Falgate is an impressive stylish detached coastal holiday home which we are delighted to offer for holiday letting. Arranged over three floors, this gorgeous seven bedroom, five bathroom house offers a wealth of spacious rooms to comfortably accommodate up to eleven guests, with beautiful far reaching sea views from the top two floors. On the ground floor there's a fabulous light and airy hand-crafted kitchen with room for twelve to dine in comfort, together with a relaxed sitting area, snug and separate sitting room. Also on this level is a superb bedroom suite which is perfect for less mobile guests.
A bespoke spiral staircase leads to a further four bedrooms on the first floor and continues up to the second floor with two bedrooms. This lovely house is enviably located on a quiet lane, with a beautifully presented enclosed garden, only moments walk from the popular harbour and coastal path at Burnham Overy Staithe, and the popular local gastropub, The Hero.
The maximum number of guests permitted to stay in Falgate is 11 (including children and babies).
THE HIGHLIGHTS

- There is a large drive way with plenty off parking space for several cars
- There are two stair-gates on the first floor, this open staircase may not be suitable for small children
- A good property for the less mobile as this house offers a ground floor bedroom, with an en-suite wet room
Ground Floor
There is under-floor heating throughout the ground floor. Free fibre optic broadband is provided, with the advantage of a Sonos sound system and "mood lighting" throughout.
Entrance hall: spacious area with travertine floor and plenty of space for coats and boots.
Accessed directly from the entrance hall on the right, is a ground floor bedroom suite (bedroom 1) which would be suitable for less mobile guests, being all on one-level with easy access wet room.
Bedroom 1: lovely light and spacious room with a super king-size bed (zip-linked twin beds), bedside table and lamps, built-in wardrobe with shelving and hanging space, two bedroom chairs.
En-suite wet room: has a large easy access shower (no steps), hand basin, WC and a heated towel rail.
From the entrance hall to the left leads through to:
Kitchen/Dining/Family room: contemporary light and airy open plan area comprising a relaxed sitting/family area, spacious dining area and stunning kitchen.
Family room: has a double height vaulted ceiling with a contemporary wood burning stove, comfy leather sofa, armchair and a TV.
Dining area: Has a wooden dining table which may be extended to comfortably seat twelve guests (twelve matching chairs are available). There is a partly glazed ceiling and fully extending bi-fold doors which open onto an enclosed courtyard, perfect for dining al-fresco when the weather permits!
Kitchen area: Superb hand-crafted kitchen with grey painted units and marble surfaces, extremely well-equipped with a Falcon induction range cooker, integral dishwasher, integral fridge, integral freezer (3 drawer) and microwave.
Cloakroom 1: hand basin and WC.
Utility room: a spacious room which contains a washing machine, tumble dryer, butler sink, additional storage cupboards and a full height fridge.
Wet room: accessed via the utility room is this large wet room, perfect for sailors or any wet and sandy guests! Contains a shower, hand basin, WC and a heated towel rail.
From the kitchen there is a door through to:
Snug: charming room with a beamed ceiling, exposed brick fireplace (non-working) and a sofa - the perfect place to escape to for some peace and quiet.
Cloakroom 2: another WC and hand basin.
Sitting room: lovely room overlooking the front with an attractive exposed working fireplace, window seats, two large sofas and two armchairs. Large built-in cupboards either side of the fireplace, one of which contains a flat screen TV.
Inner hall: has the front door (not frequently used) and a bespoke wooden spiral staircase in a nautical style with a rope bannister rail, leading to the first and second floors.
Guests should be advised that whilst there are two stair-gates on the first floor, this open staircase may not be suitable for small children. Falgate has a air source heat pump and solar panels.
First Floor
Bedroom 2: lovely spacious room with stunning views out towards the sea. There are twin beds, which may be pushed together, with two separate duvets, bedside tables and lamps, built-in wardrobes.
En-suite bathroom: huge room containing a bath with shower over, hand basin, WC and heated towel rail.
Bedroom 3: a large room with views towards the coast, king-size bed, bedside tables and lamps, built-in wardrobe and an armchair.
Bedroom 4: a smaller room with a double bed, bedside table and lamp, chest of drawers, built-in wardrobe and a chair.
Family bathroom: bath with wall-mounted shower over, square contemporary hand basin and a heated towel rail.
Separate wc
Bedroom 5: charming room with a beamed ceiling, single bed, bedside table and lamp, chest of drawers. A built in desk and office chair and it is the perfect place to work as it has good WiFi and mobile connectivity .
There is a gate leading to the enclosed spiral staircase to the top floor.
Second Floor
Landing: stunning views towards the coast and salt marshes and two built-in cupboards for clothes storage.
Bedrooms 6: Lovely master bedroom with lovely sea views. Contains twin beds, which may be pushed together, with two separate duvets, bedside tables and lamps, built-in cupboards, chest of drawers and a chair.
En-suite shower room: bath with shower over, hand basin and WC.
Studio Bedroom 7: a highly versatile room with its own kitchen! Has stunning coastal views and a port-hole window with views to the Overy windmill. Perfect for use as an office, or for an au-pair or Granny with a single bed, bedside light, large built-in desk with office chair and desk lamp. The kitchen area has an oven, hob, sink, integral fridge and a kettle.
Outside
Falgate is quietly located along the highly sought after Gong Lane with entry via a private shingle drive with a large five-bar gate leading to plenty of parking space.
The beautifully maintained enclosed gardens are all at the front of the house, with lawns and parking areas edged by established flower beds. There is a basic barrel BBQ two patio areas for outside dining and the benefit of a covered parking area.
It is conveniently positioned within moments walk from the harbour and the coastal path, The Hero (an excellent gastro pub) and a large village playground with built-in play equipment, two football goals and two tennis courts (booking required in summer). The Georgian village of Burnham Market with its great selection of independent shops and galleries and the renowned Hoste Arms is just 2 miles away.
Please note that the security deposit for Falgate is £500.00 and guests are reminded to treat the house with respect and to leave it in a good condition. If additional cleaning is required which is significantly above the usual hours, the cost of this will be deducted from the security deposit.
Floorplan


