Bridge Farm Barn is a delightful spacious barn conversion with a wealth of original features including heavily beamed ceilings. It is well-maintained by its owners. There is plenty of space for couples and families to enjoy, with a charming sitting room with a full height window overlooking the garden, together with a second sitting/study room with a TV. The lovely beamed kitchen is well-equipped, with Bosch appliances, and a kitchen table for six. Six guests may sleep in comfort in two downstairs bedrooms (sharing a ground floor shower room) and a gorgeous upstairs master bedroom with adjacent bathroom.
Outside there's ample off-street parking and a large fully enclosed garden with lovely views over open countryside. It's quietly located in the pretty village of Warham, within walking distance of the excellent Three Horseshoes pub and only 2 miles from the coast at Wells-next-the-Sea.

Ground Floor
Entrance through oak front door into high ceilinged hall with exposed beams.
Sitting Room: a charming light and spacious room with a high beamed ceiling and new oak flooring. There's a full height window with a window seat overlooking the garden, working open fire, comfortable large sofa plus armchair, reclaimed pine dining-table with six chairs, flat screen TV (WS-DPL) and John Lewis DAB Radio.
Kitchen: Spacious and well equipped kitchen with Bosch electronic washing machine, Bosch dishwasher, coffee machine, toaster, microwave, full height fridge/freezer, electric cooker and Neff hob. There's a lovely old pine dresser and a kitchen table and chairs to seat six. There are French doors to the secluded south facing 'sun trap' patio.
Downstairs Shower Room: Grohe power shower with 'rain bars', WC and pedestal hand basin.
Study/TV Room: perfect to escape to with a comfortable sofa, flat screen TV, writing desk and open fire with coal provided.
Bedroom 2: Newly redecorated with a double bed, bedside tables and lamps, chest of drawers, a wardrobe and John Lewis DAB Radio.
Bedroom 3: Newly redecorated twin-beds with bedside cabinets, wardrobe and exposed beams.
First Floor
The staircase from the hall is not steep and opens into a first floor balcony.
Bedroom 1: a lovely room with a beamed ceiling and exposed brickwork furnished with a king-sized bed, chest of drawers, bedside tables, wardrobe and John Lewis DAB Radio. There are stunning countryside views.
Family Bathroom: large bathroom with a character beamed ceiling and a walk-in shower, hand basin, Victorian style roll-top bath with mixer shower and a WC.
There are 2 highchairs, a stairgate and a travel cot available for guests to use if required. There is a hairdryer in the barn.
There is oil fired central heating throughout.
Outside
Bridge Farm Barn is quietly situated in the village of Warham within walking distance of the excellent local pub and several footpaths.
There is plenty of off-street parking at the front of the barn. Large fully enclosed gardens surround the barn which are perfect for children and dogs to enjoy. There is garden furniture and a charcoal barbecue available for guests to use.

Village
A pretty village on the North Norfolk Coast Warham is just inland of Wells-next-the-Sea. There is a great village pub The Three Horseshoes, a haven for people who love pubs with real character. Soak up the atmosphere in the unspoilt bar and dining rooms, or soak up the sunshine in the spacious walled garden. Enjoy simple, unfussy food, made with the best local produce, local ales and fine wines.
The small village also surprisingly has two churches St Mary Magdalene and All Saints. The narrow-gauge Walsingham to Wells light railway passes through the village and has a request stop at Warham railway station.
History
Warham Camp is south of the village, the interesting horseshoe shaped earthworks from an Iron Age ancient hill fort with an overall diameter of 212m.
Visit
From Warham you are close to Blakeney Point National Nature Reserve a beautiful area and ideal for seal watching in the winter. It is England's largest grey seal colony with over 3,000 pups born each year. You can take a seal trip from Morston Quay which takes you on a tour to visit the seals. If you are staying during the winter season book a ticket for the Thursford Christmas Spectacular an amazing and magical Christmas experience.

A lovely quiet barn with everything you could need We loved the walk to the village pub and the close proximity to some lovely beaches. Our 2year old collie loved the large enclosed garden and her first trips to the dog friendly beaches .A lovely relaxing holiday . Coming back to such a lovely location with everything we needed.

