Flat 3 is a light and airy, well-presented 3 bedroomed apartment on the first floor of Monteagle, a prominent Grade II listed house on The Buttlands, Wells' village green. It is in a fantastic location in the heart of Wells, within a short walk of all of its amenities and the quay, and only a few steps from The Crown and The Globe, two of Wells' best hostelries/restaurants. It has a lovely spacious open plan kitchen/living area which overlooks the picturesque leafy Buttlands.

Communal entrance hall: a large entrance hall with a wide main staircase (not steep) to the first floor apartment.
The apartment has a light and spacious open plan kitchen/living area which overlooks the scenic Buttlands. It is all on one level with 3 steps down from the kitchen area to bedrooms 2 and 3.
Kitchen: Well-equipped and contemporary with integral oven and hob, integral dishwasher, integral larder fridge with ice box, Nespresso CitiZ Coffee Machine (a few capsules provided) and microwave. There is a breakfast bar with 5 bar stools.
Shower room: with a large contemporary walk-in shower, hand basin, WC, heated towel rail and a cupboard housing the washing machine.
Living Area: Light airy room with a comfortable leather sofa, ornamental fireplace, armchair, and in the bay window, a second sofa with great views across the Buttlands. There is a dining table seating 6. Flat screen TV, DVD player, radio, Sonos Speaker and fibre broadband.
Bedroom 1: Beautifully presented with king-size bed overlooking the Buttlands, bedside tables and lamps and a chest of drawers.
A few steps from the kitchen area is a landing with built-in storage cupboard for hanging clothes.
Bedroom 2: Spacious room with twin beds, bedside chest and table with lamps, built-in wardrobe.
Bedroom 3: King-size bed, bedside tables and lamps, chest of drawers.
The duvets and pillows are hypoallergenic
Outside
Although there is no designated off-street parking, there are no parking restrictions on The Buttlands and it is usually possible to park outside. It is just a few steps to the renowned Crown Hotel and also The Globe Inn. This is a fantastic location right in the heart of Wells within walking distance of numerous shops and the quay.
Beach
With its big blue skies and sandy beach, Wells award-winning beach is a popular family destination about a mile from the quay. It's well known for its long stretch of sand, iconic row of beach huts, sand dunes and pine woods.
Village
It's a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with fishing boats still berthed in this small harbour and stalls selling locally caught shrimps, crabs and whelks. A popular place with sailors with many sailing and leisure craft here and local sailing tuition available. A distinctive landmark on the quay is the granary building with its overhanging gantry. Children enjoy the facilities round the quay and the challenge of crabbing (gillying) from the steep harbour wall.
The main shopping area of Wells is Staithe Street, a narrow, mostly pedestrianised lane with surviving Victorian and Edwardian shop fronts, that runs from the water's edge right up to the top part of town. In the centre of the town is The Buttlands which is a large rectangular green lined with Georgian and late Victorian houses, which used to be used for archery practise in mediaeval days. Now it is home to the excellent Crown hotel and restaurant which is run by Kiwi celebrity chef Chris Coubrough, as well as the popular The Globe Inn.
The quay has become one of the North Norfolk’s most popular and well-loved seaside destinations with a great selection of shops, galleries and places to eat, including the award winning French's fish & chips.
History
The name derives from the spring water which rises up through the chalk area. Guella is the name given in the doomsday book and later derived from Wella meaning spring. The supply of corn and grain was the main trade for the town of Wells, its seaport dates back to the fourteenth century. Wells was also known for the supply of malt, the town boasted to have up to twelve maltings and in 1750 this equated to a third of the exports of malt from the country. Wells port widely relies on the tides to gain access to the harbour as there is not a river running through it. Between the fifteenth and sixteenth centuries its mariners were the first to bring herring and cod in large quantities from Iceland.
Visit
Only a couple of miles away along the coast road is Holkham Hall with its impressive 18th century Palladian architecture and 3,000 acre deer park. This is a must visit location for all the family with many lovely events taking place at Holkham throughout the year. There is also a nature reserve in and around the Holkham which includes all manner of wildlife habitats, flora and fauna. You can visit the Lookout for panoramic views whilst enjoying a cuppa located at the top of Lady Anne’s Drive. The beach at Holkham is absolutely beautiful and has often been used as the location for many films and music videos including ‘Shakespeare in Love’ and ‘The Duchess’. You will often see families with their four-legged friend or even weekend horse riders, or if you are lucky the Household Cavalry at the beach.

Great property in a lovely location.
Lovely break and spacious apartment, with a great location. Ideal for 3 adults. More that satisfied with everything. Furniture beginning to look a little tired but it meant we could relax and not worry about using anything. We thoroughly enjoyed our holiday and staying at the apartment, thank you.
The apartment is in a prime location for everything you need in terms of shops, pubs, places to eat.
The green out the front is ideal for children to play on without any concerns over safety.
Parking is a little bit hit and miss but you just have to keep in mind there are a lot of other people living around the green so you will get parked but not directly outside most of the time.
Our 3rd year at 3 Monteagle absolutely wonderful , I can,t think of anything to complain about, all our party ,loved it. This year the apartment was immaculate when we arrived, last year there was a bit of a blip as the cleaners hadn't serviced it, but Sowerbys rectified the problem quickly. Each year we,ve booked the same week and have been blessed with terrific weather. Monteagle is just an ideal apartment for a holiday, The Globe was a favourite place for us all as was the hotel in the corner. We also hired a beach hut for 3 days which proved a hit, and the coastal bus was more than handy. Theres always the worry of not finding a parking space but we always managed to find a space in The Butlands. All in all a 100% success.
We had a relaxing week in this beautiful apartment in a fabulous location. The apartment is well equipped and had everything we need. The beds were incredibly comfortable. We will most certainly be back x

Better than expected. Such a lovely apartment in a great position. The property was extremely clean and spacious with well stocked crockery/glassware etc. The beds were very comfortable, in fact we were a group of 6 adults and my partner and I slept in the twin bed room and the beds were so comfortable. The location is just great as we pottered between the Globe and the Crown after our walks to Holkham Hall, the Victoria and along the beach.
Better than expected - Lovely new shower room. 10 out of 10 for cleanliness. We like the spacious and very high quality fittings. We love the apartment!

All Sowerbys holiday cottages are supplied with bed linen and towels and the cost of heating is included in the rental price.
Electric Vehicle charging
Cars may only be charged if there is an EV charging point fitted at the property. The cost of electricity is NOT included in the rental price and Sowerbys Holiday Cottages must be notified if the charger is used and an additional surcharge will be made. Due to insurance purposes, guests must never charge their car using a standard outdoor plug or an extension cable linking to a domestic plug. This is not permitted because of fire regulations regarding wiring, earthing rods and voltage restrictions; it poses a serious fire risk to standard 13 amp sockets and there is a real danger that the body of the vehicle could become live.
