Bay Tree Cottage is part of a Grade II listed former vicarage which has been converted to a high specification throughout. The spacious kitchen serves as a sociable hub and is well equipped for guests who enjoy cooking. There is a large sitting room with French doors opening out into the private rear garden. Sitting on the raised sun terrace you can enjoy open views of the grazing pastures beyond. Upstairs the three beautifully presented good-sized bedrooms and two bathrooms make this a perfect place for a family or two couples.
This charming period cottage is set in a small exclusive development and benefits from two designated off street parking spaces. This is an idyllic peaceful location with access to two acres of communal woodland, only a short walk from Little Walsingham, a picturesque village of considerable historic interest, with its National Shrine of Our Lady of Walsingham and the medieval ruins of the priory. The pretty village has two good pubs, cafes and a renowned local farm shop. Just 10 minutes drive away, or a short journey on the light railway, is the coastal town of Wells-next-the Sea where you can enjoy some crabbing off the quayside, discover the vast sandy beach with its beautiful beach huts and sample East Anglia’s top fish and chip shops.

Ground Floor

Entrance hall.

Kitchen/Dining: A stunning open kitchen/dining room with plenty of floor and storage space. Very well equipped with double electric oven, microwave, fridge/freezer, dishwasher, washing machine and Magimix coffee machine. There is a large table with a bench and four chairs and a lovely vintage sideboard.

Sitting Room: A light and comfortable room, overlooking the garden with views over the pastures, wall hung electric fire, two large sofas, TV and DVD Player

Cloak Room: Accessed from the entrance hall, it has a hand basin and W/C

There is a high chair and travel cot in the property along with children's tableware, a step stool and a potty.

First Floor

The stairs are straight, not steep and have a handrail.

Bedroom 1: A spacious room overlooking the front of the property with a king size bed, bedside tables with lamps and a wardrobe.

Bedroom 2: Lovely room overlooking the garden with double bed, beside tables with lamps, chest of drawers and built in wardrobe.

Ensuite shower room: enclosed shower with steps up to a hand basin and W/C.

Bedroom 3: Light room at the back of the property with a single bed and pull out full size truckle bed (please notify in advance if this is required) and a chest of drawers.

Bathroom: Bath, W/C, double sinks and separate shower.

All bedding is hypo-allergenic .


The rear garden is semi-enclosed as the wall is quite low. It has excellent views with a patio area which has garden furniture and a charcoal barbecue.

Guests also have access to the communal woodlands providing an exciting place for children and adults alike to explore. Please note there is an unenclosed pond in the woodland.

There are two marked parking spaces in the vicarage car park.

Please note there is a private right of way for neighbours over the bottom of the garden.


A village with a rich history of religion pilgrimage with two medieval monastic houses. The pretty village is like stepping back in time with many 14th and 15th Century buildings. There are plenty of individual shops and tea rooms, perfect for a delicious afternoon tea. The Walsingham Farm shop is a popular destination with an array of fresh produce including delicious pies, cheeses and meats.

Walsingham is still a major centre of pilgrimage. The Anglican Shrine of Our Lady of Walsingham is a church of England shrine where the Virgin Mary is venerated and is named Our Lady of Walsingham. The shrine has a holy well known for its healing properties. Pilgrims receive water from the holy well accompanied by the laying on of hands and anointing. Water is often taken home by the faithful and distributed to their family and friends.


If staying from mid-January visit the Walsingham Priory for the most spectacular snowdrop walks, with carpets of snowdrops when in full bloom. You can wander around the priory remains, meander through the woods and see swathes of stunning snowdrops.

There is a light railway from Walsingham to Wells which is the longest 10 and a quarter inch narrow gauge railway in the world.

Wonderful place to stay,so convenient for everything. Cottage was clean and modern. Short of wardrobe space in the second and 3rd bedroom but the master bedroom with the walk in rain shower was great. We enjoyed the beautiful surroundings with time to spend with the family.

We absolutely loved staying at Bay Tree Cottage and hope to return for a second visit. The cottage was so well equipped, warm, clean, homely and much bigger than we realised from the photos. The location is excellent being set in beautiful grounds on the outskirts of the Village with great access to the beaches and other places to visit also near by. Homely touches such as a welcome hamper, games, books, Alexa, under floor heating in the bathrooms, soft linens and electric fire all added to a truly wonderful break in great accommodation – thank you!

Bay Tree Cottage has been everything that we wanted from our last minute week away. A peaceful and comfortable house in a great location. The house was spotlessly clean, well equipped and very comfortable. It’s set back from a quiet road just outside the village of Walsingham, with nothing but the sounds of owls and foxes overnight. About 5-10 minutes walk from cafes and shops in the village, and the excellent farm shop which sells everything - fruit and veg, cheese, meat and ready cooked meals and pies. Up the road there’s a cafe at Walsingham Barns. We had a great week and highly recommend.

Bay Tree Cottage had comfortable beds and sofas. Fantastic bathroom. Homely touches, nice crockery - better than the usual holiday let standard. Quiet location. Efficient heating and hot water. Beautiful property, felt like 'home from home' and a cut above the usual holiday lets that we've stayed in before. The house felt 'loved' and the location was perfect. Easy walk to local pub and bistro and shops. Easy access to the stunning beaches and local attractions.

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.

Electric Vehicle charging

Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