Beautiful property situated in the lovely Warham. We have visited Warham and the surrounding villages many times, and this property is our favourite. Lovely fireplace, cosy snug room, great looking garden.
Absolutely fantastic place to stay, very warm and cosy and we instantly felt at home. Very well equipped everything was to hand that we needed. Great location in peaceful village , great pub just minutes walk away. We stayed over Christmas and cottage as beautifully decorated . We felt very festive. Garden was a huge hit with the dogs loving all the secure space to run around. Beds very comfortable and loved the log fire. We would definitely book again and it was a pleasure to stay.
Very cosy barn conversion. All done very tastefully. It had everything we needed and we found beds and sofas very comfortable. Very large enclosed garden which our dog loved. Wonderful pub nearby, that seems to take you back in time and excellent food. The parlour cafe, which is just up the road was a real find, excellent food and very friendly. Breakfast, lunch and tea of the finest quality and all served with a smile. We did the short walk to the nearby ancient hill fort which probed to be interesting, atmospheric and well worth a visit.

We had a fabulous week at Bridge Farm Barn, it is a beautiful, well equipped property in a lovely , quiet position, but within easy walking distance of the very friendly village pub. The garden is brilliant being large, private and fully enclosed, so ideal for us and our dogs, We are planning to book again for 2024. Sitting and eating in the garden on warm September nights!
We had a lovely time at your place in Norfolk last week. Its still perfect for us with the 2 tv's and downstairs bedroom. What a well kept lovely property it is! And it was nice to see Al again!

Characterful and great lay out. Lovely garden and patio. Well equipped with comfortable beds. A lovely situation for walks, getting to the beach and a great pub a few minutes walk away.
Great rural location and perfect, quiet barn. We loved it. Lovely garden and really enjoyed the real fire and my boys enjoyed chopping their own firewood.
Larger and much better appointed. A very attractive barn conversion. We liked the fact there was plenty of space, attractive brick and timber features. Antique knick knacks displayed. A lovely cottage. We thoroughly enjoyed our stay.

We loved staying at Bridge Farm Barn. It really did exceed our expectations – it was beautifully clean, the Christmas decos were such a great touch, really kind to have a good supply of wood & coal. We loved the fire, it was such a comfortable house to live in – loved the authenticity of it, but conversely to most old houses, it was so warm and cosy. Plus it was so well equipped, we really did want for nothing in our week there.
We would definitely book it again, please pass on our positive remarks to the owners. They have a great property there.
Better than Expected - It was very clean, Christmas decos were put up, very well equipped, lots of wood & coal. What we liekd most was....The fire! And it was so comfy/easy to live in. Charming, old but not cold or uncomfortable. Loved the antique bits about the place - very authentic without being twee. Also lovely big tea mugs (very important!)
We were delighted at the size of rooms and accessibility for the guest with mobility difficulties. What we liked most about Bridge Farm Barn was the size of property and the secure garden (for dog). Also proximity to the local pub!

Better than Expected - The character, layout and flow of the rooms &; parking, patio. A good quiet location with barn owls, kites and a great walk to the Iceni fort.
Bridge Farm Barn was better than expected - Location was fab. Size of garden was better than expected. Closeness to village was unexpected and The Three Horseshoes was great with good food, beer and a great atmosphere!

We have just returned from our week at Bridge Farm Barn and wanted to say thank you for providing us with such a beautiful holiday home. We had a few boxes to tick when searching for our perfect accommodation; large, dog friendly garden, an open fire, close to the beach and near to a dog friendly pub. Bridge Farm Barn exceeded our requirement and was just beautiful! The decor, antiques and curios in the house kept us entertained all week - we kept on spotting pictures, maps and signs that we hadn't noticed previously. Watson loved the garden and thoroughly enjoyed racing up and down the 'hills'. As for the beaches.....WOW!!! I have visited some beautiful places but, my goodness, the beaches of North Norfolk take some beating. Walking through the pine trees and emerging into the sunshine and the view left us speechless. We thought we were in Florida! We hope to return in the future for another week in paradise :)

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
