Eton House is a charming farmhouse, peacefully located within large private grounds with open countryside views. Feeling like a proper family home, it's been tastefully furnished in country house style with many unique artworks and is perfect for families or groups of friends with plenty of living space and four beautifully presented bedrooms. There's a fabulous kitchen/dining room with an Aga, a light and spacious sitting room with a wood-burning stove, separate snug to escape to and even an office if you need to work! The house isn't overlooked and sits behind electric gates in spacious enclosed grounds which wrap around the house and include a large lawned area, patio, wooded area and ample off-road parking in the private drive.

Nearby there's a good local pub which serves food, a popular Fish and Chip shop, a children's playground and a small but excellent supermarket within walking distance. The stunning North Norfolk coast and charming village of Burnham Market may be easily reached within a 10 minute drive.

Ground Floor

Entrance: from the front drive into the hall.

Sitting Room: Lovely light and spacious traditional room with a large bay window overlooking the garden and a wood-burning stove with a club fender. Tastefully furnished with two large sofas and a two armchairs, tables with occasional lamps and a smart TV.
An archway leads from here into:

Kitchen/dining room: a lovely farmhouse style kitchen with pamment tiled floor and well equipped to cater for large numbers with an Aga, separate electric oven and hob, dishwasher, American style fridge/freezer with ice dispenser, Nespresso coffee machine (please bring your own pods), sink with waste disposal and a microwave.

The welcoming dining area comfortably seats eight (and up to ten) around the traditional wooden table with seven chairs and a settle bench. There's a painted blue dresser for extra storage.

Snug: a lovely place to escape to with two comfy sofas and a large Smart TV.

Office: ideal if you need to work whilst you're away with a desk and chair, sofa and a selection of family games stored here.

Cloakroom: WC and hand basin.

Utility room: a useful utility/boot room which has a washing machine, additional drinks fridge and a dog crate. There's plenty of storage space for coats and boots.

There is the advantage of free Wifi throughout the house.

First Floor

The staircase is straight and not steep, with a bannister. All the bedrooms are generously sized with bedroom 4 set apart from the others down the landing.

Bedroom 1: lovely room overlooking the garden and open countryside. Beautifully furnished with a super king-size bed, bedside tables and lamps, chest of drawers, wardrobe and armchair.

En-suite bathroom: spacious with a bath, separate large walk-in shower, hand basin, heated towel rail and WC.

Bedroom 2: another light and spacious room with a zip-linked super king-size bed which may be configured as twin beds (please request at time of booking), bedside tables and lamps, dressing table and chair and a wardrobe.

Family bathroom: has a bath with shower over, hand basin, heated towel rail and WC.

Bedroom 3: with twin beds, bedside tables and lamps, shelf storage and wall hanging space.

Bedroom 4: located at the far end of the house known as the "west wing" and furnished with a king-size bed, bedside tables and lamps, a chest of drawers and wall hanging space.

En-suite shower room: with corner shower, hand basin, heated towel rail and WC.

Outside

Eton House is quietly situated and accessed off Bircham Road behind electric gates. The long shingled drive leads to a large parking area for up to 5 cars at the front of the house.

The extensive enclosed grounds wrap around the house and include a large lawned area which may be used as a football pitch, a more formal lawned garden with mature plants and shrubs, a patio for dining alfresco with garden furniture and a barbecue and a wooded area.

There is a good fish & chip shop, local pub, children's playground and village shop all within walking distance, whilst the beautiful coast is only 10 minutes drive away.

Floorplan

Village

Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a  traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall

History

The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.

Visit

There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
