Badgets is an attractive detached Norfolk flint and brick house situated in the thriving village of Docking. The house has been built to an extremely high specification and tastefully furnished and equipped in a contemporary coastal style for use as a holiday home. It is quietly located away from the road, being one of three exclusive houses around a courtyard area. There is a superb contemporary kitchen with a spacious dining area with bi-fold doors opening out to a south facing terrace. Also downstairs is a lovely sitting room with a wood-burner and the advantage of a king-size bedroom with an adjacent shower room. Upstairs there are a further four beautifully presented bedrooms, one with an en-suite shower room and a modern family bathroom.
There is a good local pub which serves food, a popular Fish and Chip shop, a children's playground and a small supermarket within walking distance. The stunning North Norfolk coast and charming village of Burnham Market may be easily reached within a 10 minute drive.
Please note that whilst Badgets comfortably sleeps up to 10 guests, the living areas are more suitable for a maximum of eight adults.

Ground Floor
There is oak flooring throughout the ground floor, with travertine tiles in the kitchen and utility areas.
Sitting Room: Lovely room with a wood-burning stove. Tastefully furnished with two large 3-seater sofas and a third 2-seater sofa, tables with occasional lamps, a flat screen freeview TV with a DVD player.
Outstanding open plan fitted kitchen/dining area at the back of the house which has bi-fold doors extending along the length of the room opening out to the south facing garden.
Kitchen/Breakfast room: a superb contemporary kitchen at the back of the house with integral appliances including: double electric oven, separate gas hob and extractor hood, dishwasher, fridge and freezer. It is well-equipped with crockery and cookware, also has a microwave and Nespresso Machine.
For dining, there is a breakfast bar with four stylish bar-stools and a large solid oak dining table which may seat up to 10 guests. There is a sofa, chair and wicker table carefully positioned to sit and enjoy the garden views.
Cloakroom: WC and hand basin.
Utility room: a convenient utility room which has an integral washing machine and a tumble dryer, sink, and cupboards for additional storage.
Bedroom 5: beautifully presented with a king-size bed, bedside tables and lamps, chest of drawers and a clothes ladder for additional hanging space.
Please note that this room is adjacent to the shower room and so would be suitable for less mobile guests.
Shower room: a walk-in shower, hand basin, WC and heated towel rail.
There is the advantage of free Wifi and a landline telephone (for use on an honesty box basis)
First Floor
The staircase is straight and not steep, with a banister. All the bedrooms are beautifully presented with high quality bedding and lovely fabrics with a contemporary coastal theme. Hairdryers are provided.
Bedroom 1: with a king-size bed, bedside tables and lamps and a chest of drawers.
En-suite shower room: travertine tiles, walk-in shower, hand basin, heated towel rail and WC.
Bedroom 2: with a double bed, bedside tables and lamps, tall-boy and a wardrobe.
Bedroom 3: with a double bed, bedside tables and lamps, chest of drawers and wall-mounted clothes hooks.
Bedroom 4: decorated with a nautical theme with full-size twin beds, bedside tables and lamps and a chest of drawers.
Family bathroom: with travertine tiles and a bath, hand basin, heated towel rail and WC.
Outside
Badgets is quietly situated off Sandy Lane in Docking in a small courtyard, being one of three detached houses. There is off-street parking for up to 2 cars.
There is a fully enclosed private rear garden which is mainly laid to lawn, with patio area and garden furniture. There is a good fish & chip shop, local pub, children's playground and village shop all within walking distance, whilst the beautiful coast is only 10 minutes drive away.

Village
Docking is an attractive central village only 3-4 miles inland from the North Norfolk Coast, making a great base to stay and explore the whole of North Norfolk. It's a traditional farming Norfolk village which boasts a village shop with post office, traditional pub and a fish and chip shop too! Its located close to Burnham Market within easy access of the coast with Brancaster to the north and Hunstanton to the west. The village also has a lovely church St Mary’s, village school and a ‘must visit’ farmers market which takes place on a Wednesday morning in the ‘Ripper Hall’ village hall
History
The village has an elevated position, in the past was nick named ‘Dry Docking’ as it had no water supply other than rainwater. In the 1760’s a single well was dug for the village providing domestic use for a farthing a bucket. The water was also transported around the village by horse and cart selling the water by the bucket.
Visit
There is such ease of access to all villages and attractions with Houghton Hall to the south and Royal Sandringham Estate and House also nearby. The superb coastline with RSBP reserves and all of the areas of outstanding natural beauty are nearby to explore. There also are lots of routes from the village for cyclists and walkers.

