is also an award-winning farmers' market on the last Saturday of each month. Close to Fakenham is the Pensthorpe Nature Reserve making for a lovely day out with walks around the lakes, gardens and also great fun for all the family with splendid children’s indoor and outdoor play areas. With the vast sandy beaches of the North Norfolk Coast just a short journey away at Wells-next-the-Sea and Holkham, this village is a great base from which to explore North Norfolk.

We’ve had a lovely few days in this cosy, comfortable and well appointed cottage. Perfect location for exploring the North Norfolk coast Due to the weather, we weren’t able to make use of the beautiful little walled garden, but imagine sitting out there on a summers evening would be lovely. Blustery walks on the beach at Brancaster and Holkham and cosy evenings in front of the fire.
It has to be the abundance of beautiful seaside-themed artifacts and pictures all around the house. It is immediately apparent that this is a treasured home. There is none of the empty soulness that is so often the wont of a holiday cottage.
The cottage had everything we needed for a relaxing stay - we really appreciated the welcome pack on our arrival, very thoughtful. It was the perfect base to explore the area from and we were so lucky with the weather!
A peaceful and comfortable stay - the cottage had charm and character, and was clean, tidy and well appointed with everything we needed for a family stay. Tastefully decorated cottage with plenty of character, clean, comfortable and well located. Nice to have a few 'basics' in the kitchen- salt, pepper, oil, etc.

Fleece House is a delightful cottage that suited our needs very well. We liked the location, a lovely quiet village with a lovely stream and green play area for my grandson to play. The cottage had a lovely walled garden with beautiful roses and jasmine in flower
Fleece House was larger than we expected and we liked the brightness and location. Great holiday and very efficient staff at Sowerbys.
A lovely cottage thoughtfully laid out for families with young children-plenty of games and books and the twin bedroom was perfect with a box of Lego and cars to amuse the kids. The enclosed courtyard was perfect for the kids and dog and the location was splendid with the park and ducks very close by. The cottage was lovely, warm and cosy with plenty of space and very clean and furnished well. Thank you for a lovely stay, we will be back!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
