Charlotte Cottage is one of the prestigious new properties, part of the exclusive Four Miles development, constructed to the highest possible standards to create a luxurious holiday home. This is a beautifully presented "upside-down" home with a fabulous spacious upstairs living area with a semi-vaulted ceiling, tastefully furnished and finished to an extremely high standard. Downstairs are three beautifully appointed bedrooms with three contemporary bath/shower rooms to comfortably accommodate six guests. No expense has been spared by its owners in furnishing and equipping the house for their own family use and comfort. It is conveniently positioned in Docking village only four miles from the stunning coast at Brancaster and Thornham and 10 minutes drive to the picturesque Georgian village of Burnham Market.

  • Guest with pacemakers should avoid using the induction hob as this can interfere with the device

Ground Floor

Entrance into hallway with utility room: washing machine, clothes airer, cupboards and sink.

There is underfloor heating throughout with thermostatic controls for each room.

All of the bedrooms are on the ground floor and are beautifully presented with new bedroom furniture including comfortable mattresses.

Bedroom 1: has a king-size bed with co-ordinating bedside tables and lamps, built-in wardrobe, dressing table and chair, chest of drawers. There is a glazed door leading out to the fully enclosed garden.

En-suite shower room: high quality tiled bathroom with a walk-in shower, hand basin on vanity unit, heated towel rail and WC.

Bedroom 2: has a king-size bed, bedside tables, lamps, chest of drawers and a wardrobe.

Bedroom 3: has full-size twin beds, bedside table and lamp, chest of drawers.

The gentle oak staircase leads up to the living area.

First Floor

The staircase leads into a fabulous spacious open plan living area with a semi-vaulted ceiling - this is a superb spacious room to cook, dine and relax. For guests wanting to escape in peace, there is a separate snug.
The free wifi is fast and reliable, making this an excellent place to work from.

Kitchen/Dining: stunning contemporary high specification kitchen with quartz work tops and well-equipped with new integral appliances including: stainless steel double oven with extractor hood and halogen/induction hob, dishwasher, microwave and tall integral fridge and freezer. There's a Nespresso Vertuo coffee machine (please bring your own pods).
For casual dining there's a breakfast bar with four bar stools, or for more formal dining there's a large dining table with six dining chairs.

Sitting area: has two large sofas, coffee table and a wall-mounted Smart TV with a sound bar.

Snug: an attractive room off the sitting area with a large window enjoying lovely views across the fields. There's a sofa and a Smart TV.

Outside

The house has one parking space around the back of the house, in front of the garage. Further parking is available on the development within visitor spaces, however they operate on a first-come, first-serve basis.

At the back is a fully enclosed (fenced) west facing private garden which is part paved and part lawned. There's an outside table and chairs and a charcoal barbecue. The garden backs onto open fields, with no further properties being built behind it.

Please note that access to the garden is via a path at the side of the house or from inside via bedroom 1.

Unspoilt sandy Norfolk beaches at Brancaster and Thornham may easily be reached with a 10 minute drive. The picturesque Georgian village of Burnham Market is only 5 miles too.

Village

Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a  traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall

History

The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.

Visit

There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Tastefully furnished accommodation in a peaceful country setting. Very pretty quiet village and environment. Plenty of space inside and out for 6 adults and a two year old, and all necessary dishes and utensils for self catering. We enjoyed the beach at Brancaster, Wells next the Sea, Blakeney, the windmill at Cley and Burnham Overy Staithe.

We really enjoyed our stay at Charlotte cottage - the two tv rooms were great and quite sound proof in the snug. The kitchen was lovely and well equipped and everything very comfortable. Watching Wimbledon in the big room upstairs . Docking is a lovely village with useful spar and fish and chips . Very quiet too! We really enjoyed it thanks very much.

Had a lovely weeks stay. The cottage is beautifully appointed and was very clean which was much appreciated. The view out the back is gorgeous. We love all the Norfolk beaches (even though the weather wasn’t perfect). Lots of food highlights, including apple pie ice cream at Mim’s (orchard drive), Viennese swirl at Thornham Deli and the Sunday roast at The Orange Tree in Thornham. Kids also Loved Mabel’s sweet shop in Burnham Market!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