Great location when exploring North Norfolk. The near by beaches and the weather.
Excellent cottage and garden, with a great layout. Everything we needed to make it a home from home. Probably the best holiday cottage that we have stayed in. Many thanks to Sue and Mike. Sorry we forgot to leave a review in your book in the house.Super weather and cottage layout made the best of the sunshine with the large kitchen, diner, sofas at the back of the house with bi-folding doors into the perfect garden.
Badgets was thoroughly prepped and clean. We had a wonderful 4 days, visited friends and relatives in Burnham Thorpe, and really felt as busy professional people, ( except me, a retiree!) that we re- charged our batteries in a peaceful and inviting setting. There were absolutely no problems, and we hope we left everything suitably clean and tidy.
A very well appointed and lovely family home that we returned to as a base for visiting beautiful places in Norfolk.. Family time together in a lovely holiday home. Visiting Brancaster beach, Hunstanton private pool, Hunstanton funfair, local villages and playgrounds.
Spacious and well furnished house for a larger group. Well equipped and spotlessly clean. Comfortable beds and plenty of seating for everyone. Easy to reach the beaches at Brancaster, Wells and Hunstanton. We appreciated the use of beach equipment and chairs from the shed. Our second stay here and we would come again. The lovely wide, safe beach at Brancaster, when it was fine enough. The adventure playgrounds at Holkham Park and Sandringham were great for children on days when the weather was cooler.

A lovely property which is very well appointed with very good quality fixture, fittings and furnishings and is tastefully decorated. An ideal base for a family holiday. Docking is very convenient for the whole of the North Norfolk coastline and Badgets was an extremely comfortable base. An enjoyable stay and the owners are to be commended on the quality of fixtures and furnishings and decorations they have provided.
We have had many lovely family holidays in Badgets, it is a lovely house. This was our first winter stay, and we were impressed with how cosy the house was. Celebrating my 70th birthday and my son's 40th with a lovely meal at The White Horse at Brancaster Staithe..

It was so light and airy and the hallway and utility were bigger than expected - useful with a big group. The spaciousness was what we liked the best. Having a separate large living room with really comfy sofas.The standard of the decor and colour scheme was great!
My family and I recently rented Badgets in Docking and had a wonderful time. Please could you pass on our thanks to the owners but also pass on how very much impressed we were with Badgets. It had such a lovely homely and family feel to it, room proportions were superb and kitchen to die for and extremely well equipped. We did not want to leave at all to the point I became quite upset as I totally relaxed for the first time in years. We will be looking to book Badgets again but as I say, the owners are to be congratulated for a beautiful home.
Badgets was well appointed, spacious, nicely decorated. It was spacious enough to absorb 8 people including 3 teenagers. I know Norfolk well and the standard of rental has improved 100% since we started coming to N. Norfolk in 1980.
Good value, 6th year we have stayed there! We like the fact Badgets has 5 bedrooms with the one on the ground floor well away from the others.

At Badgets we really liked the lay out of rooms and bathrooms oilets, large well equipped kitchen and large dinning table looking out on to garden. This was the ideal house to celebrate my mum's 80th birthday,and for visiting other areas.

The weekend at Badgets from 20 - 23 April was to celebrate my 80th birthday with my family - from great-nephews, nephew and wife, sister and brother in law - not forgetting Archie the dog.
Our ages ranged from 23 - 83.
On arrival we all felt the WOW factor.
Although the photos on the website gave a good overview, the actual quality of the furniture, furnishings and decorations surpassed our expectations.
It is a superb 'home' because it has been equipped so thoughtfully and lovingly. A dog shower even included - although we could not get Archie to get anywhere near it.
We had such glorious weather and were able to enjoy sitting outside a great deal.
We all loved the nautical theme throughout and could not have asked for a better house in which to celebrate my special birthday.
Thank you to the owners for lovingly and thoughtfully setting up this holiday cottage.

What a beautifully decorated and well equipped holiday home. We've had the most wonderful stay, thank you so much. We enjoyed lovely sunshine and fish and chips in Wells Next The Sea. After heavy rain overnight, it ceased in time for a stunning (and sunny) walk on Brancaster beach just down the road. Would highly recommend The Chequers at Thornham for dinner. We can't wait for our next visit to the North Norfolk Coast.
Had a lovely weekend at Badgets. Such a lovely house and had great fun with the board games. Having the Christmas decorations up was a real bonus! Definitely brought the Xmas spirit!

We had a wonderful stay in your beautiful house. It is definitely the nicest holiday house we have stayed in and is beautifully furnished. All of the John Lewis bits around the house are amazing and the beds are really comfy. The welcome pack of goodies you left were lovely. We had mixed weather during our stay but still found lots to do; trips to Wells, Hunstanton, Holkham steam train etc. All in all a beautiful house ina great location and we can't wait to book again. All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
