Field Cottage is a deceptively spacious refurbished cottage, having a lovely, open-plan, light and airy living area, which leads through to the kitchen with doors to the garden. It is conveniently located in the heart of Docking village, set back from the road, with the advantage of a lawned front garden and a private walled back garden, as well as off-street parking for 2 cars.
It is ideally suited for a couple or a family, with a comfortable double bedroom plus two single bedrooms upstairs - great for those who don't want to have to share a room! There's a village pub, shop, thriving fish & chip shop, children's playground and fishing lake, all within walking distance. The charming Georgian village of Burnham Market, plus the beautiful coast at Brancaster and Thornham being only 10 minutes drive away.

Ground Floor
Downstairs has been refurbished with an open plan spacious sitting and dining area with oak flooring, leading through into the kitchen.
Cloakroom: hand basin and WC.
Living area: lovely light and spacious area with oak flooring, two large striped sofas, bookcase, flat screen freeview digital TV, DVD player with a selection of DVDs. There is a good-sized dining table with six chairs. This area leads through into....
Kitchen: well-equipped with an electric oven, microwave, washing machine, slim-line dishwasher, fridge and freezer. There are doors leading out into the back garden.
The stairs lead up from the dining area and are not steep (there is a hand rail).
There are 3 electric fans stored in the main bedroom wardrobe
First Floor
Bedroom 1: Double bed, bedside tables and lamps and a built-in wardrobe.
Bedroom 2: Single room overlooking the back garden with a bedside table and lamp and a chest of drawers.
Bedroom 3: Single room overlooking the back garden with a bedside lamp and a chest of drawers.
Bathroom: Has a fixed shower over the bath, hand basin, heated towel rail and WC.
There is a travel cot available if required (conveniently stored under a bed).
Outside
There is a shingle private drive at the front of the cottage with parking for 1 car or 2 smaller cars. At the front is a lawned garden with a variety of plants.
At the back of the cottage is a fully enclosed walled garden which is part patio and part lawned. There is garden furniture and a barbecue.
Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Beautiful, warm, cosy cottage. Comfortable and clean. Well equipped, catered for all our needs. Comfortable beds and sofa. Good size TV and excellent Wi-Fi. Our large breed dog enjoyed the garden. We had a lovely and relaxing stay. We enjoyed walks with the dog in Burnham Overy Staithe, Holkham beach and estate, Sheringham park, Felbrigg and Blickling Estate, Holme beach etc. Recommend food at White Horse in Brancaster, Three horseshoes in Warham, Lord Nelson in B. Thorpe, drinks at the Hoste, the shop in Deepdale, Bordolli pizza, and the food market on Wednesday in Docking.
Excellent comfortable accommodation. Well equipped and very clean. We enjoyed the Duck Inn at Stanhoe.
We love Norfolk, We feel it is ideally situated for easy access to North Norfolk.

A great week in Field Cottage. Well equipped, comfortable and cosy and a perfect location for us. Off road parking too!The weather was glorious for us, an added bonus, Norfolk blue skies are like no other. Hope to return next year. Walks at Thornham : exploring old Kings Lynn and the museum. Castleacre Priory and Binham Priory. Churches with angel roofs… South Creake in particular. And then the profusion of wildflowers and blossom in the hedges and verges…. Stunning, Oh yes Docking market on Wednesday morning was a delight!

We have stayed at this cottage quite a few times so that speaks for itself. We have booked to return later in the year. A delightful stay.
Fantastic location with close by amenities such as Spar shop, local chip shop, park and village pub. Field Cottage has easy access to touring Norfolk and visiting other areas of interest. For us it was a lovely bolt hole for dog walks on Brancaster Beach, Heacham & Hunstanton.
Nice, light and spacious property. The garden was perfect for a dog, and the property was more than spacious for a family of 4.
A last minute booking found us a great cottage and the booking process and follow up communications all excellent. Website pictures gave an accurate reflection of the property. Great location, ideal size for us.

10 out of 10 for cleanliness and the garden. Clean and comfortable, feels like a home from home.
Better than Expected. Had a much more spacious feel downstairs than we were expecting and the "Welcome Hamper" was a lovely touch which we were not expecting - Thank you from all of us 10 out of 10 for cleanliness - It was spotlessly clean 10 out of 10 also for the garden. The best bit was the fact we all liked it!! Also, the owners have ensured the heating is set to keep the property very warm and cosy. This was very much appreciated by ourselves as not all rental properties will do this. We hope to come again and would recommend this property to others too.

It is superbly situated to be convenient for beaches and town. It was beautifully clean when we arrived and the garden was very good being really secure for the dog.

A lovely place to stay in the perfect location to explore the local area. Great Walks along Brancaster Beach and a visit to Burnham Deepdale's Christmas Market is a must.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
