Church View is a detached house, tucked away off Church Street in Wells, which has been furnished and equipped to a very high standard in a contemporary coastal style. It has a attractive sitting room with wood-burner, new kitchen, 2 bedrooms, 2 bathrooms and gas-fired central heating, making this an extremely comfortable holiday home for 4 people to stay throughout the year. There is a private courtyard garden and the advantage of off-street parking.

Located within a short walk of the picturesque quay and bustling town centre of Wells, with its great selection of independent shops, cafes, pubs and restaurants. From Church Vire there is a great walk through Wells down towards the quay front and a further walk from the quay to the beach cafe and far reaching sandy beach, with the iconic row of beach huts.

Accessed via a gravelled driveway up to a 5-bar gate, through which there is a further shingled area leading up to the front porch.

Kitchen/Dining Room: Light and spacious room with a fitted kitchen with granite-effect worktops and under cupboard lighting, full height fridge/freezer, washer/dryer, slimline dishwasher, gas hob with electric grill and fan-assisted oven, patio doors onto terrace, table and chairs comfortably seating 6 people, door leading into:

Sitting Room: Attractive light room with triple aspect windows, 3-seater and 2-seater sofas, armchair, side tables, wood-burning stove, flat screen Smart TV, DVD player, patio doors onto terrace.

Bathroom: Recessed ceiling lights, D-shaped bath with shower over and curved screen, wash hand basin, WC, heated ladder towel rail, extractor fan.

Stairs to the first floor are not steep, slightly twisty and there is a handrail. There is a hairdryer in the cottage.

First Floor

Shower Room: Corner shower with jets, wash hand basin, WC, heated ladder towel rail.

Bedroom 1: Beautifully presented with wrought iron king-size bed, bedside tables and lamps, dressing table, built-in wardrobe, chest of drawers, cheval mirror, wall-mounted TV.

Bedroom 2: Twin beds with bedside table and lamp, built-in wardrobe, chest of drawers, TV and DVD player.


There is off-street parking space at the front .

At the rear of the house, there is a paved south-facing terrace running the full width of the house, accessed from both the kitchen and sitting room. There is an outside table with a parasol and 6 chairs, together with a gas barbecue.

Guests should be aware that whilst this property will not accept bookings with pets it can not be guaranteed that pets have not been residence.



With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.


It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.

The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.

The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.


The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.


Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

Our second visit to Church View . Lovely ,spacious house . Immaculately clean and well presented. Just a small problem when something tripped the electric , but Cottage Carers sorted it out over the phone, but were happy to come over if needed. Two weeks of fabulous weather at Wells is all you need. We have been staying in Wells for forty years, very often with Sowerbys Cottages., in fact I have just booked next years holiday at Smugglers Cove. You must be doing something right.

Comfortable Holiday Home in good location for access to Wells. The second bedroom made it ideal to accommodate a weekend visit for my son. Even though we didn't use it as the weather was chilly the option to use the BBQ was appreciated.

This is our second stay at Church View. It's a lovely two bedroomed detached house with parking, right next door to the Bowling Green Inn and within easy reach of other eateries, the Co-op supermarket and the High Street. It's comfortable and well furnished and has a sunny terrace. It's a perfect spot from which to explore Wells and other local attractions. Definitely our first choice when visiting Wells. A visit to Norwich. A trip on the Wells and Walsingham Light Railway A trip on the Southern Comfort at Horning on the Broads, followed by late lunch at The Swan, Horning Lots of walking and fresh air

Really was a home from home. Lovely comfortable, clean and well equipped house. Wells as always is fantastic. Shout out for French’s fish and chips, Wells Gellato and Wills for coffee. Didn’t notice the mobile pizza van until it was too late. Went for a walk across country to Holkham Hall. The sun was shining, a pheasant sat watching us on the wall. Rabbits jumping in the distance. It was lovely.

What a wonderful holiday cottage.. a real home from home. Everything so well thought out and beautiful interior. I really don't want to leave! Taking the little train to Wells Beach to go to the Beach Cafe and see the beach huts was fabulous. Also a day trip to Sheringham was a must do. We ate a lovely meal at the Crown Hotel (very kiddy friendly). We will definitely be back!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