Harbour/Beach
A picturesque fishing and sailing harbour with multiple winding tidal creeks and salt marshes stretching from the harbour side and leading to sand dunes: the biggest known as Gun Hill. From Burnham Overy Staithe you can take a scenic walk to Gun Hill which takes about half an hour. In the summer there is lovely wildlife to be spotted including wading birds and beautiful butterflies. A gap in the dunes, locally known as Burnham Harbour, opens up and there are miles of golden sandy beaches stretching out towards Holkham and Wells to be admired. During the summer there is a ferry out to the nature reserve of Scolt Head Island which is a lovely trip for bird watchers and seal spotters.
Village
An area of outstanding natural beauty, the village is a large hamlet and a great destination for your stay. The views across the harbour are lovely whatever time of year you decide to visit. There is a great little gastro pub in the centre of the village called The Hero (in honour of Admiral Lord Nelson) which has a great menu of tasty dishes. Also, in the centre of the village there is a large playing field with hard tennis courts and basketball area and a children’s playground. Just outside the village is the noticeable landmark of the stunning six-storey Burnham Overy Windmill and neighbouring watermill, although neither are open to the public, they stand proud on the edge of the village, a beautiful sight when the sun catches the sails against Norfolk's big blue skies. In June Burnham Overy Staithe hosts the popular Norfolk Superhero Challenge, a quadraphonic event where teams of 2 work together to swim, kayak, cycle and run across the beaches and through the creeks. A lovely charity event to spectate. To pop to one of the other coastal villages you can catch the Coasthopper Bus which runs along the coast through many of the delightful villages and seaside towns - a great green way to explore the coast and without the worry of where to park!
History
Part of Burnham Overy was the original port for The Burnhams and set on the river Burn. Trading ships once reached the village by the river until the end of the Middle Ages when the river silted up and along with it the commercial trade. Until the end of the First World War the trading ships used the Staithe. This made a distinction between the two villages Burnham Overy Town and Burnham Overy Staithe that exist a mile apart from one another today. The most notable resident of Burnham Overy Staithe is Richard Woodget who resided at one of our cottages Flagstaff East/West and was the captain of the Cutty Sark. Horatio, Admiral Lord Nelson according to letters learned to row and sail a dinghy at Burnham Overy Staithe at the age of 10 just two years before joining the Navy.
Visit
A great central location on the north Norfolk Coast right on the coastal path ideal for popping on your walking books and walking for about 30 minutes to reach the glorious wide open beach. If you are looking for family days out there are the beaches of Wells and Brancaster where you can park nearby and reach the beaches within a few steps.

Lovely welcoming home with lots of space to spread out. We had a wonderful family get together with our family from New Zealand. Location brilliant, walks in abundance, pub on our door step. It was a great house, lovely and warm with lots of space to spread out, The facilities were amazing, and so relaxing.
A most enjoyable stay in this ideal property for 3 generation family holiday accommodation. It is well-located near the quay and with the village pub and playground very nearby. The house is spacious and well-equipped for family cooking and living, and everything worked well. We would definitely like to return. We enjoyed the BBQ, spacious living area, garden, location for reaching nearby coastal villages and beaches, coastal walks, local seafood.. Extra parking spaces were useful.

Falgate is a beautiful house in a wonderful location and perfect for our 3-generation extended family holiday. We had a lovely time and enjoyed every moment of our stay in Overy Staithe. Highlights include the large number of bedrooms and bathrooms, and the large kitchen-dining area which is perfect for cooking for and hosting our large family. There are plenty of chairs to sit out in the garden (weather permitting). The short walk down to the harbour is a big plus and much appreciated.
We had an excellent week in this light, spacious and well equipped house. Perfectly placed for eating out bird watching and walking. The house was warm and comfortable and the art on the walls delightful. .
We had a celebration birthday dinner, a wonderful trip to the Thursford Spectacular, long walks and many bird sightings. We enjoyed dinners out at The Hero and The Ship.
At Falgate we like the location, space, quality and accessibility of the accommodation. Pictures can't do justice to the space and accommodation. We all loved this property and will like to book for next year!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
