Channel View and Channel Cottage are two separate newly renovated neighbouring period coastal cottages, both with a beautifully presented king-size bedroom upstairs and luxurious living space downstairs. Channel View has stunning harbour views, whilst Channel Cottage has the advantage of more spacious living area and a lockable shed for bicycle storage. This is the perfect option for two couples wishing to holiday together but maintain their own independence, saving 20% off the rates if the cottages were booked separately The cottages are conveniently tucked away in Red Lion Yard, steps away from Wells-next-the-Sea's bustling quay with its fishing boats and a great selection of shops and places to eat.

CHANNEL VIEW

Ground Floor

Stable door entrance from Red Lion Yard. There is one bijou beautifully presented room, with a beamed ceiling, which includes the kitchen, dining and sitting area.

Kitchen area: a well equipped new kitchen cleverly planned to include all you need, with an electric oven and induction hob, built-in microwave, fridge, cupboard housing a washer/dryer, sink and even a built-in phone charger.

Sitting area: has a newly installed eco wood-burning stove, a luxurious velvet sofa to sink into after a busy day, foot-stool and a wall-mounted Smart TV.

There's a dining table with two chairs.

Please be aware that there is a traditional Norfolk winder staircase which is steep and has a solid hand-rail.

First Floor

Bedroom: Lovely room with stunning views across the harbour. The king-size bed has been specially made to be higher than usual so guests may enjoy the channel views from the comfort of bed. To accommodate different needs one side of the bed has a medium mattress and the other side has a firm mattress. Beautifully furnished with bedside tables and lamps, a dressing table and stool, built-in wardrobe with hanging and drawer space, full-length mirror.

Shower room: Fabulous harbour views from this contemporary new shower room with walk-in shower, hand basin and WC.

CHANNEL COTTAGE

Ground Floor

Entrance from Red Lion Yard into the kitchen.

Kitchen a well equipped new kitchen with a pamment tiled floor. There's an electric oven with gas hob, microwave, built-in fridge with ice-box, built-in washing machine and a Belfast sink.

Sitting room: has a feature stone fireplace housing a wood-burning stove, comfy striped sofa, armchair, coffee table and a large Smart TV. There's a dining table with two chairs which may be extended to seat four (two additional fold-up chairs are stored in the downstairs cupboard).

Please be aware that there is a traditional Norfolk winder staircase which is fairly steep and has a solid hand-rail.

First Floor

Bedroom: beautifully presented spacious room with a king-size bed. To accommodate different needs one side of the bed has a medium mattress and the other side has a firm mattress. Beautifully furnished with bedside tables, USB chargers and lamps, an ottoman, a dressing table and stool, built-in wardrobe with hanging and drawer space, full-length mirror.

Shower room: contemporary new shower room with walk-in shower, hand basin, heated towel rail and WC.

Outside

Whilst there is no private parking space, there are opportunities to park nearby at no cost, or there's paid parking available only 300m away in Stearman's Yard public car park.

The beauty of staying here is that there's no need to use the car as everything is within walking distance.

Both cottages have an outside bench where guests may sit and enjoy the view, or savour the excellent local fish and chips!

A lockable shed is available for guest's use - ideal for storing bicycles.

There's the advantage of an outdoor shower attachment with hot and cold water, ideal for rinsing off muddy dogs or sandy feet!

Please note that a dog is permitted to stay in Channel Cottage but NOT inside Channel View.

Beach

With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.

Village

It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.

The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.

The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.

History

The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.

Visit

Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

Perfect for a cosy winter break. Well equipped to a very high standard. Amazing view of the Channel from a very comfy bed. Quiet location. Perfect for walks along the Norfolk Coastal Path, even in winter time. Wells-next-the-Sea is a lovely place to visit, it was quiet when we went and had a lovely Christmas atmosphere. Can highly recommend this cottage. Looking forward to a return visit.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
